A light and peaceful single-room retreat by the sea in West Mersea, perfect for solo guests seeking calm and convenience. Just 100 metres from the beach and within easy reach of the village, it’s a lovely spot for a refreshing break.

Location
This peaceful residential area of West Mersea is ideal for beach walks and quiet escapes. The sea is steps away, and the village centre is within walking distance. Buses to and from Colchester stop at the top of the road.

House Rules
- No pets, smoking or events.
- Due to the size of the property it will likely be unsuitable for small children

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
