The Home
1. The apartment is located on the 12th floor, north-facing.
2. The apartment is 35 sqm, including 1 bedroom area, 1 living room area, and 1 private bathroom, with a balcony. The open kitchen is connected to the living room area.
3. Private high-speed Wi-Fi (500/500 Mbps) exclusively for this apartment.
4. The apartment features one king-size bed (1.8 × 2 m) with a latex mattress for extra comfort and a three-seat sofa in the living room area.
5. Appliances:
Smart TV, air conditioner, refrigerator, microwave, induction cooktop, and washing machine.
6. Kitchen & Amenities:
Basic kitchenware is provided for simple cooking. A high-speed hair dryer, electric kettle, and toaster are also available.

Outdoor Facilities

All public facilities are located on the 17th floor (top floor) and are free to use during your stay.

Parking

Free parking is available during your stay.

• Outdoor parking: You may park in the courtyard if spaces are available.
• Parking building (4 floors): If you prefer to park in the parking building, please contact us in advance so we can prepare a parking card for you.

House Rules
1. Smoking and cannabis
According to building regulations, smoking and cannabis use are strictly prohibited inside the room and on the balcony. A fine of 5,000 THB will be charged if this rule is violated.
If you need to smoke, please use the designated outdoor smoking area at the entrance of Building A lobby.
2. Trash disposal
Please do not leave trash outside the room door, as this is prohibited by building management.
Kindly dispose of all garbage in the trash room on your floor. Each floor has two trash rooms located near the stairway entrance.
3. Doors, windows and insects
When the lights are on at night, please keep doors and windows closed to prevent mosquitoes, geckos, moths, and other insects from entering the room. In tropical areas, opening doors or windows with lights on may attract a large number of moths.

Please note that the room is not equipped with window screens or screen doors, as this is the standard design of most units in the building.

Please also avoid opening doors or windows while the air conditioner is running, as this may reduce cooling performance and increase system load.
4. Balcony use
According to building regulations, please do not hang clothes or towels over the balcony glass railing.
Please use the drying rack provided on the balcony.
5. Key card
Please keep your key card safe. If the key card is damaged, lost, or taken away from the property without permission at check-out, a replacement fee of 500 THB per card will be charged.
6. Durian and food management
Due to its strong smell, durian is not allowed inside the room. A fine of 2,000 THB will be charged if this rule is violated.

Please keep sweet food in the refrigerator and keep the kitchen clean to reduce ants and tropical insects.
If a large number of ants appear, please clean the area first. If the issue continues, please contact us and we can arrange cleaning on the following day.
If insecticide is required, we will only use it with your consent.
7. Air conditioner and appliances
When leaving the room, please turn off the air conditioners, lights, and water taps.

Each apartment has two or more air conditioners, and some units may share the same outdoor compressor. To prevent water leakage, reduced cooling performance, or system overload, please turn off all air conditioners when leaving the apartment.
At night, if the living room air conditioner is not in use, please turn it off as well.

If any issues occur due to improper use, guests may be responsible for the inspection or repair costs.
8. Linen and room cleanliness
Clean bed linens, towels, bath towels, and bath mats are provided at check-in. If any items are lost, damaged, or heavily stained and cannot be cleaned, compensation may be charged up to double the item value.

If the room is left excessively dirty or messy at checkout, an additional cleaning fee of 1,000 THB may be charged.
9. Drain blockage
If a blockage occurs in the toilet, shower drain, or kitchen sink due to improper use and repairs are required, the guest will be responsible for the related repair costs.
10. Internet and curtains
The internet speed in the room is 500/500 Mbps, but network slowdown may occur during peak hours.
The curtains are not 100% blackout, so please consider this if you have strict light requirements.
11. Hot water notice
Due to the building’s plumbing design, hot water is only available in the shower area.
The bathroom sink and kitchen sink provide cold water only.
12. Quiet hours
Quiet hours in the building are from 22:00 to 08:00. Please keep noise to a minimum during this time to avoid disturbing neighbors.
13. Cleaning service
Daily cleaning service is not provided. If you require additional cleaning during your stay, we can arrange it for an extra fee with advance booking.
14. Kitchen and cleaning tools
Laundry detergent is not provided.
If you need a rice cooker, vacuum cleaner, mop, or broom, please contact us in advance and we will provide it if available.
15. Public facilities notice
This property is a private apartment, not a five-star hotel.
All public facilities in the building are maintained and managed by the building management.

Sun loungers on the 17th floor are limited and may not always be available during busy periods.
The gym may also become busy during peak hours.

As this is a private residence, towels are not provided at the swimming pool. Please bring towels from your room if needed.
16. Two-bedroom unit notice
This applies only to two-bedroom units.
The second bedroom does not have a window. It is equipped with a ventilation fan for air circulation, and curtains are provided for privacy and rest.
17. Washer and drying function
The washing machine includes a drying function, but it is not a professional dryer, so the drying performance may be limited.
For fully dry clothes, you may extend the drying time or air dry.
18. TV usage
The TV is a Smart TV.
For privacy and security, please use your own YouTube or Netflix account when watching TV and remember to log out before check-out.
19. Seasonal air quality notice
From February to May each year is the burning season in Chiang Mai, during which air quality may be affected.
Guests are advised to check the air quality conditions in advance before booking.
This is an uncontrollable seasonal environmental factor and will not be considered a valid reason for cancellation or refund.
