My first ever bad review!!!
This is the first bad review I’ve ever written in my life but to be honest my experience was terrible here! No service at all! The room smelled so badly that I had to sleep with the window open in order to be able to breath and on top of everything when this morning I asked if they could keep my luggage for a few hours as my flight is later in the afternoon, the answer was that I could simply leave my luggage unattended in the corridor if I wanted to. Also my check out was at 10:30 am but at 10:15 am the lady knocked at my door asking me to leave, as I was still finishing charging my phone and just needed a few more minutes, but I left immediately as I was so pissed. So rude! So here I am at the airport hours earlier than I thought I would be as I didn’t have any safe place to leave my luggage writing the first bad review of my life! Totally disappointed in this place!

Veramente grazioso!
La camera e’ accogliente, calda e pulita anche se la doccia nel bagno lo era un po meno. Per il resto tutto perfetto, il personale gentilissimo e accogliente per ogni necessita e la colazione semplice ma sufficiente specialmente considerando il prezzo pagato! Per raggiungere il centro bisogna prendere l’ autobus.

Overall the structure and staff are corresponding to the description on the hotel page the only drawback, which remains personal, is the distance from the city center which, as far as I'm concerned, is a bit distant.

Posto ideale per visitare la città .se si ha l'auto .la lasciata parcheggiata e prendete i comodi autobus che hanno la fermata di fronte .ottima colazione e ben assortita .stanze pulite e dotate di ogni confort

IMMERSO NEL VERDE E AD UN PASSO DAL CENTRO
Accolti da un clima famigliare e coccolati durante tutto il soggiorno (1 settimana). Ottima colazione di base con possibilità di chiedere la tipica colazione scozzese (con piccolo supplemento). Cambio quotidiano set di cortesia completo di shampoo, balsamo, kit per cucito, saponi... In camera è presente bollitore con tazze e a disposizione bustine di thè, caffè e cioccolata, biscotti al burro e latte. Nessun vincolo di orario e parcheggio privato gratuito. Nota aggiuntiva: fermata dell'autobus sotto casa.

The service was great, friendly, kind, awesome from management to housekeeping, I always have clean towels, new sheets, always help in our requests...quiet place to sleeo, affordable price, the room is big, and transportation is so clise, and smallnshopping center around 15 minutes walk...Thanks fir gave me your vest. Breakfast is a plus, love it.

There was no one around when we arrived at 6pm. We rang their bing bell and was give a code to get into the property. After that we had to work out where our key and room was as no one was around. When we found our room the door handles screws where falling off. The room was fine but when I pulled back the duvet my bottom sheet had not been put on properly and the bare mattress was showing, I would of at least expected a mattress cover. The towels that where given to us to use had previous stains on them. The woman at breakfast was lovely and friendly. My experience of the property is it’s basic cleanses was not up scratch. We spent £97 for a twin room and it was not worth the amount that was charged.

Worst guest house ever?
I would suggest that you take this "hotel" off your books. There was no-one there to book in - we had a key safe entry. The telephone numbers given didn't work. The room was dirty. I even checked to see if there were any bed bugs - there weren't! Bits of the fake leather headboard had worn off and had fallen into the bed. The paper was peeling off the walls due to damp, and in the wardrobe there was an "external" foul water pipe which at some time had been leaking and patched up with gaffa tape- stains all around it. The radiator next to the toilet was stained - there was mould in the shower. We were in room 1. We had paid for breakfast, but there was a note saying the dining room and kitchen was closed for maintenance. I had a look in and it was all right - perhaps the owners couldn't be bothered to open it during the Christmas period. So instead there was a bag containing two bottles of water, 2 dried up pastries, a rolled up crepe - dry again and a handful of sweets. The pictures are not what the rooms look like!
This is what breakfast was! - for 2
Kitchen that was meant to be closed for maintenance.
Dining room - not being used- supposedly get maintained

OK for a bed for the night.
price included breakfast, which was not in the dining room. A bag of pastries,sweets and water was left in our room to "enjoy". So breakfast in name only. Room was scruffy, and not very clean, but warm and quiet, but pretty small. Beds OK, and TV OK. Plenty of room to park car.

Great location-average accommodation
Location was excellent with good bus connections to Edinburgh. The accommodation was comfortable enough although the TV screen was very small with a poor picture. Wallpaper was peeling from the walls which detracted from the ambience. Also the fsct that there was seldom someone on the property was not good.

Dont go here.
Not what we expected at all. We arrives late due to issues with flights and there was no one there let us in and no one answered any phones. Not even OYO the chain answered or sent us the 4 digit code to access customer service and OYO had not sent us the code needed to access the “hotel” either. Luckily some other guest arrived to help us in.. We could only get a hold of hotels.com earlier in the day who helped the best they could. The building itself is old, so the stairs squeak, the doors are poorly attached and you can hear everything that goes on in the house. It was also dirty on windowsills and under the beds. And the shower was rusted. The beds are hard and springy. When we came back after being out the next day the cleaning staff had been in our room despite us not hanging the sign asking for room service. The did not clean the room in any way, only emptied one trash can and left the trashbag on our bed(picture attached). The only good thing about the place was a woman working in the kitchen/the stand-in for the manager who was on vacation. This woman was so kind and helpful and did the best she could. Overall the experience was awful, we couldnt stay there our full stay.

