PROPERTY LAYOUT

Coastal Calm is a lower ground-floor apartment accessed via approximately 15 stairs. The accommodation is arranged on one level and includes an open-plan lounge, kitchen and dining area, two bedrooms, one bathroom and a private courtyard.

LIVING, KITCHEN & DINING

The bright open-plan living area combines comfortable seating, dining space, and a fully equipped kitchen. The Smart TV and free Wi-Fi are ideal for relaxing or streaming Netflix and Prime using your own account. The kitchen includes an oven and hob, dishwasher, microwave, kettle, cafetière, washer/dryer, and essential cookware, crockery, and glassware. Complimentary tea, coffee, salt, and pepper are also provided, so please help yourself.

The bathroom has a shower, sink, mirror, and toilet
We provide plenty of bath towels, hand towels, and bath mats
BEDROOMS

Bedroom 1, zip and link beds, set up as a double but can be made into 2 singles on request, sleeps 2

Living area, sofa bed in the lounge, not yet made up as a bed, so you can enjoy the space
Plenty of fresh bed linen is provided for all beds.
PRIVATE COURTYARD

The private courtyard provides a tucked-away outdoor space for enjoying a coffee or relaxing after exploring Brighton. Steps from the courtyard lead towards the private parking area.

PARKING

Free private parking for one vehicle is available at the property. This is particularly useful for guests wanting to stay centrally while still having somewhere to leave the car.

ABOUT THE AREA

Coastal Calm is in Brighton's Montpelier area, known for its Regency architecture, independent cafés, and convenient position between the seafront and central Brighton. Brighton Beach, The Laines, Seven Dials, the Royal Pavilion, and Brighton Station are all within easy reach, making this a great base for exploring the city without relying on the car.

Brighton Station is also nearby, making the property an excellent choice for both leisure and business travellers.

ACCESSIBILITY

The apartment is on the lower ground floor and requires approximately 15 stairs down from street level. The accommodation itself is on one level, but the stairs mean it may not be suitable for guests with limited mobility or wheelchair users.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)

Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.

Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

This property is not pet-friendly.

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave and as a consideration to future guests, please:

Wash up the used dishes

Bag rubbish and use the correct recycling bins

Return keys to the key safe

Switch off the lights

Close all windows

Turn down the heating

These steps help us prepare for the next guests and save energy; every little bit counts

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
