GUEST ACCESS
Guests have access to the entire property with the exception of the large workshop building that is separate from the house, the green house or any sheds. Please note, the fenced in garden in the front is the neighbor's property.
There is parking for up to 5 cars, as well as RV parking with electrical & water hookups at the end of the driveway.
OTHER THINGS TO NOTE:
Booking & Registration:
• After booking, you’ll receive a quick online form (within 24 hours) to:
• Upload a photo ID + selfie (to match your profile)
• E-sign our rental contract
• Bookings are confirmed once this step is completed.
• Your stay includes a $1,500 accidental damage waiver (some exclusions apply).
• If extra cleaning is needed beyond standard turnover, an additional fee may apply.
OCCUPANCY & SEPTIC SYSTEM
• Our home runs on a septic system, so guest count is important.
• Maximum occupancy = the number listed on your booking.
• Want to add a day or overnight guest? Just send us a quick message for approval.
EXTENDED STAYS
• For visits longer than 2 weeks, a light mid-stay cleaning is required every 14 days (fee TBD) in addition to checkout cleaning.
ANIMALS
We love welcoming dogs!
• Up to 2 dogs per stay (7-night max)
• Pet fee: $150 for 1st dog, 2nd dog free
• Cats aren’t permitted due to severe allergies
• Please keep pups off the furniture and bedding (covers provided just in case). If your pup sheds, we kindly ask you to tidy up fur before departure
• The yard is fully fenced, but small dogs can slip under in spots. For safety, please keep pets leashed or in the provided pen.
• Dog waste bags are provided — thank you for keeping the yard clean!
• When left alone, dogs must be crated or secured in the provided pen
• Service & emotional support animals are always welcome — please disclose before booking to avoid confusion
California law notes that misrepresenting a service dog is a misdemeanor, with fines up to $1,000.
CANCELLATION POLICY
Life happens! Our rental contract allows you to cancel anytime even outside of Airbnb’s policy:
• If re-booked, your payment (minus a $75 + 3% admin fee) may be refunded.
• If re-booked at a lower rate, the difference isn’t refunded.
For peace of mind, we recommend travel insurance.
NOISE & NEIGHBORHOOD ETIQUETTE:
We truly value our kind, long-time neighbors and want to keep the area peaceful:
• Keep outdoor music family-friendly and at a respectful level
• Quiet hours outdoors: 10pm–8am
• Noise & smoke monitors (indoors/outdoors) will alert us if levels exceed city limits or if smoking/vaping is detected. They do not record audio.
SECURITY & MONITORING
• No cameras inside the home.
• Exterior cameras (motion-activated, with audio/video):
• Ring doorbell (front)
• Garage/driveway
• far Side of the house facing the gate
• Backyard (overlooks yard; hot tub & pool are blocked by gazebo for privacy)
• Cameras are primarily used for maintenance and wildlife monitoring.
Additional sensors:
• Honeywell temp/motion sensors in master & living room (for even heating/cooling)
• Door/slider sensors pause HVAC if left open
• Indoor & outdoor noise/smoke sensors (no audio/video recording)
WILDLIFE & MAINTENANCE
Part of the charm of wine country is nature all around! You may see deer, squirrels, lizards, frogs, or birds.
• We schedule monthly gopher + pest treatments (safe for kids/pets), but you may still spot bugs or bees outdoors.
• Please don’t feed or approach wildlife.
• Watch for gopher holes — supervise kids and pets when outside.
• If you have bee allergies, please plan accordingly.
• Refunds/cancellations aren’t offered for normal rural wildlife or bugs.
POWER OUTAGES:
• Our area occasionally experiences outages (usually 1–3 hours but can be longer).
• Wi-Fi has a battery backup to last a few hours, emergency LED lighting is throughout the house + in table lamps, ice packs in the freezer to keep the fridge cold.
• We’ll share any utility company updates during your stay.
• We appreciate your understanding
