Beautiful Location
The location of this property is stunning! The pelican "show" was fun to watch every day. Its a bit of an adventure getting to the property (especially when it rains!) but no problem with 4wd vehicle. Easy drive to Cane Garden Bay, Long Bay Beach and Smugglers Cove.

The setting on the beach was superb. The house, appliances, and linens were quality and comfortable.
Chris and Judy (owners) communicate very well and promptly. The house could not be better. Peace, privacy, view snorkeling out front steps. We are already talking about when we can return.

As Good as it Gets
Half way through our stay, someone in our group remarked about the house, location, and view, “I’m not sure what could get any better.” Its true. This is a great house at an amazing location. As advertised if not even better…. The access roads are steep and not for the faint of heart, but that is one of the reasons why the house and adjacent beach are so wonderfully remote. There is really no reason to leave, but we did pull ourselves away for a day trip to the Baths and Soggy Dollar Bar. Highly recommend. We hope to be back, sooner rather than later.

Best Vacation House Ever!
My wife, twin 17 year old daughters, and small dog, Buddy, had one of our best vacations in large part due to this beautiful house, its incredible oceanfront location, and the super helpful hosts. The hosts, Judy and Chris, replied immediately to all our questions ahead of our arrival, and as a result our rental car was waiting for us when we arrived at the Road Town ferry terminal, our refrigerator and pantry were fully stocked with items we purchased online, and the BVI govt veterinarian was waiting at the ferry terminal to do a final certification approval for Buddy. Mobbsie, the house manager, also met us at the ferry terminal and lead us to the house - the roads as others have pointed out do take some getting used to - but we found that our Waze app worked fine - and in short order we knew our away around this wonderful island. Situated right on a beautiful, but little used beach, we had morning and evening walks on the beach, snorkeled and rented some diving equipment that was delivered to the house. The house is beautifully appointed and comes with everything we needed. The AC and fans in the bedrooms made our nights very comfortable, and the Wifi allowed our graduate student to do some studying when she wasn't in the water or playing on the beach with Buddy. Sincere thanks to Judy and Chris and their lovely family who we had the good fortune to encounter at random times throughout our stay.

Great House and Beach.... Amazing!
Judy's Brewers Bay Beach House was amazing! Even better than the great reviews! The house was perfect for my wife, 16 year old son, and me. It is a beautiful 2-story right on the beach. The time spent relaxing on the front porch both will be remembered forever (wish I was still there...) The small fenced in yard is picturesque. The water is calm and beautiful with gentle waves washing up on rocks in front of the house. The beach is amazing. We had it to ourselves other than the friendly neighbors out for a daily walk or the occasional fisherman. The drive to Cane Garden Bay and Rode Town were easy for the restaurant/bars and shopping. Island Time provided a great rental car. Mr. Green's taxi was a great help to and from the airport. And Mobsie was a great host and very responsive. We have traveled extensively in the Carribean and this was our third trip to the Virgin Islands...This house and island are right at the top of our list! Amazing house, beach and island!

House is Amazing, its Location Divine!
If you are looking for a peaceful getaway, this house will not disappoint! Beachfront in beautiful Brewer's Bay. You have the beach essentially all to yourself. We did not book other activities, and after getting to this house we were so glad, because we didn't want to leave. House is well equipped with all essentials for living and enjoying the beach. Chairs, cooler, paddleboards are all included. We had such a relaxing vacation, we cannot wait to go back to Brewers Bay House!

Amazing Experience
We couldn't be happier with our experience the Beach House. Steps away from the ocean, we spent most of our time either paddle boarding or snorkeling. We took our 2 small children (6&4) and they had the best time of their lives. We can't wait to go back.

Hidden treasure on the beach!
We just spent the most relaxing week on Tortola in this really special rental that is directly on the beach! My husband and I spent the entire visit enjoying all the house has to offer. We had groceries delivered before we arrived and only left the house two times to pick up a couple of items at the Riteway in Road Town. As others have said, driving on Tortola isn't for everyone. Fortunately, Mobbsie met us when we arrived and we followed him to the house. Would definitely recommend this rental!

