Pet Friendly + Ski In Out Unobstructed Views

Welcome to Summit Lookout, a pet friendly 2 bedroom 1.5 bathroom Big Bear getaway with an unbeatable location at the base of Snow Summit. Walk out the front door and you are at the entrance of Snow Summit! Updated top-of-the-line amenities with epic views of the resort and slopes, open floor plan, floor to ceiling brick fireplace, new stainless steel appliances, granite counters, reclaimed barn wood touches throughout.

Kitchen: Bar seats 4, dining table seats 6 and a fully stocked kitchen. The kitchen has a dishwasher, microwave and Keurig coffee maker and a Breville Barista touch expresso maker.

Living Room: Two decks off the living room area, games, books, Amazon TV/Roku , HBO Max, Hulu, YouTube, air purifier. View of Snow Summit from the living room. Queen pull out sofa as well featured in the living room.

Master bedroom: Features a King Bed, large walk-in closet with built-in vanity area with sink. TV with Roku as well.

Bedroom 2: Features a Queen bed and phone/USB chargers on the side table, dresser & closet for storage.

Outdoor space: Propane Weber Bbq

Parking: Parking Pass must be displayed at all times.

• Max 2 cars - First come first serve

• Cars must be tandem parked unless guests park in the most easterly parking spots in front of the unit, in which case you can park side by side. Please be careful not to block the stop sign.

• Cars will be towed without proper pass or for exceeding the limit of cars

• In Snow Conditions-move cars as needed for snow removal

Big Bear Lake East is centrally located in the Big Bear Valley and could be considered the main part of town. Located on the south shore of Big Bear Lake, BBL East is mostly residential and is also where you will find shopping, dining, Snow Summit, and other attractions and amenities. It is where the majority of schools, places of worship, and the Big Bear Community Hospital are located.

Free Big Bear Trolley:

Mountain Transit's Free Big Bear Trolley service offers convenient and reliable transportation for both locals and visitors to help eliminate traffic congestion and car pollution in the Valley.

Traffic and illegal parking are a significant issue for Big Bear during the busy winter and summer seasons. We encourage everyone to leave their vehicles at their homes or rentals and hop on the Free Big Bear Trolley to navigate the town.

Three new routes have been specially designed to make accessing restaurants, grocery stores, retail shops, ski resorts, snow play areas, parks and work easy and efficient.

ONLY 1 DOG ALLOWED PER THE HOA. $75 Pet Fee required per stay for anyone that brings a dog.

- Remote for TV (kept on the table in the living room), the air purifier should remain on at all times.

-Books and games located on the bookshelf in the living room under TV.

We have high chairs and pack n plays available at our office for rent for a fee of $25 per day for each or as a packaged deal, please notify us in advance if you would like to rent these during your stay.

To comply with our city permit, there is a $35 charge for dish cleaning in case they are not washed before your check-out.

If there is trash in the property, there will be an additional charge of $25 per bag.

Any guest that violates county or city rules as outlined in our 'things to know' and 'house rules' sections will be subject to paying a $350 call code attendance fee by our 24:7 call compliance staff in addition to any fines levied by the city, whether it results in a violation or not.
Please remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out.

(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.

(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.

(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation.

(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave.

(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.

(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open.

(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.

(8) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.

(9) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines.

(10) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home.

(11) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.

(12) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.

Great location.

Great location. Easy access to Snow Summit. Views of the mountain from living and master bedrooms are very inviting. Large well appointed kitchen. A little early a.m. noise as they groom the mountain but worth it for the proximity and convenience. No need to drive to the mountain or pay for parking. Additionally there is a shuttle stop steps from the door that will take you to Big Bear Mountain as well.
