You will have full access to the home and fenced-in backyard. The access is keyless entry with a code through the front door.

We aren’t available in person, but are online from 8am-11pm CST! Outside of these hours, we can’t be held liable for any issues, but will happily reach out to you once we are online.

GUEST SIGN IN REQUIRED
After booking your reservation, you are agreeing to fill out the guest sign-in form as required to be filled out as a screening process to prevent unruly guests from violating our house rules, throwing parties, or disturbing the neighbors. As part of this form, you’ll need to upload a government-issued ID to verify your identity and acknowledgement of house rules in order to receive your check-in instructions and feel right at home.

To provide a better experience, a damage protection fee of $20 will be charged after the booking is confirmed.

EARLY CHECK-INS
are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.

The fee for an early check in at 2pm is $20, and at the sole discretion of the host.

LATE CHECKOUTS
must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

If you request for a late 1pm checkout the day(s) before your checkout, it will be $25. If you send a same day (as checkout) request, it will be $35. Requests must be approved and payment made before you’re approved for a late/early check in/check out.

PARKING
Please ONLY park in the driveway of the house and on the street directly in front of the house. DO NOT block anyone else’s drive way! We allow 3 car maximum!

PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected and we are not held responsible for its whereabouts.

LEASING OFFICE
DO NOT communicate with the neighbors/landlord. We have a mutual agreement with the landlord that all our guests communicate ONLY with us through the Airbnb platform. From there, our team can schedule maintenance on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.

Oklahoma is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.

Our check in times are between 4pm-11pm. If you have trouble accessing/finding the unit, please call us so we can assist, regardless of time. If you choose to check in past 11pm CST, and you cannot access the unit or contact us, no refunds will be given in the event you cancel.

MAINTENANCE
Understand that we are at the mercy of the maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests first.

PETS
We do NOT allow pets, it is a $200 fine for this violation unless they are a service animal.

KEYS/PARKING PASS
If the key is not returned and/or damaged, the following fees will occur: $35 for new key.

PARTIES
We enforce a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $250.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each stay is allowed to have 2 bags of trash left inside the unit. You are welcomed to throw out your trash instead of leaving it in the unit. Per bag of trash over that is a $25 charge. Please do not leave trash in the grass or backyard or porch.

TRASH DAY
We will send a reminder weekly for trash day, which is Tuesday morning, so please take trashcan out Monday evening. If it falls under the day of your stay, please be courteous and help us move the trash can. This is especially true for long term stays, as the cleaner will not arrive to do mid stay cleans (unless requested by guest) to move the trash can.

SMOKE/NOISE DETECTOR
We have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device or there will be a $150 fine.

EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate their busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.

LAUNDRY
A washer and dryer are available for your use, and you’re welcome to bring a detergent of your choice to make your laundry experience more comfortable.

The linen and towels are always freshly laundered between every guest visit. Normal stains and wear and tear happens. This enables us to give each guest the best possible value and at the same time help the environment.

MID/LONG TERM STAY
For stays of 7 days or more, we will provide starting sets for consumables and toiletries, including soap, paper towels, body wash, shampoo, and toilet paper. Beyond that, the guest is responsible for acquiring more than what is initially provided. Guests of mid/long term stays are also responsible for moving the trash can to the front for trash day.