Perfect Setting
We've stayed at many rentals over the years, but this has to be one of the best, if not the best, locations we have ever stayed. Beyond the spectacular views (oh, those sunsets!), the beach itself was basically ours for the week. Aside from the occasional visit from a local fisherman or someone walking their dog or taking a quick dip in the ocean, this beautiful beach was private. And, you are only steps to your rental if anything is needed...like maybe a cool adult beverage! The rental itself had wonderful outdoor spaces. We loved the hanging chairs! And the bedrooms are air conditioned...this is a major plus as it could get stuffy if not for the AC. The road down to the rental is not ideal and certainly not for the faint of heart, but plenty of people have done it so....we decided to truly relax and not be stressed about the roads, so we canceled our rental car and used a wonderful taxi service for the week..Ferrol's Taxi Service (highly recommend Frank's company). We had provisions brought in by Riteway and enjoyed simple meals at home using the kitchen's stove or the outside grill. We ate al fresco every evening with the best view on the island! We did go to Quito's Gazebo one night for dinner and it was awesome! And Frank took us to the West End ferry one morning, which we took over to Jost. Brewer's Bay is probably one of the prettiest beaches in Tortola...so do yourself a favor, book this place and plan to enjoy the beautiful water and views all to yourself.

Luxury Paradise Found!
LOVE the beach house at brewers bay! Words cannot express how fantastic this rental is… safe, clean, gorgeous private beach as your front yard— it’s just you and the birds! Every now and then you’ll meet the kind neighbors and their dogs or you’ll see someone who found this secluded spot— but not for very long. The house is well-appointed. Beds and bath are comfortable. AC in the bedrooms are clutch! My friend and I switched rooms halfway through so we could both enjoy the views from the bedroom haha. The other room is just as nice however. Kitchen and home is well-stocked. Porch furniture is relaxing. Communication was timely and helpful. We love it so much we’re going back! Pro-tips: get a 4WD. The roads are rocky and narrow, especially if you’re not used to mountainous terrain. However. it is soooo worth it! And if you want to minimize trips out, there’s grocery and provisions delivery! Also, if the bugs are drawn to you like they are me. bring extra repellent. If you’re looking for a serene, peaceful vacation with tremendous views of the ocean, calm and clear snorkeling, this is YOUR paradise! I can’t wait to go back.

Secluded Beachfront Getaway
The setting for Brewers Bay Beach House is fantastic! The stay offers the ultimate in seclusion with a beach that is practically your own. The balcony and the patio offer two great vantage points for gazing at the beautiful view over the bay with awesome sunsets. Mobbsie, the property manager, is wonderful. He helped us out twice with rental car and transportation issues. We'd have been lost without him. We've booked for next year!

Ideal Setting to unwind
We stayed at the Beach House for the week before Christmas with our two college age daughters. We all were coming from busy lives and really needed a chance to unwind and be together as a family. This was the ideal setting for that...we ordered our provisions to be delivered to the house (which was seamless) and arrived to a stocked refrigerator and pantry to begin our vacation. Having arrived at the house after dark to wake up to the view from the master bedroom was nothing short of spetacular. We enjoyed every minute of the amazing blue waters of Brewers Bay. The girls loved to use the stand up paddle boards, we floated on noodles in the small surf, we snorkeled the reef right off the front of the property. Afternoon games and tropical drinks on the outdoor covered dining table and then home-cooked dinners al fresco. We rented a car and a boat through Island Tim Rentals (recommended by Judy) and they were fantastic to work with...easy to drive to Nanny Cay and pick up our boat and spend a day on the water island hopping and snorkeling. Judy and Chris and Mobbsie the caretaker were all so incredibly helpful and communicative. It was a dream vacation for all of us and we will definitely look to return!

