Magnificently nestled into a private park of 11.000 square meters, the villa is perfectly located on the main road of the ancient village of Bertinoro, at only 7 minutes drive from the highway exit of Cesena Nord. The village itself is an historic jewel, preserving its ancient structure of cobbled street and glimpses of other times, and even mentioned in the Divine Comedy by “the great poet” Dante Alighieri, who stopped off in Bertinoro when hosted by the lord of Ravenna, Guido Da Polenta. Bertinoro symbolizes the true italian hospitality since ancient times, with its fulcrum still being the Column of Hospitality in the main square, home to the important Hospitality Festival every year in September, during which the houses of the people of Bertinoro open up to guests to offer them the traditional Romagna lunch of a feast day. Featuring a great italian gastronomic culture, in the village you’ll find exquisite dishes in several small restaurants hidden in the heart of the center, among the Tower, the Cathedral, and the thousand-year-old Fortress - beautifully restored and home to the University Residential Centre. Bertinoro is also a wine town, with its thousand hectares of vineyards counting more than 30 superb wineries, famous for their Sangiovese, Albana, Cagnina and Pagadebit and offering fabolous wine tastings accompanied by the gastronomic specialties of the Romagna tradition, first and foremost the fragrant piadina and delicious squacquerone. You will also taste one of the best italian Gelato (ice cream) and the famous Cappelletti al Ragù (home made pasta filled with cheese and served in a wonderful meat sauce) meeting friendly people in a lovely environment, well known also for its spectacular bike and hike tracks and thermal center.

From the main gate you drive directly in front of the villa, where you find a spacious parking and the beautiful hortensia’s garden, crossed by a marvellous stone staircase and furnished with large hammocks placed under secular pines. At the entrance level (ground floor) you will find in front of you the big living room of 80 sq. meter, provided with Kawai piano, Louis XVI fireplace, design sofas and lamps made by the italian top brands Cassina, Poltrona Frau and Flos, smart TV and a 5 meters long glass window offering one of the most stunning views of the Romagna hills, sea and coastline together with the view of the infinity pool and garden, and providing direct access to the main terrace; at the left of the living room there is the main kitchen – 45 sq. meters – fully equipped and provided with a roomy dining area, 4 big windows overlooking the wonderful landscape and a direct access to the main terrace; on the right of the living room there is the study room, which can become bedroom nr. 1 (see pictures from 61 to 65) with direct access to the main terrace, and the bedroom nr. 2 (pictures 66, 67, 68), with authentic Poltrona Frau Lullaby round bed, ensuite bathroom and very large windows overlooking the pool and the beautiful landscape. At the left of the entrance door there is a complete bathroom with shower and its big window on the park (see picture nr. 23). On the first floor there is the master bedroom nr. 4 (pictures from 74 to 80) of 32 sq. meters, with private terrace, ensuite bathroom with walk-in shower and authentic Carrara marble washbasin, walk-in wardrobe and furniture by italian top brands such as Flou and Bonaldo, and big enough for an extra single bed/cot when needed; next to bedroom nr. 4 you find bedroom nr. 3, (pictures from 70 to 73) with views of the park and provided with ensuite bathroom with shower. On the lower floor of the villa there is a second professional kitchen (pictures 53-54) ideal to serve both the dining areas in the garden and the second indoor dining area on the lower floor (pictures 88-89-90), where you also find billiard, bar corner with wine cellar, TV corner, cinema room of 25 sq. meters (pictures 93-94-95), spa, steambath, gym and sauna (pictures from 82 to 87), a 5th bathroom with shower (picture nr. 81) and a spacious laundry room with washing machine and dryer. The cinema room can easily be converted into a 5th bedroom when necessary and has space enough also for an added extra bed/cot; the beautiful Flou sofa bed next to the billiard can also be converted into a comfortable double bed when needed. All the rooms of the lower floor provide direct access to the main garden, furnished with professional Weber barbecue, dining area 1 decorated with ivy chandeliers, dining area 2 intimately located under the patio, large and comfortable design sofas, sunbeds and daybeds manufactured by the top brands Emu and Gandia Blasco and our spectacular infinity pool, heated upon request and furnished with hot/cold nautical design shower by Inoxstyle, Dometic Outdoor Mobile Bar, floating trays and inflatable swan. The garden is provided with automatic irrigation and anti-mosquito system, giant chess game and table tennis.
The villa, ideally located at only 30 minutes drive from the beaches of Cervia, Milano Marittima and Cesenatico, is at 40 km from the famous city of Ravenna (mosaics and bizantine art), the roman beach city of Rimini, the trendy beach village of Riccione, 90 km. from Bologna, 150 km. from Florence, 200 km. from Venice, 290 km. from Milan and 340 km. from Rome.
