Average quality
We booked this vrbo for the location and hot tub. When we arrived the yard was very overgrown and almost unrecognizable from the pictures provided online. The hot tub was dirty and not functioning. After we booked the listing was updated removing it but it’s still heavily discussed in the reviews. Very disappointed in this. The only tv is in the master bedroom and has 2 chairs to be used during viewing. Very poor lighting in master bath. Loud chicken farm next door. Other than that the kitchen was ok, decent grill and house was clean.

Huge Disaster
When we arrived we found the backdoor did not lock at all. We contacted the property management team but received no help. It's a pretty remote area so decided to just barricade the door and hope for the best. When my husband moved a small sofa to barricade the door, a huge lizard ran out from under it! It ran under the cabinets before we could do anything about it. At this point it was late and the baby was tired so my husband went to lie down with him while I continued to try to reach to management for help. He then told me that when he got to the bedroom he found animal feces all over the pillows of the bed. We were exhausted so we were determined to try to make this place work for at least the night. So we went to set up the pull out bed and found food and rat poop in that bed! This place was such a huge health and safety hazard we gave up, booked a hotel elsewhere and left. I'm still trying to get my money back for this disgusting place.

Vacasa 325 Hoff Road
There is no TV sitting room as listed. The TV is in the master bedroom with two chairs. The heating/cooling system is disappointing; very hot when we arrived and got too cold overnight. The management company has atrocious customer service. We notified them at check-in that the back door doesn't lock and the hot water spigot in the master doesn't work. We got lots of promises to send a repairman but no one came.

Really comfortable bed
Unique property and extremely comfortable bed in the primary bedroom. The only negative is the fairly dirty carpet in the primary bedroom.

Property needs a lot of work
The location and layout of the house is great for Napa Wine tasting. Inside, the furniture could use updating - tears on furniture in living room. The hot water nozzle in the main bath did not work. The air did not work even after trying all the tips from the property manager. Outside, the property was a MESS!! The grass in the front yard was up to our knees (no exaggeration). We contacted the property manager and they said they would try to get it mowed, but no guarantee. It was not mowed while we were there. The back area was also overgrown (although not as bad as the front). The outdoor furniture was completely unusable. They were full of duck poop and debris from outside. The back patio furniture cushions were torn and tossed about...again, unusable. I would have given this property a better rating if they just would have tried to clean up the yard, but unfortunately, that was not the case. I saw a prior review about this same thing and the property manager replied that the weather in CA was the reason why it was in such disarray. This simply cannot be the case - I really wish I could upload pictures here. It is evident that this is ongoing issue. It's a shame it was in this shape because it would have been nice to sit outside and enjoy a glass of wine around the pond.

Pluses: Location, setting, California Mission Architecture, Birds (egrets, heron), deer, Kitchen design and appliances, screens on doors and windows. Delta: no hot water in master bath sink, thick mold on back of house where wall meets outsite patio with evidence of flooding into living room, lots of broken unsafe pavers in front of house on two steps to door, possibly leaking toilet in master bath, only three tablespoons one teaspoon, lots of chipped dishes, kitchen utensils worse for wear, lots of bird dropping on outside chairs more than a few days worth. For the price they are charging they should fix this place up. It would be an incredibly lovely place if it was taken care of.

Needs a lot of TLC!!!!
Clean on inside, however the outside furniture is beyond needing to be replaced. The hot tub was green and had a disgusting brown ring around top (have photos). The screen door to the 2nd bedroom was broken -- this is the only access to air for this room - so you couldn't leave the doors open - as the screen would let various bugs and critters in. Could be a great house - but if you are going to list on VRBO -- it needs some upkeep to the common areas definitely.

Fantastic place with gorgeous views in the middle of wine country
This place was one of the most beautiful places that I've stayed in using any of the online house rentals. The views were gorgeous and the place was immaculate. Would highly recommend staying here if going to Sonoma/Napa.

Beautiful & generally spacious comfortable property. A few maintenance items that could use a little attention - no hot water in sink in master bath, handle missing in other bathroom door, freezer leaked water when opened. We were able to report these issues the day after our arrival but maintenance could not be completed during our stay.

Weekend birthday
The house feels run down and dated with water damage on the floor in numerous areas.. The kitchen as well equipped as it looks with a built in espresso machine (bring whole beans if you plan to use) and warming drawer but something basic like the microwave was small, cheap and wobbly. Drinking glasses were few and small nothing substantial to make a cocktail or a big glass of water. The cooking utensils were cheap and both spatulas were melted, something housekeeping should see and replace. The master bathroom sink had the hot water turned off because it constantly runs otherwise. The back door did not lock easily and once we got it locked we didn't open it again. The house did get very cool and space heaters are throughout but caution with where you plug them in, there are labeled outlets but we still tripped a breaker. The hot tub was running and clean which I was leary of after reading previous messages. The house is near many wineries but a drive to town. Aside from these maintenence issues the house was clean and the stay was enjoyable.

Amazing Property
We enjoyed our stay here. It is a very beautiful property. We would definitely stay here again. There were a few easy-to-fix shortcomings that you will want to fix for future guests: 1. No hot water in the master sink. 2. Very short on silverware and drinking glasses. 3. No lids for the large cooking pans.

We loved everything from the location of this home to its spacious property, wonderful outdoor spaces and perfect layout for a 2 bed/2 bath. Hot tub was a great perk. Already planning when we should come back!

