The property accommodates up to 4 guests and is available for short-stay and mid-term lettings. It is situated just outside Birmingham's Clean Air Zone boundary, meaning guests incur no daily CAZ charge when driving or parking at the property.

Ground floor: separate fully equipped kitchen with 2-in-1 washer dryer, living room with 40" smart TV (Netflix, Amazon Prime, YouTube) and sofa bed. A private enclosed garden is a few steps away via the side passage.
Maximum occupancy: 4 guests (2 in bedroom, 2 on sofa bed upon request).

Self check-in via smart lock. A unique access code is provided prior to arrival — no physical keys required. Check-in from 15:00. Check-out by 10:00. Early check-in and late check-out available on request, subject to availability.
Parking

To maintain the peaceful nature of this residential block:
NO PARTIES: We use Minut noise monitoring technology.
QUIET HOURS: 10:00 PM to 9:00 AM. Please keep noise to a minimum during these hours.
MAXIMUM OCCUPANCY: No more guests than the number stated on the booking are permitted on the property at any time.
SMOKING: Not permitted anywhere inside the building. Smoking is only allowed outside.
PETS: Allowed with prior notice and an additional pet fee. Please contact us before booking if travelling with a pet.
SECURITY: The building has a secure video entry system and communal lift access. CCTV cameras are located in the corridors outside the flats and the balcony, within the building, but not inside any flat.
DEPOSIT: A refundable £250 security deposit may be required depending on your booking method.
VERIFICATION: ID verification required via Guest Portal.
CHECK-IN/OUT: Check-in from 15:00 / Check-out by 10:00.
