Soluzione ottima se si è in tanti. Casa molto grande e particolare. Gentilissima e disponibile la proprietaria, eccellente l'assistenza di Francesco sempre pronto a risolvere ogni nostra esigenza. Ci tornerei assolutamente.

Una vera villa di tivoli
Abbiamo soggiornato in questa meravigliosa villa in 11 si entrando dalla porta principale e abbiamo il salone della musica dove si può apprezzare la vista di Tivoli sullo stesso piano abbiamo una camera con bagno interno molto grande .scendendo le scale si entra nella zona living una stanza enorme dove vi e cucina tavolo immenso camino e divani perfetta per stare tutti insieme da lì si accede attraverso tre porte finestre al patio e piscina dove troviamo un altro tavolo immenso con barbecue e forno nello stesso piano vi sono altre cinque camere 4 con bagno interno e una con bagno adiacente scendendo ulteriormente le scale troverete il biliardo in una stanza enorme l idromassaggio e sauna erano chiuse per ristrutturazione la residenza risulta molto pulita e molto calda e accogliente la proprietaria gentilissima siamo stati veramente bene quindi consiglio vivamente questa villa a chi vuole visitare Roma e dintorni

The Paradise
We have had a very beautiful holiday staying in this villa, that is exactly as in the photos: the rooms, the garden and the swimming pool are very clean. It is located 15 minutes far from Rome, 5 minutes from Villa Adriana and 10 minutes from Villa D'Este and Villa Gregoriana in Tivoli. Everything is marvellous: the services offered are exactly like in the description. I suggest to my relatives and friends to go in that Paradise corner and have a vacation in this old "casale", transformed in a Villa. Lelia

Amazing and unique large property
The house is really unique, spacious and well equipped. The kitchen area and garden have a rustic charm while the other levels reflect the local roman heritage with marble and frescoes galore. The house is very large and in a quiet neighbourhood with spectacular views over the surrounding hills. En suites are small but practical. On road parking is plentiful. Kitchen equipment is generous if a bit mix and match. TV and white goods all work well though wifi is a bit slow. Had a wonderful few days and within 45 mins by car of central Rome.

Fun and special stay
The house is one-of-a-kind and very special. Extremely roomy and lovely, but it does need a lot of love. As the interior is quite outdated, it is not the cleanest of places. But we loved our stay, as we could enjoy the outdoors, large kitchen, many rooms and unique personality. Our hosts was very responsive and helpful.

Casa grande para mucha gente
Casa muy grande, con 6 habitaciones dobles de las cuales 4 tenian baño. Cocina bastante bien equipada. Mesa muy grande, para 14 personas en cocina/comedor y otra en la terraza. Jardin con piscina però la encontramos sin agua y no nos dijeron nada. En general super casa, però le falta mantenimiento. Con la propietaria súper bien y siempre pendiente de ayudar.

A spacious but badly maintained pace
On the pictures the place looks grand and indeed, it is spacious. However, many things make it less attractive. The living quarters have little daylight. There are lots of mosquitos, no air-conditioning. Several pieces of equipment are worn-out or wobbly. The bed linen was okay, but the place itself is not being cleaned. Especially the lower floor (with pool table) is a big mess, whereas the entire area around the house too has clearly not been attended to for several years. There is rubbish in many places and apart from the cactuses many of the garden shrubs and trees are either plastic or dead. In the spacious pool the original mosaic was once lovely, but now seriously damaged and dirty (black dirt and green algae). Due to leaks it requires new water (about 15.000 l) per day. For normal use a major clean-up operation and proper maintenance/management are required. We feel misled.

Maison familiale
Maison familiale, très bien situé à 45mn de Rome et 15mn de Tivoli. Piscine Agréable dommage qu'elle ne soit pas mieux entretenue. Le ménage laisse un peu a désirer. Nous avons bien profité du patio et de la table extérieur. Très bon séjour dans l'ensemble.

Lucia,muy amable nos proporcionó un taxi de confianza, pero por el tema de limpieza muy regular zonas de baños,los colchones no muy cómodos ,la zona que tiene el billar que se ve en las fotos no se puede estar porque no tiene luz y olor agato,en fin se nota que no la habita en mucho tiempo , pero otra experiencia, sería un detalle que nos reenvorsara por lo menos un 20Þl pago,un saludo y gracias

Like a palace!
This house is as beautiful as the pictures. Lucia is lovely, attentive and a pleasure to interact with. The house is spacious and fun to explore. There are actually 6 bedrooms available, not 5 as the listing suggests. The views are amazing and the atmosphere is quiet and relaxing. There were ALOT of mosquitos, which is because of the location and time of year, and not the fault of the owner, obviously and not an issue inside the house. The pool was available into late September, but it was a little chilly for us. Most of the house is clean and well equipped. There is a washing machine, but no dryer, which is probably normal for Italy. There are many areas of the house that would be amazing if they were completed or updated. I have seen this on other reviews, so it seems that it is not the intention of the owner to pursue finishing these areas. I kept imagining the house completed like being a dream house with a ballroom and secret passageways! Even without them, the house was very cool to stay in. The ONLY reason we gave the house 4 stars instead of 5 was the bathrooms. All 4 showers were about 2' x 2'. It was very difficult to move in them without hitting the temperature controls and the water being too hot or too cold. As an American, I don't know if this is also normal for Italy. Overall, the house was comfortable and relaxing and we would stay here again if we planned another vacation of this kind.