Fantastic experience overall. only downside was the guest room bed is showing its age and was not very comfortable (completely worn and sunken on one side). If this was fixed easily would have been a five star perfect rating!

Wine country!!!

Kenwood Getaway
This is a wonderful property. It is calm, quiet and off the beaten path but close enough to everything to do most anything. We saw deer in the morning with coffee and went out and about for the day. Within half an hour of all the places we wanted to see

Beautiful property and the house was great. Clean and nice. Lovesest and chair in the living room is tired and definitely not large enough for four adults. If there were a better couch and chair we would given the house 5 stars. Hot tub was nice and clean and property was so peaceful. Bring a good book and enjoy the lounge chairs outside.

Relaxing, gorgeous property
This property is very relaxing with it's large acreage, pond, lots of wildlife, etc. It was very clean and well appointed. However, if heat bothers you - do not stay in the summer unless you will not be there at all until later in the evening. As well, there is some maintenance that is needed at the property (dishwasher was not working, guest room screen door in disrepair, etc).

Our stay at the casa in kenwood
This is a beautiful property but there are a few things that need to be updated , carpet , sofas Dishwasher wasn’t working and front stairs are a little dangerous. Mattress in spare should be replaced . Having said all that we would stay here again . The property is really quite nice and the house layout is perfect for 2 couples . Kenwood is centrally located . Easy checkin - great neighborhood. Very clean !

Outstanding location, impeccably clean, beautiful property
My husband and I adored this property for a five day stay winetasting in Sonoma County. The house is impeccably clean and well stocked, there was plenty of storage between closets and dressers and drawers. The house is well furnished, and well-stocked with cooking supplies, laundry supplies, toiletries and even a clothing iron. It is secluded yet close to many things. My husband and I walked to Saint Francis winery, Landnark winery, and Château Sainte Jean. We enjoy the hot tub every day, as well as relaxing and being mesmerized by the pond along with all the geese and ducks and deer. It was a perfect respite from work, Covid, and the city. This is a real dream property, I highly recommend it. The only downside is that Vacasa (the property manager on VRBO) was incredibly unresponsive. When finally getting a response to a few basic questions - it was clear that whoever was responding had no knowledge of the specific property or the surrounding area. This would be an easy five star review but unfortunately the very poor responsiveness from Vacasa resulted in downgrade to four stars.

Beautiful setting, cleanliness did not meet expectations
What a beautiful home and outdoor space. The pictures are very accurate. Given the price point, I was surprised to see mice multiple times during our stay in the kitchen and bedroom hallway. Also the freezer had an unknown substance crusted on the bottom on the freezer and there was broken glass in the ice bin. There was also a broken bottle and trash in the bushes to the left of the door. Also I sent many messages to the property asking about the proximity of the property to wildfire evacuation zones and it took 2 phone calls in addition to the messages to get my question answered.

Clean property, central location
We loved the backyard setting to sit on the porch in the morning and evenings. Kitchen well stocked. This property does not have central air conditioning and the house gets uncomfortably warm during the hot summer days. Many of the windows would not open and multiple screens were broken upon arrival, which made opening windows to cool down the space difficult. I tried reaching property management multiple times by phone and was on hold for over 20 minutes each time and they never picked up. Lighting in dining room and bedrooms poor and dark. Overall, good location, but we felt the home was overpriced for what it was.

Birthday weekend
I went to Kenwood for my birthday with my girlfriend. The property is beautifully appointed, quiet and very clean. Anything you could need amenity-wise is at your finger tips. I specifically enjoyed the hot tub. Kenwood is within a 40 min or less drive a so many things regardless of your preference. The management company is also excellent and available no matter the time. I would definitely book this property again.

VRBO in Kenwood
The property of this VRBO is very nice. The yard and surrounding area is spacious and private. The home is cozy and provided all that our group of 4 desired. It is close to many wineries and Sonoma. I would recommend this VRBO.

A great getaway
The property and house was lovely. The house was dusty and living room and most carpets were soiled. The alarm system ruined our stay as directions were poor and it went off every time a door was opened. I had my grandbaby visiting and she was truly scared by the loud sounds. It took us a while to get someone to help us with it. We got one good half day out of it. The pond was green and was not fenced. We loved the house but all of the above ruined our stay.

Great location for a weekend get away!
My friends and I rented this house for a girls weekend and had a great time! The house is beautiful and looks exactly like it did in the pictures, which is always nice! The kitchen had a bunch of supplies and dishes to use which was really nice. I've stayed in other houses that say they have kitchen items available to use and its laughable when you get there, but not this house. All the basics and then some! We also loved having the wine fridge available to use! The beds were comfy and scenery from the backyard was beautiful! The are a ton of lightswitches in that house and it's confusing to remember what goes to what. The lights often flicker in the house (multiple times an hour) and especially if you run an appliance. The ones that dim, the switches were extremely hot to the touch. There is a tv in the master bedroom living area, however, it only gets a few channels. Having a list of the channels available would have been very helpful. A few of the glass doors that lock, don't actually lock and that was concerning being a house full of just girls. This could have been user error, however turning a lock to "lock" it and turning it to "unlock" it is very logical and the door could still be opened to the outside. There are multiple thermostats and none of them actually worked for us. We never once heard the heater kick on. It would be nice to have some simple instructions on how to use them. The location of this house couldn't have been more perfect for us! It was within just a few miles of everything we had planned on visiting! We would definitely stay in this house again and enjoyed our girls weekend here!
