This Basement Suite is perfect for families and is planned keeping in mind functionality and spaciousness. Enjoy your movie night with family at the open concept living room. Kitchen is ample and fully equipped to prepare your favorite meals. With an access to shared backyard you can enjoy a relaxing time on the deck.
Location has easy access to major routes (Memorial, Deerfoot & 17th Ave), only 10 min by car to downtown and 25 to airport near major downtown and South East Corporate Offices.

The Kitchen
Find a lot of cabinetry and countertop space, with fridge/freezer, microwave, dishwasher, oven and stovetop giving you space to store your food and the means to cook it. Convenient filtered water hot/cold water dispenser is included. There is a dinning area for 4 to have a nice breakfast or snack any time of the day.
Help yourself with washer & dryer located in the kitchen.

The Bedrooms
3 bedrooms available, two with standard double bed size and one with individual size , all equiped with a working space with a 19` monitor with HDMI.

Living Room
Comfortable, spacious with lots of natural light, windows with blackout curtains for warmth and extra privacy.
- Smart TV, free streaming services (Netflix available), you can stream your device or plug in your Laptop or device using a HDMI connection.

The Bathroom
Enjoy a shower with a soft massage shower head or nice warm bath just like at home.

- Private outdoor 1 spots parking pad beside garage and ample options for parking on the street.
- You can make use of the shared backyard, BBQ (contact first before use for instructions), deck. The backyard is shared with our other valued Airbnb from the basement suite.

We are international couple sharing our home with our valued guests and Tenants. We have our own schedules but in our free time we like to socialize and get to know people.
We provide you with city guidance, how to.. and when possible we like to help.

- Access to backyard is shared with main floor suite.
- Back door going up to main floor is locked both sides
- Backyard main door is the entrance to the basement suite, your entry code will not work for the main floor suite
- NO PETS allowed, of any kind
Our Standard Rules:
- This is not a hotel or commercial type lodging you must acknowledge you have fully read all sections of this advertising.
- 3rd party rental not allowed (NO booking for someone else)
- No subletting allowed
- NO PETS allowed, of any kind
- No visitors are allowed on the property at any time. The suite may only be occupied by the number of guests listed in the reservation. Bringing unauthorized guests will result in immediate cancellation of the reservation.
- Quiet time is between 10:00pm till 7am. Kitchen usage is limited to microwave. Please be mindful on slamming doors.
- Remove shoes at entrance and place them on the shoe rack.
- Clean up kitchen when reservation ends. Please put dishes to wash.
- Clean up bathroom after yourself, follow posted signs
- Clean bedroom upon leaving, bed linen & towel(s) leave them on the bed
- Follow posted signs around the house
- Washer and dryer must be turned off at 10:00 pm and not earlier than 7:30 am.
- No outdoor equipment (oversized) allowed inside the house or room (examples but not limited to: bicycles, wet ski/snowboards, unprotected skates, etc). Chain bikes to tree in backyard.
- Smoke only in backyard (by fire pit) OR MINIMUM 5m away from any entrance, window or air intake. Pick up your butts and throw in garbage
- Smoking or inhaling inside is forbidden and will cause immediate reservation cancellation and $350 charge for odor removal.
- Burning candles or incense indoors is strictly forbidden, reservation will be cancelled immediately.