Traumvilla!
Die Villa ist ein Traum. Es war unglaublich schön. Insgesamt haben wir 3 Wochen dort verbracht und wir wollten nicht mehr gehen. Wir haben nichts auszusetzen. Die Küche ist voll ausgestattet, Waschmaschine etc voll funktionstüchtig und es ist sogar eine Spülmaschine vorhanden gewesen. Nur zu empfehlen! Auch der Pool war traumhaft. Wir kommen gerne wieder :)

Villa Tivoli
Villa agréable et bien équipée. Emplacement idéal pour visiter Tivoli et Rome, equipé d’une voiture. Excepté la grande salle de bain, les douches intérieures sont petites et les rideaux pas adaptés. L’extérieur de la villa mériterait d’être mieux nettoyé et renové. La piscine très agréable aurait besoin aussi d’une rénovation (carreaux mosaïque détéroriés) ; douche extérieure agréable et fonctionnelle. La route en contre-bas de la maison est assez passagère et bruyante. Lucia nous a gentiment accueilli et Francesco, l’homme de maison était à notre service si besoin.

Unhygienisch, kein Klima, Ameisen überall im Haus
Juli/2022 Die Kissen und Matratzen waren verschimmelt. Der Pull war voller Moos. Fliesen kaputt im Poll, dadurch Verletzung vorprogrammiert. Whirlpool funktioniert nicht. War bei anderen Bewertungen vor Jahren auch ohne Funktion. Ameisen im ganzen Haus. Alles klebt im Haus, Boden Stühle, Tische etc. einfach alles dreckig. Chackousi Keine Klimaanlage. Der Ort Tivoli ist sehr schön, vorallem die Altstadt.

I really regret reading these things. My family and I have always taken care of the house, having lived there for many years. It is absolutely not true that the house is dirty because a thorough cleaning is carried out before each stay. Instead, I must point out that this family left the house in a sorry state! There is no air conditioning because the house is cool and there is no need for it. However it is not among the options on the website. We do our best to make our home welcoming for the drowsy and we are sorry to read these things.

This place is so beautiful and wonderful. Everything you need. Simply perfect for the price and location. The host was amazingly awesome. There where a misquote issue but I think that’s all of Italy. Haha You will definitely enjoy this place

This is the second time I stay at this property and the last time I was there I had a reunion with my college friends and everything in the villa was perfect including a young lady that helped us all day and cleaned everything after the party. Thank you and we will be back.

Preis - Leistungs bezogene Bewertung
Der Empfang war sehr freundlich und problemlos. Fakt ist, dass einige Sachen nicht, wie in der Beschreibung angegeben, genutzt werden können. Die riesige untere Etage ist Baustelle (wohl ein Wasserschaden) der Whirlpool wohl länger oder dauerhaft ausser Betrieb, das Billiard kann man nutzen. Die Bilder, die diese Bereiche zeigen, sollten heraus genommen werden. Da wir aber sowieso nur die zweite und dritte Etage (und zum Schlafen freundlicherweise auch teilweise die vierte nutzen konnten) brauchten und diese mehr als ausreichend Platz boten, war das kein Problem. Es sind dann immer noch mehr als 400m², die zur Verfügung stehen. Mit dem Duschen (etwas eng) hatten wir kein Problem, Fakt ist, dass es eventuell schon mal kalt werden kann, wenn zwei oder mehrere Leute auf einmal duschen wollen. Das schafft der Boiler dann nicht. Es gibt genug Geschirr und Besteck, die überdachte Terrasse ist riesig, und auch der Pool, wenn auch am Boden einige Fliesen fehlen, ist normal nutzbar. Was die in einer Bewertung angegebenen Mücken betrifft, die sind nervig, aber es steht genug Mückenspray herum, wer es nicht nutzt ist selber schuld, zumal die Viecher eine regionale Plage sind und nicht die des Hauses. Vieles im und am Haus könnte renoviert werden. Trotzdem hat alles seinen Charme - Geschmackssache... Bei uns funktionierten alle Geräte einwandfrei, der Backofen ist etwas "gemütlich". Da die Gefriertruhe draussen steht muss sie vor erneuter Nutzung wohl erst mal wieder gereinigt werden (Gummi). Die Erben des Hauses wohnen alle nicht in der Nähe. Rom liegt nur ca. 30km entfernt, Tivoli ist ein schöner Ort mit zwei sehenswerten Weltkulturerben. Der Kunstrasen ist Geschmackssache. Alles in Allem eine gute Bleibe in günstiger Lage.

