The property is laid out over two floors with much of the accommodation on the ground floor. Three of the four bedrooms and the family bathroom are downstairs and the master bedroom is upstairs with an en-suite shower.

The garden facing sitting room is the real show piece of the house, with stunning picture windows looking out over the pretty lawned garden and access through patio doors to the outdoor dining area. With comfortable sofas, a smart TV and open fireplace, this room is the real heart of the home and is the perfect place for guests to relax whatever time of year they visit. With a second sitting room facing the garden, there is plenty of space for guests to enjoy the house without feeling on top of each other.

The second sitting room or playroom also doubles up as the fourth bedroom, offering flexibility depending on how many guests are staying. The day bed style bed in this room can be made up as a double or full sized twin beds. If not being used as a bedroom, the day bed can be used for seating.

The kitchen to the side of the property is well equipped and opens out onto the dining area with seating for up to 8 guests.

The property offers off-street parking for up to 4 cars which is luxury so close to West Wittering beach. Located in the private West Wittering estate of Roman Landing the property's positioning is unbeatable. It is short walk through the estate to Snowhill Creek, where you can access the coastal path to Itchenor (Area of Outstanding Natural Beauty) and onto the white sands of the National Trust's East Head. Guests can be on the beach in 10-15 minutes but enjoy a lovely walk through the nature reserve to get there or enjoy a spot of crabbing on route. The village of West Wittering with its cafe, pub, butchers, gift shop and small convenience store is just a 5 minute walk and the village of East Wittering with a wide arrange of independent shops and restaurants is a couple of minutes drive.