Great House in Quiet Location
Mobbsie met us at the grocery and we followed him to the house on arrival, which was wonderful, as we would never have found the house as it is tucked away at the bottom of a very steep hill. The house was very private and well laid out, but we were unfortunate with the weather in that the sea was very rough and the water and beach was filled with sargassum seaweed which had a very unpleasant smell. We were not able to do any snorkeling or swimming at the beach because of the conditions. Judy and Mobbsie were very easy to communicate with and it is unfortunate that our timing was off as it could have been a wonderful vacation.

Tranquility at the Brewers Bay Beach House
We loved every single moment we spent at the Brewers Bay Beach House! The location is incredibly tranquil and out of the way just enough to feel like your own private hideaway, yet close enough with a car to town/ferry terminals/beaches/restaurants. The fact that the house is literally right on the beach absolutely made the experience for us. Aside from an occasional neighbor walking a dog you have the beach pretty much all to yourself. We enjoyed using the standup paddle board, kayak and snorkel gear every day. Listening to the sounds of the waves crashing on the shore day and night was exactly what we needed to relax and reset. The house has two amazing outdoor spaces where we relaxed in the sun and shade very comfortably. The house itself was comfortable and having the AC at night to sleep was great. What this house may lack in high end furnishings/decor, it more than makes up for in location, we would go back tomorrow if we could! Mobbsie was so kind and met us at the ferry terminal so we could follow him to the house. Also Judy recommended Island Time car rentals and they were super accommodating. Bananakeet was our favorite spot for sunset and delicious food. We had a wonderful time at the Brewers Bay Beach House, thank you so much Judy & Chris!

Incredible property, exactly as advertised!
The Beach House is one of those places in this world that, if you’re lucky to stay there, you will never forget. Stunning views of Brewers Bay and out to JVD, crystal clear water with amazing snorkeling literally steps away from the back door. A secluded beach to yourself, with a friendly beach bar at the very far end if you fancy an afternoon tipple. Amazing! The only catch (there had to be one) is the drive to the house can be a bit hair-raising especially if you’ve never driven on Tortola before. Be sure to rent a car with 4WD or AWD to navigate the steep hills and hairpin turns, and just take it nice and easy. The house is worth it!

Perfect Secluded get away…
Judy’s place is the PERFECT place to get away from it all. So beautiful right on the water. Essentially you have you’re own private beach. Plenary of coral to snorkel through and a great bay to paddle board etc. sunsets are of epic proportions. Short ride to nice restaurants and bakeries. We loved it and will be back for sure! Judy is an exceptional hostess along with Mobbsie. Very very responsive to any and all needs.

Simply the Best
I don't know what else to say that all the other reviews don't cover except that in addition to what's already been said, Judy was incredibly accommodating and generous with us when we needed to reschedule our trip due to COVID. The house is simply divine. I've never stayed in a more special spot. We rested and recharged after two years of navigating COVID and having a baby and the entire experience really couldn't have been better. We *may* have even skinny dipped in the ocean it was so private. Thank you Judy and Moobsie!!!

Five years later
This was our second time staying at the Brewer's Bay Beach House and it did not disappoint. The property is beautiful and literally steps to the beach and ocean waves. One of our favorites things to do is watch the pelicans fly directly in front of the property and it's especially lovely to watch them at sunset with a gin and tonic in hand from the upper balcony. The beach house is homey and feels very comfortable and cozy. The main living area isn't very large but it functions well. There is a washer/dryer in the main level bathroom which is convenient and both bedrooms have connected bathrooms which is nice for privacy. The beach is almost always empty and with beach chairs provided, we simply set up shop most afternoons just feet from the villa. This was so convenient and meant our teenaged girls could join us or be at the villa and we all had the freedom to do what we wanted when we wanted. The driving is treacherous and was too stressful at night for us to opt for eating out in the evening. Luckily there is an outdoor grill provided and the most beautiful view imaginable. During the day you can paddle board, swim or climb the rocks to the next beach over and enjoy Nicole's, a beach bar with your typical drinks and food. We've been to many villas over the years and this is the only one we've returned to. It's a special and magical place that I'm sure we'll come back to time and time again.

