Inside, exposed wood beams, warm hardwood floors, and a stone fireplace set the tone, while expansive windows keep the forest and water in view from nearly every angle. The living room gathers everyone onto comfortable leather seating around a Samsung TV for movie nights after a day outside, and the open layout keeps conversation moving easily between the lounge, kitchen, and dining space. The kitchen earns its picture windows — stainless steel appliances, quartz countertops, a center island, and plenty of prep space mean cooking here comes with a view of Lake Arrowhead's trees, ridgelines, and water. The dining area just beside it turns even a weekday breakfast into a scenic one.

The layout works well for families and small groups. A queen bedroom on the main level means at least one person skips the stairs entirely, while upstairs, a king bedroom and a full bedroom sit tucked beneath the cabin's peaked roofline. Four TVs throughout the home cover everyone's evening plans, and a Whirlpool washer and dryer make longer stays simple.

Outside, the expansive deck does the heavy lifting. Fire up the BBQ grill, gather at the outdoor dining table, stretch out in the lounge seating, or settle into the private hot tub with the mountains and lake spread out in front of you. When the temperature drops after sunset, the fire pit keeps the night going a while longer.

Lake Arrowhead Village sits just a couple of miles down the road — close enough that waterfront dining, boutique shopping, and seasonal lakeside events are an easy five-minute trip rather than an outing. SkyPark at Santa's Village is nearly as close in neighboring Skyforest, and boating, kayaking, paddleboarding, and hiking trails fill the days in between. Summer lake days, fall color, snowy winter weekends, spring in the mountains — Emerald Overlook holds its own in every season, with a view that never takes one off.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- There is a long stairway from parking up to the front door — not suitable for guests with mobility limitations.
- AWD/4x4 vehicle or tire chains are required during winter months to access the property.
- Please note that wildlife and insects may be present in the area. Guests should keep doors closed and properly secure food and trash during their stay.
- Please note that exterior security cameras are installed around the outside of the home.
- Please note that all persons, including infants, children, and visitors, count toward the home's total occupancy. Guests cannot exceed the permitted occupancy at any time.
- Use of outdoor activities is prohibited from 10 pm - 7 am.
- No amplified sound is permitted outside at any time. Indoor sound cannot be loud enough to be audible at the property line.
- Winter weather warning- From November through March, all vehicles are required to carry chains in their vehicle.
- 4 wheel drive vehicles are recommended in the winter months. Chains may be required to access the home.
- AvantStay plows and clears the driveway and one pathway to the front door. We provide shovels for guests to use should they wish to clear paths on any other part of the property.

Parking Details:
- Park at the bottom of the home and walk up the stairs to access the front door.
- A maximum of 2 cars allowed on-site.
- No street parking allowed for STR guests.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
