“We are not normally in the habit of leaving reviews either of establishments either good or bad; however our experience of a1 night stay on 17th June. we feel needs recording. Opted to book a Delux twin accessible room. The room was across the courtyard from the main pub building. At first sight the room appeared adequate although not particularly appealing. The real problem was the presence of a very powerful unpleasant smell which we thought may disappear once the external door and window...

“The property was very dated, with a need of a deep clean and decor update. Carpets were stained and our particular room had a unpleasent smell. Overall the property has seen better days, I guess this is reflected in a lower than average room price for the area. Staff however were very friendly and although we did not eat a main meal, the portions looked generous and other guests appeared content. Suggest read the available reviews and make you own decision.”

“Good location, parking was plentiful and appeared safe. Hotel room was clean as were the linens and towels however our room was above the bar and you could hear people chatting downstairs. The shower was small but functional, although the shower door was broken. Corridors to the rooms were tired and needed some tlc. Unfortunately we had to leave early so couldn't enjoy breakfast to it's fullest but the buffet bit was well stocked although some pastries would have been welcome as we couldn't...

“The grounds and pool were absolutely amazing, we even used the boat on the lake. Gardens and grounds beautifully maintained so pretty just to walk around. We had a lovely relaxing time.”

“The Guinness Arms had character rooms and the hallway was just as nice. Our room had aircon and also a skylight which had retractable blinds if you wanted to look at the sky or not. Room was clean and cosy with coffee and tea facilities. A bottle of water was also supplied with a selection of biscuits. Iron and board in cupboard for those who want to sort the creases out. “Great place to stay for Forest Live. Hotel is lovely, warm and welcoming. It was a warm day so quite hot inside but we spent time outside in the huge gardens, the bar was open and we sat next to the river. Breakfast was superb, fresh fruit and proper butchers sausages! Would definitely stay again.”

“Great location for visiting Sandringham. Breakfast not included in room fee. My husband likes to read and write in morning. There was no desk in the room and no access to open areas in the facility. Being located “right next” to the road, with the bed on that wall, it was noisy. Double pained windows on that wall would help. ”