Perfect Honeymoon Stay
Judy's place was great for our honeymoon, and we really appreciated a special welcome gift! The house was just as pictured, even though the photos of the view don't do it justice. We were able to relax and enjoy time on the water with the provided SUPs and floats, and see some gorgeous sunsets. The property manager, Mobbsie, was very communicative and helped us get settled in with all of the instructions we needed. As noted, you will need a 4WD vehicle to get around the island :)

Incredible Private Beach
We had a wonderful week at Brewers Bay. The house is right on the beach, so my family and I could just swim, snorkel, or paddle at any time. The house had everything we needed—beach towels, pool noodles, portable beach chairs, and more. Judy and Mobsie were helpful and made the trip run smooth. A few highlights were eating dinner outside as the sun set, seeing brain coral, hiking to the Bat Cave, and having a drink at Nicole’s at the other end of the bay. Fun times!

It really is as good as it looks and more so.
If we were to design a vacation house for a family of four and then build it wherever we wanted, something like Brewer's Bay Beach House would be the result. We felt like we had a private beach on the best bay on Tortola, with good places to swim (sandy areas), and good places to snorkel (reef areas). My wife and youngest son saw a huge lobster and sea turtle while snorkeling, while I got to swim with a small to medium-sized barracuda, schools of Caribbean reef squid, and many other beautifully colored fish of all sizes. The villa is really perfect for a family of four, with both bedrooms being upstairs, a master suite with bathroom/shower and a second bedroom, with two comfortable twin beds with their own bathroom/shower. The second bedroom has a nice little library in the form of a tall bookcase with plenty to choose from. We read to our kids every night with books from the shelves, and even had to hit Amazon to buy the books so we could finish them at home! Both bedrooms have AC units which are more than sufficient to keep cool at night. The living area and master bedroom have a very nice quad-screen/glass door set up, to get the best out of the priceless view and still hear the ocean without letting in too many bugs. Judy, our host, arranged for a Taxi driver to pick us up upon arrival, arranged for our groceries to be waiting for us when we arrived (they weren't going to be there until the next day because I'd waited too late to order, but she worked some kind of magic), and found me a cake shop on the island which made a fantastic, surprise birthday cake for my wife. She was always timely in responding to our many questions we sent leading up to our trip. This property and its host set an extremely high bar, in our opinion, that will be hard for another property to beat. We look forward to returning some day!

#1 BEST HOUSE & EXPERIENCE ON TORTOLA
This past winter we had the opportunity to escape COVID and the cold of the northeast USA. Judy & Chris' Brewers Bay Beach House couldn't have been a more perfect choice. We booked 5 weeks, extended twice, and ultimately stayed for almost 10 weeks. We traveled all the islands of the BVI and I can promise you there is NO BETTER HOUSE OR LOCATION. It sounds overly dramatic but staying here was truly life changing. From opening the bedroom curtains every morning and seeing diving Pelicans with Jost Van Dyke in the distance, to the crystal blue waters and coral reefs of Brewers Bay, to the incredible nearly private beach, we were blown away from day 1 and never EVER got tired of it nor took it for granted. For our family of 4 (kids 13 and 9 yrs old shared a room with two twin beds) + 1 small dog, we had an excellent amount of space. The house is very private and gated -- we never felt even remotely unsafe. Judy was an amazing, responsive owner. She went above and beyond with things like car rental recommendations, securing desks for the kids to use for remote learning and helping us with internet (no major issues, just needed a slight upgrade for all the school Zooms). This was the #1 best travel experience I (we) have ever had. We will never forget our time at Brewers Bay Beach House and, while there a million places to visit in this world, we would absolutely come back one day. You will love every minute of your stay!

