Perfect for a romantic escape or fishing getaway, this beautiful home rests right against the Sacramento River and offers easy access to all the essentials of a fulfilling vacation.

Home: 3 bedroom, 2 bath (1 K, 1 Q, 1 twin over full bunk, 2 pull out couches)

OUTDOOR LIVING: Paved patio, gas grill, lounge chairs, shared on-site river access, stunning views

KITCHEN: Well-equipped, coffee pot/Keurig, stainless steel appliances, cookware, toaster, dish ware, glassware, silverware

SUITABILITY: Several steps required to enter, proximity to river may be unsafe for children

PARKING: Shared driveway parking (out front, 2 vehicles max)

* The shared boat dock is now available for guest use. Bring your boat, or get picked up and dropped off at the retreat by your fishing guide. Or ... dip your toes in the river, sunbathe, and enjoy all the river has to offer! *

**Please NOTE that this is one of two units on the property. Our Wild River Retreat is on the bottom floor of the home. Both units have their own private entry and spaces. They share the Driveway, one walkway to the dock and the boat dock with each other.

**Please note that the laundry room is also shared with our cleaners when they need to clean the *downstairs unit* (Only between the hours of 10-5)

Smoking is only allowed outdoors and not within 25 ft of any doors/windows.

- NOTE: Due to the proximity to the river, this property may not be suitable for children

- NOTE: Parental supervision is advised for children under the age of 16 on the dock

A dog fee ($35/dog) will apply, and we kindly ask that you review our full dog policy (posted on the listing) and keep in mind:
- Up to two dogs allowed
- The dogs are trained not to scratch, chew or go to the bathroom in the house
- You do not *ever* leave the dogs on the property unattended at any time
- You don’t allow them onto any furniture/linens
- You pick up all poo/mess outside
- You confirm that your booking clearly lists the pet

As long as all of that works for you, we’re happy to have them! Please confirm your agreement through our messages so we have this on record.

Only small events are allowed and MUST be approved through management. If you do not have additional guests/events approved, you will be evicted immediately with no refund.

Children (anyone under 18) are not allowed on the decks or the dock without responsible adult supervision.

No furniture is to be moved around anywhere on the property at any time. If furniture is moved or damaged in anyway, we will charge not only for the repair or replacement of the furniture but also for the labor to move the furniture back to where it belongs.
GUESTS
Your reservation total is the maximum for the stay, day and night. Additional guests or daytime visitors need our written approval in advance. Anyone on the property who isn`t on the reservation may end the stay without a refund.

NO PARTIES OR EVENTS
Strictly prohibited. Violations carry a $500 charge plus damages and any additional cleaning, and possible immediate removal without a refund.

QUIET HOURS — 10 PM TO 8 AM
All outdoor activity moves inside by 10 PM. Outdoor string lights off at the same time.

PARKING AND NEIGHBORS
Park only where your check-in details instruct. Never block a neighbor`s driveway, mailbox, or access, and never park on a neighbor`s property. Where street parking is prohibited, it`s prohibited. No loud music, shouting, or disruptive behavior, inside or out.

DOGS ONLY
No cats, birds, reptiles, or other animals — our cleaning protocol is built around dogs, and cat allergens linger in fabric for months.

• $50 per dog, per stay
• Never left unattended: $200 per occurrence
• Off all furniture, including blankets and beds
• All waste is yours to clean up, indoors and out
• Hair, stains, or scratches: cleaning from $100
• Unapproved animals: $200 minimum

SERVICE ANIMALS
Welcome at every home, no fee and no approval needed. Every rule above applies equally. Emotional support animals are not service animals and fall under the standard pet policy.

SMOKING AND VAPING
Prohibited inside, always, in every form. Outside, stay 25 feet from any door and from neighboring properties. Evidence of outdoor smoking: $75. Smoking inside is not a fine — it`s actual remediation cost plus revenue lost from blocked nights, and runs $250 to $2,000 and up.

CAMERAS AND MONITORING
Many homes have exterior cameras. There are never cameras inside. Some homes have noise monitoring that measures decibel levels only — no audio is recorded. Tampering with any device: $100 minimum and possible removal.

IF SOMETHING BREAKS
Every reservation includes a $25 waiver covering $500 in accidental damage. It has one condition: damage must be reported through this platform`s message thread when it happens. Damage found after checkout that was never reported falls outside the waiver.

FURNITURE
Please leave it where you found it. Moved furniture carries a $100 minimum repositioning charge.

SAFETY
Children supervised at all times. Fire pits, BBQs, pools, hot tubs, and yard games are used at your own risk. Fire bans and wildlife advisories change quickly — please check current conditions during your stay.