Room was very small but comfortable. The beds were clean but the room could have been a bit cleaner. There was a shade that was not up that was against wall and had cob webs around bottom of it. The staff was very friendly and the morning breakfast itself and the breakfast area was very nice indeed! Over all, decent place to rest your head for night!

Lovely staff but room quite basic
Staff were nice but I would say it was very overpriced for the room itself, the bathroom smelt like damp and there was mould in the shower, I also wasn’t given a towel in my room. Nice addition to offer a continental breakfast.

Disappointing
It is a very old building, which is very clear when you enter both the hall and the room. Everything seems very stitched together, and (in my room at least) there is a horrible smell from the plumbing which is a mix between stuck humidity and dirty pipes. It was extremely intrusive and uncomfortable. The service is limited and the breakfast is the same. I will not recommend this place - at least steer clear of room 5!

Probably the worst accommodation we have stayed in
This was one of the worse places we have stayed in the UK. It is an absolute disgrace that the owners are able to advertise this Guest House as a place to stay in Edinburgh and take guests hard earned money for such a awful place. The state of the room and accommodation as a whole was worse than basic places I have stayed at in the developing world including Africa, Asia and South America. Conditions included: peeling wallpaper, damp and mouldy outside wall, stained and worn carpets, mattress that was so old and in such a bad state i could feel the springs through the sheets and got little sleep, pillows that were flat and hard, room so small there was nowhere to put a small bag or toiletries , TV that was tiny and didnt work because of such poor aerial reception, smell of damp so we had to have a window open all the time which meant we heard the traffic on the main road outside constantly and no one to speak to at the property to pass on our concerns!

Needs Updating
We stayed for three nights, room rate overpriced for condition of facility. Room we were in (3), desperately requires redecoration as the wallpaper is peeling off the walls (possible damp problem). Breakfast was basic for being advertised as Continental, but no restriction on amount you could have. Staff member very attentive to one's needs, but a wee bit too enthusiastic with trying to clear the table at every opportunity. Parking available which is always a bonus and close to a bus stop for easy travel into town.

A fuir sans réserve. Horrible.
La chambre sentait l’humidité, le moisi. Personne à l’accueil, tout est automatisé et digital. Nous avons tenté de joindre l’hôtel pour changer de chambre et ils n’ont jamais répondu. Enfin de mauvaise foi car ils ont expliqué à hôtel.com que nous n’avions pas essayé de les appeler pour en parler.

The check in was really easy and the staff were really nice. Also the bus station is just like a minute away so it’s easy to travel into the city or elsewhere. The guest house has pretty thin walls, so you can hear the people above you walk around and stuff like that. Also the room could be redone like the wallpaper or the shower. But over all it was fine and 3 stars are alright for that.

Helt ok
Helt ok plass å være for noen dager, veldig hyggelige ansatte som trekker opp vurderingen. Ellers var det skittent og gammelt, ser ikke ut som på bildene. Gikk greit for noen netter, men ville ikke vært der lenge. Gulvet knirker også veldig uansett hvor man trør.

Traveler Beware!
Terrible! What a waste of money! The accommodations are old, filthy, and unsafe. I would not recommend this place to anyone. We didn't even end up staying here the 2nd night because it was so bad. The carpets look burnt, the lock to our door was broken and taped, it was noisy (right next to the street and people in the guest house were coming and going all night long), and the beds were so uncomfortable. When we reached out to the property, they told us we were liars. It was one of the worst lodging experiences I have ever had.

Not too bad with the price!
Overall it's not too bad with the price. Continental breakfast included, not too far from town centre with nearby bus stops (only 1-2 mins walk). Just the building is old with so much noises appearing from the floor whenever someone walks on upper floor or the stairs.

Juste pour une rapide étape
Les photos ne reflètent pas vraiment la réalité. Pas d'accueil juste un interphone et nous n'avons vu qu'une personne (très gentille) au petit déjeuner qui est vraiment frugale. Etablissement vieillot, pas bien entretenu (toiles d'araignées, moquette déchirée, papier peint décollé....). Bref juste pour étape rapide

Arrived noon of New Year's Eve, two hours before check in, they cleaned my room first and let me check in early. Management was very nice, and the room was good.

Room was dated, with the wallpaper peeling off and mould on the windows and walls. Dust in the corners of the ceilings. The bathroom looked fairly new however the shower head was covered in limescale and so sprayed everywhere. They towel rail was also hanging off of the wall. The bed was two single mattresses, one of which was obviously very old in that you were lying down in to a worn down hole. The staff were friendly however I didn’t appreciate the knock on the door to remind us to leave 15 minutes prior to check out time. The location was ideal as well as the parking however I wouldn’t book again.