BEAUTIFUL!
Stop looking and book this property!! Amazing location, impeccably clean, all the needed items, excellent bedding and linens and did I mention the location. AC in the bedrooms makes for comfortable sleeping. Swim just a few feet from the bottom of the stairs on a beach you will usually have to yourselves. Be sure to get a four or all wheel drive. A few times down the road and you will be fine. Expansive and well appointed outdoor areas make lounging amazing. We will be back!!

Amazing vacation in paradise
We rented this home for 8 nights with our two sons (ages 3 and 5) and it was an absolute dream. The direct access to the (basically private) beach was unreal - the house was beautiful and clean - and the location is rather central. You can drive to nearby cane garden for a more boisterous scene or head to Nanny cay and rent a boat for a few days to explore other islands. There are multiple grocery stores within 10-15 and a few nice restaurants too! Bananakeet was good and had beautiful views. A lot of these recommendations came from the wonderful hosts, Judy and Chris. Can’t recommend this property enough!!

Beach house in paradise
Our trip started with Mobbsie meeting us at the Westend Ferry terminal along with a representative from Jerry's Car rental. We completed our paperwork for the rental car and we were off to the Beach House. As others have mentioned, if you have not experienced the roads in Tortola, you are in for a treat (make sure you rent a good 4x4). We got to the house and Mobbsie showed us around. The house was exactly how it was described. While we were there, the bay was a bit drunk which prevented us from snorkeling but it did not dampen our stay one bit. We spent every day watching the pelicans dive for fish along the reef in front of the house. The main bedroom faces the ocean so we fell asleep to the sound of waves every night. The main beach at Brewers Bay is still in disarray from Irma, but the small private beach next to the house was perfect. The only thing missing at the house is a set of beach chairs. We spent a lot of time at the house simply relaxing and enjoying the view. Our trip was amazing. Thank you Judy for sharing your lovely home and thank you Mobbsie for making sure we had everything we needed.

Quiet, private & great house right on beach
You're a little unsure driving to the house for the first time, especially if you've never driven Tortola roads. Then you arrive and realize you've made a very good decision. Judy's home is outstanding. We stayed during mid-August and felt like we owned the house, beach & entire bay the whole week. Judy & Mobbsie were there for anything we needed, which wasn't much since the house was setup so nicely. The back porch steps end on your own private beach. The bay has the Caribbean water you'd expect and there is great snorkeling literally right in front of the house. They had a lot of gear & equipment at the house and it was awesome you only had to take a few steps to get in the water with it. Both the upstairs & downstairs porches have amazing views. They were shaded until around 2pm then good sun until sunset. The beach was in the sun all day as soon as the sun crests the hill behind you. Porches face west so everyday you'll have incredible sunsets to watch from the beach or one of the porches while you have dinner. Kitchen was nice with everything you'll need. We cooked breakfast & dinner every day and thought that was a lot better than going out to eat. The grill worked great for all the steak, fish & veggies we cooked. A very large, nice grocery store is just over the hill in Road Town and only takes 8-10 minutes to reach via car. Bedrooms are plenty spacious with individual air conditioners & fans. The air units can actually get the rooms very cold. Guest bed is fairly firm. Master bed was a softer firm. Showers are great with large shower heads & ample water pressure. House has good wifi downstairs. It does not reach upstairs. There is a TV but we never turned in on. As others said you will want a 4-wheel drive vehicle as the roads all over the island can get very, very steep. Thanks again to Judy for having such an amazing property!

Gorgeous, quiet, private oceanside retreat
This is house is newly remodeled and is in such a beautiful location. We loved the numerous comfy spots to relax, eat, and admire the sights and sounds of the ocean right from the porch. We are particularly thankful for the site manager, Mobbsie, who met us when we arrived on the ferry. When there was a mixup at the car rental, he drove us to the house on day 1 and picked us up the next morning so that we could acquire a car. He was a joy to speak with and gave us useful tips on getting around the island. This house is truly an escape- note that it is not particularly close to town and getting there requires a 4-wheel drive vehicle to conquer the steep and winding roads. Once you are there, you won't want to leave! This was an idyllic setting from which to enjoy the beauty of the Caribbean.

