The Beach is a beautiful spot to relax and enjoy however it is to be used at your own risk. There are no lifeguards present and children should not be left unattended without adult supervision.

Due to severe allergies, pets are not permitted in the property.

Welcome to the heart of picturesque country life, where we`ve harmoniously intertwined the charm of rural tranquility with the comfort of modern amenities. As you revel in the idyllic setting, you may occasionally encounter Mother Nature`s buzzing offspring like mosquitos and black flies, particularly in the warmer months.

Occasionally, you might spot other wildlife such as skunks and raccoons, a testament to the authenticity of your country, Island experience. As for our tinier uninvited guests like mice, ants and earwigs rest assured we take preventive measures seriously. Our property undergoes regular inspections to maintain a rodent-free environment, however, as nature is mysterious and has a mind of her own, sometimes you will encounter pesky insects inside. We do our best with traps as well as natural remedies, however some still sneak in.

In the unlikely event that a small critter does make an unscheduled appearance, we urge you to notify us immediately. Our team is committed to ensuring your stay remains as enjoyable and comfortable as possible, and will swiftly address the situation.

Please note: While we always hope for perfect weather during your stay, sometimes Mother Nature has her own plans. Please understand we cannot offer refunds for issues related to insects, rodents, wildlife, weather conditions or acts of God. Our property is located on an Island, near the ocean, in a natural environment where insects and changing weather are part of the experience and something that is out of our control. Rain, snow, or shine – we’re sure you’ll still have a cozy and memorable time.

The Red Dirt Escape is not for parties or events. Guests are limited to 6 people, unless separate arrangements are made to make sure your plans align with acceptable use. Out of respect for the residential community, this is not intended to be a `party house.`

We provide you with supplies for a limited time. Anything after that is the sole responsibility of the guests.

The Red Dirt Escape Booking Agreement & Liability Waiver

By booking and/or staying at The Red Dirt Escape, the guest (“Guest”) and any of their guests agrees to the following legally binding terms on behalf of themselves and all individuals included in the reservation.

1. Guest Eligibility & Responsibility
The primary booking guest must be 25 years of age or older and present for the duration of the stay.
The primary guest assumes full responsibility for all individuals on the property, including minors and visitors. No third-party bookings are permitted.

2. Assumption of Risk

Guest acknowledges that use of the property, surrounding land, beach, and provided equipment (including kayaks and paddleboards) involves inherent risks including but not limited to:

Injury, illness, drowning, or death
Property damage or loss
Environmental hazards (weather, tides, terrain)

Guest voluntarily assumes all known and unknown risks associated with the use of the property and any amenities.

The Red Dirt Escape, its owners, operators, and representatives shall not be held liable for any injuries, damages, losses, or claims arising from use of the property or equipment.

3. Fire Safety & Approved Outdoor Fire Use

To reduce the risk of fire, injury, and property damage, guests must follow all fire safety rules at all times.

Smoking, vaping, candles, incense, and any open flame are strictly prohibited inside the home and near doors, windows, or any combustible materials.
The BBQ and designated outdoor fire pit are the only approved flame-producing amenities permitted for guest use.

Guests may use the BBQ and fire pit only in a safe, responsible manner and only for their intended purpose.

Guests must never leave the BBQ or fire pit unattended while in use.

Guests must fully extinguish all flames and embers after use.

The use of fireworks, sparklers, burn barrels, propane heaters, turkey fryers, or any unauthorized flame-producing or combustible devices is strictly prohibited anywhere on the property.

Guests must not use the BBQ or fire pit during unsafe weather conditions, including high winds, fire bans, or other conditions that increase fire risk.

⚠️ Any misuse of the BBQ, fire pit, or any unauthorized flame source, or any violation of these fire safety rules, may result in:

Immediate eviction without refund
Full financial responsibility for any resulting damage, loss, or cleanup
Charges for structural damage, contents damage, additional cleaning, and loss of rental income
Additional recovery pursued through Airbnb or legal action where necessary
