We loved everything about the Sutton House. Our room was large, comfortable and nicely decorated. Breakfast was delicious and creative. The owner was charming and helpful. We highly recommend!

Great host and staff. The place does feel like a home. It is a little bit noisy though. Breakfast was just OK.

This is a very nice property. Nicely decorated with antiques and collectibles and classic furnishings. Owner Thais is an excellent host ready to make you feel at home. Very complete breakfasts with delicious food cooked by attentive staff. Our room was the Peach Lilly room on the first floor. You will hear road traffic noise.The room was very nice but the space distribution could improve. The bathroom is really small. The washbasin is outside the bathroom and located in the bedroom which is a bit inconvenient. The bedroom size is good for a couple but on the small side to accommodate 3 people. Overall we enjoyed the property very much and recommend it.

Unfortunately this is how the room has to be set up for handicapped. We added the bathroom but did not have room for the sink in the bathroom. Everything is a work in progress but we appreciate the input. Nice to meet you.

No to this place no idea how they have 4.8 stars
Nothing has been upgraded in more than 50 years here. my shower was 30" plastic insert with only a hand shower that had 2 drips...no real water stream or pressure and cold. No hot water. The other room we rented the TV didn't work. All things are not quaint but really moth eaten, and frankly, scary. Not cheap expected nicer.

It is very sad that you feel this way. You were given an upgrade to a King Suite with a Spa tub from a Queen room. You were told that the hot water takes time to get to the 3rd floor and you needed to run the water (which was fine) to give it time to get the hot water. The other room...the tv does work. We are constantly doing upgrades on the whole house. Your price was very cheap for what you stayed in. We are the least expensive around. We are sorry you were having a bad day when you arrived. Because now it shows.

Our stay at Sutton House B&B was great. The staff were fabulous, breakfast was a highlight both mornings! The only negative was the bed was quite uncomfortable and old making our nights sleep lacking.

We went to the Inn for a relaxing overnight. We walked to the restaurant for dinner - in the rain - the Inn offered golf umbrellas which were perfect since the restaurant was across the street. Sally gave us a wonderful breakfast the next morning. The sunroom was perfect for breakfast and it was nice talking and getting to know the other guests. The owner told us the history of the Inn before breakfast while drinking delicous coffee and homemade cranberry scones. The room had more than everything you'll need to make your visit memorable. Such a gem with Lake Winnipesaukee right across the street. Can't wait to return

Sutton B and B was much more than expected. Thiesa (sorry if I spelt the name wrong) was very attentive and has done her research making sure that anything a guest needs would already be provided. She even had the snow brushes on the porch, umbrellas in the rack to use. I personally liked the history portion of the building looking at the architecture of it. Granted it has been updated since not every item can last more than 150 years the use for life does play a part. Updating it the attentiveness of the visual aspects nineteenth century was taken into consideration. I would definitely come back again without any reservation. Great Job.

Great place!
Overall, a wonderful stay! Sally and Thais were kind and accommodating. Breakfasts were great! A bit of a bummer that the fireplaces were not in working order, but all in all, we would definitely stay here again.

Beautiful B & B..very nice friendly people. Wonderful breakfast on a lovely porch. Pretty setting. Our room, the green room could use an updated tv…only had one channel but for the amount of time spent there it was lovely.

Beautiful house and property. The breakfast was delicious and when we were going on a trip before breakfast was served, a care package was made for us. Check in and check out very easy. The owner is awesome. Highly recommend staying there.

The B and B was very clean, We swam in the pool, the staff are very friendly, the room and bed were comfortable, and the breakfast was tasty.

Spent 2 days on Memorial Day weekend and had a great time. The staff was warm, friendly and very helpful. Homemade breakfast was awesome. Enjoyed the beautiful grounds, relaxing on the porch and swing, able to walk to town/ local dining. The owner let us borrow the parking pass so we could park our trailer at the local beach while we kayaked. ( we thought we might have been able to put in from the property from the pics online ) Would have liked to stay a couple more days if able. Only down sides were the noise from traffic/bikes/ walls little to be expected in an older place, and we thought we were getting lake/mountain views but because we booked through Expedia and not direct didn't get room w/ view we were expecting. Still overall, a great stay and would return. Good place, especially for the price.

Didnt offer choices at breakfast, shower was horrible pressure. None of the fireplaces worked in the suite we were in. Very awkward set-up of suite, had to enter through bathroom around the very back of building and very limited access to front main entrance (only used as *emergency exit*). Inn keeper was nice, room was clean, but overall probably would not stay there again even though i proposed to my fiance there... was not how i expected an Inn to be at all.

We were glad to have met you. We would have gladly offered you anything else for breakfast if asked. We do this will all our guests. Wish you had mentioned you were having problems with the shower. We would have been more than happy to show you how to work it. Due to rising fuel costs we limit the use of fireplaces to Jan. and Feb. This is so we can keep the cost of rooms down for our guests. Glad you got to propose. Best wishes.

the bed was so extremely comfortable and the electric fire place in the room and bathroom made it feel very homey. but the bed and pillows OMG make such a great stay and they were supreme!

Owner, Tayesha, could not have been more caring, accommodating and kind. She was such a gracious host and went out of her way to make sure we had everything we needed. Breakfast was delicious and plentiful plus special touches like coffee/tea/freshly made cookies and bread always available. The inn was spotlessly clean and beautifully decorated/festive Only downsize was no elevator

Wonderful inn
Very good b&b. The innkeeper was very kind, helpful, and accommodating to all of our needs. We stayed in the 3rd floor king suite. Great views of the lake and our own personal dining table looking out over the lake. We brought some steaks to prepare on their grill on the patio for our first night. Breakfast was very good and overall great experience. Will stay here again in the summer when their pool is open.

Nice like weekend getaway!
Our stay at the Sutton was wonderful! We decided to get away for the night and found the room rates to be inexpensive, service to be impeccable, and the hotel itself was so cool! Very awesome, unique touches and everything was clean and neat. Thais was so sweet and was very helpful! Breakfast on Sunday morning was delicious and I even got to take some scones with me for the road! 😊 we will definitely be returning to the Sutton again soon!

Amazing stay
Couldn't ask for a better location with amazing views overlooking the mountains and lake. A beautiful historic place that is more of a bed and breakfast than 'hotel' even though listed on hotels.com. That said a delicious full breakfast was served, much needed at the start of a chilly February morning. Highly recommended.