One of a kind
Awesome location. Completely private bay all to ourselves with a huge coral reef just out the back door with your own private beach. If you’re looking for peace and quiet and want to enjoy what Tortola has to offer this is a very unique location and property. We drove all over the island and never saw a property quite like this. The design of the house and the patios are gorgeous. You’re also close to Carrot Bay and others that have some awesome food and drink spots. Will come back.

Private Paradise
We had such a great time at Brewers Bay Beach House! We arrived just after some of the worst flooding the island has ever seen, which made some of the roads difficult to traverse, but it wasn't too bad. We mostly enjoyed staying at the house swimming, snorkeling, kayaking, and paddle boarding in the bay right in front of the house and saw nary a person there all week. Even with the heavy rains the week before, the water in the bay was perfect, just like the photos. We will definitely come back to this house! Thanks Chris & Judy, and Mobbsie

Location, location, location!
You can't beat the location of this house. It's well worth the drive over the mountain to have a beach and bay all to yourself. The reef out front is great for snorkeling, and the beach is perfect. There was a resident school of bait fish on the reef during our week. It was fun to watch the pelicans and other birds dive bombing for their dinner. There's also nice scuba diving in the bay. We rented a small boat for several days to explore the area islands and scuba dive, but rough seas in the Drake Channel prevented us from getting out most days. Not to worry. We stayed home and used the house provided kayaks to access the Brewers East dive site, as well as to dive the reef directly across the bay. This second site is not noted in the dive guides, but is located directly across from the house (and slightly south), off of the rocky beach. About 30 yards from shore you'l find a nice shallow reef. You can follow the reef north for several hundred yards in approx 35 feet of water. We did not attempt Brewers Bay Pinnacles due to sea conditions. The house is well equipped with all that you'll need for your stay. The wifi is some of the best I've experienced in the Caribbean. The grill was in tip top shape, and there was plenty of propane. Road Town is only a 10 minute drive away, so trips for provisions and scuba tanks were easy. 4WD or AWD is definitely recommended for the driveway to the house. If venturing out at night to the Cane Garden Bay Area, I highly recommend taking the longer route via Ridge Road. The shorter route that passes by Nicole's Beach Bar might be a little stressful, especially if it's raining. There may be more luxurious homes on the island. There may be homes with further reaching views. But for peace/tranquility, easy beach/water access and unobstructed views you can't beat Brewers Bay Beach House!

Great quiet beach house
We had a wonderful stay at the Brewer's Bay beach house. We picked this house instead of a house with a view from the mountain because of the amenities that came with it. (Kayaks, paddle boards, snorkeling in your backyard, beach walks, etc) It's on a quiet bay which we loved! We adventured out everyday on the island to explore. We would love coming home at night and opening the doors to the ocean waves. Great stay and we would love to come back!

Perfect beach house stay
The optimum in simple living in paradise. What a location and a beautiful house. Its not for people who like 5 star hotel living, with simple kitchen, bathroom and living spaces. But this is not a criticism - the house was perfect. Closest to being on a boat while being on land! Thank you Judy and Chris for the best family holiday possible. Cheers Steve

For us it doesn't get much better .
Hi Judy We just wanted to let you know how much we enjoyed our stay . For us it was a real get away and ticked everything we were looking for . If someone is looking for " flashy " or " happening " then Brewers Bay is not for them . However , if someone likes the photos as advertised and if they like what they see they will not be disappointed . The welcome was casual and friendly and the house had everything you needed . Everyone has there own take on five star , for us it couldn't get much better . Thank you Regards Richard and Beverley Austin
