Located in the heart of Ainslie, this elegantly renovated 4-bedroom home harmonizes tranquility with convenience. Just steps away, explore quaint shops, trendy cafes, and the scenic trails of Mount Ainslie.

Please note that there is a step up from the garage to the main house and another step up to the second bedroom.

BEDROOM:
The main, second, and fourth bedrooms feature queen-sized beds, and the third bedroom has a double-sized bed topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The first bathroom features a toilet, shower, and bathtub, while the second bathroom includes a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The Family Lounge Room has a 55" smart TV, while the Formal Lounge Room has a 65" smart TV, which you can use to access your Netflix and YouTube accounts. It also has access to local channels. Note that we don't provide subscriptions to Netflix, YouTube, or other online streaming platforms, so you must use your account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The garage can accommodate up to three cars. If you require additional parking space, there is free street parking available, and you can also park in the driveway.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times, as this property is not child-proofed

This property is amazing. Huge living spaces and bedrooms. Fantastic location and highly recommended for a great bas to explore Canberra. Just a pity the gardens are a bit neglected.

Excellent location, comfortable stay for a large family. Clean and well presented house. Would benefit from spare batteries and globes and the air con was quite noisy.