Sadly Disappointed
The property was really nice but the facilities let it down. The showers were small and blocked - I couldn’t run the water for more than a couple of minutes before the tray was overflowing. No air conditioning and so many mosquitoes so you can’t leave the windows open. We were bitten so many times even though we used repellent. The electrics kept tripping and one night we were left with no electric or lights in the kitchen/living area. The games area is really a pool table in a damp storage area. The microwave didn’t work. The hot tub advertised wasn’t available and the owner said it was only available in the winter. The WiFi is not working and instead there was an iPad to use as a hotspot, which meant we couldn’t all use it on different areas like a proper WiFi. At first the hotspot didn’t work until the next day when the owner put credit on it. Although advertised as 7 bedrooms there were only 5 made up and one had no windows. Of the other 2, one had no sheets and the other was locked away. When the electric tripped off the hot water didn’t work so it meant going up to a bathroom on a disused floor and using that bathroom, not ideal when the property advertised many bathrooms. If the facilities were better and the showers were properly cared for and unblocked and the electrics worked better and the owner was more thoughtful of guests, eg knowing mosquitoes are prevalent and providing nets etc., it would have been lovely. A welcome basket would not cost much but in other villas I’ve rented there is always something on arrival. All that said, the owners were very nice but it didn’t make up for the shortcomings. This property could be lovely but it’s definitely not as advertised.

Breathtaking Beauty
This magnificent villa was more enchanting than our wildest dreams! The beautifully painted walls and ceilings and the Roman statues made us feel like we had stepped into a Caesar's villa. There are panoramic mountain views from the long balcony. The huge pool with a waterfall is surrounded by beautiful flowers, Roman statues, grape vines and palm trees. There is a massive covered terrace with couches, swing, large table and BBQ that is enchantingly decorated with colorful hanging flowers and vines. There is a pool table and whirlpool tub! Lucia was really helpful with anything we needed. Her father who owns the villa was on site, taking care of the pool, and he was very kind, giving us a box of figs from the fig tree and a large bowl of ricotta from the bakery! Rome is just 40 minutes away. I highly recommend this spectacular villa, you will feel as if you have stepped into a Roman dream!

Wunderbar!
Wir, eine große Gruppe bestehend aus mehreren Familien mit Kindern, haben auch dieses Jahr wieder unseren Urlaub in Antonios Haus verbracht. Wir sind wiedergekommen, da das Haus perfekt unseren Bedürfnissen entspricht: 1. Es ist riesig (Da das Haus in den Hang hinein gebaut ist, hat es 5 Ebenen, von denen 3 den Gästen zustehen. Die Zimmer sind auch im Hochsommer daher schön kühl. Außerdem muss man die große schattige Terrasse erwähnen, die definitiv dazu einlädt, den ganzen Tag dort zu verbringen) 2. Es hat eine tolle Küche, in der man groß aufkochen kann. Wenn man möchte, kann man auch außen den Pizzaofen beheizen. Antonio hat uns letztes Jahr gezeigt, wie man das macht 3. Es hat einen Pool (Auch der Pool ist für uns sehr wichtig geworden, obwohl man zu den umliegenden Seen auch nicht allzu lange fährt, und das ist schon Punkt 4: Für alle Besichtigungstouren ist das Haus perfekt angebunden, da es ganz in der Nähe der Autobahnauffahrt liegt. Davon hört und sieht man aber nichts. 5. Antonio ist ein exzellenter Gastgeber: Immer hilfsbereit, extrem gastfreundlich und zurückhaltend. Es macht ihm Freude, wenn seine Gäste sich wohlfühlen. 6. Die Kommunikation bei der Buchung verlief immer bestens. Antonios Tochter Lucia kümmert sich sehr und sie reagiert immer prompt und hilfreich. Gerne wieder! Très belle maison, mais quelques désagréments
La maison est magnifique et très vaste. Des difficultés sont survenues : - malgré les indications de l'annonce, pas de congélateur en état de fonctionnement - piscine sans système de nettoyage, en panne depuis plusieurs jours a t il été précisé, mais pas réparé - difficultés d'évacuations : lave vaisselle bouché à deux reprises (et donc non utilisable plus de la moitié du séjour) - une baignoire bouchée les derniers jours du séjour Le propriétaire sur place a cependant très gentiment essayé au cours du séjour de régler ces difficultés.
