The home’s coastal-inspired palette gives the space an uplifting, relaxed atmosphere clearly designed with group comfort in mind, creating a home that feels easy to enjoy rather than overly formal.

Prepare a quick breakfast before heading to base or a family dinner after a full day in town. The fully equipped kitchen has you covered.
It includes stainless steel appliances, a dedicated coffee station with a veriety of Krups coffee machine, Budom and a kettle, ample counter space and all the essential tools.
Serve your meals at the dining table that seats 8 in addition to the kids high chair, it's perfectly positioned to keep the conversation flowing between rooms.

BEDROOMS
Each bedroom is designed as a personal sanctuary focused on deep, restful sleep.

Bedroom 3: 1 queen bed and 1 single bed
Bedroom 4: 1 double bed and 1 single bed
All featuring soft linens and Memory Foam Mattreses.

An ideal spot to catch some fresh air, featuring comfortable lounge seating, a BBQ grill, outdoor dining space, kids playset and sitting area.

Parking is also easy, with driveway space for 2–3 cars and additional street parking available.

GUEST REGISTRATION: This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $55 for stays up to 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

As a host, we aim to make your stay as comfortable as it can possibly be! Our assignment is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you could follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. PETS/SERVICE ANIMALS:

Our property is pet friendly (limit 2), but please make sure you follow the rules mentioned below:

✤ NO CATS! This is a hazard as future guests could have allergy issues.

✤ No constant barking or disturbances are allowed. We do not want anyone disturbed at any time. We assume the pet is well-behaved and will be trained to be quiet.

✤ Non-aggressive breeds, no history of aggression, 50lb limit, and $118 PER ANIMAL PER STAY DOG FEE (NON-REFUNDABLE). This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $118 per pet per week (non-refundable).

✤ Pets and service animals must be supervised when in the backyard, and not be left unattended at any time

✤ Pets and service animals should have a collar, harness, or microchip with identifying owner information attached should it become lost and must be crated or kenneled when left alone to avoid accidents.

✤ Please avoid any pet mess inside the house and outside as well. Guests are required to remove ALL TRACES of an animal being present at the property. Please pick up their waste and dispose of it accordingly and bring a cover for our couches and chairs, if pets sit on them. Always have mattress protectors on beds regardless. Any damage caused by an animal must be repaired or reported to us and will be charged back to you.

✤ You will need to disclose to us if you will be bringing a pet to the property. Please let us know your pet's breed, how many as well as weight at the time of booking.

ISSUES DURING STAY:
So we can maintain a high standard throughout your stay and to help us address any concerns quickly and ensure the best experience possible, we kindly ask that any issues be reported during the guest’s stay. Any issues reported after stay can't be taken into consideration, as we won’t have the opportunity to assess or address them in real time.

TRASH DISPOSAL:
✤ All household trash must be disposed of in the black or brown bins only. Failure to do so will result in a $50 penalty. Blue bins are strictly for RECYCLING only.

SECURITY CAMERA:
✤ Any tampering with or covering of cameras compromises the security of the property, and if they are altered in any way, it may result in immediate cancellation of the booking without a refund.

SECURITY DEPOSIT:
✤ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the said deposit amount.

NO UNREGISTERED GUESTS ALLOWED:
✤ We require that all guests must be declared, regardless of whether they are staying or just visiting. Staying guests must be registered and acknowledged. Failure to register or declare any guests will result in a penalty of $30 per guest, per day.

EXTRA GUEST FEE:
We charge extra guest fee beyond 4 people for $15/guest/night.

EARLY CHECK-IN / LATE CHECK-OUT:
Early Check-In: We charge $25 per hour for early check-ins.
Late Check-Out: We do our best to accommodate special requests. For late check-outs requested until 8 PM the day before check-out, a fee of $25 per hour will be charged. Any requests made after 8 PM the day before check-out, up to an hour before check-out, will incur a fee of $60/hr.

NO PARKING ON THE LAWN:
✤ Kindly avoid parking on the lawn, as it’s not permitted to help keep the property in great condition. We allow up to 4 cars to be parked at the property.

NO RVs ALLOWED:
✤ Please note that RVs, trailers, and oversized vehicles are not allowed on the driveway or along the street to ensure a smooth experience for everyone in the neighborhood.

EATING OR DRINKING:
✤ No eating or drinking in the bedrooms.

SMOKING:
✤ There is NO SMOKING of any kind inside the house. There will be a $150.00 smoking fee charged for smoking in the house.

DRUGS:
✤ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

PARTIES:
✤ NOT ALLOWED and If guests are found to have had a party that results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

QUIET HOURS:
✤ Please keep the noise to a minimum after 10:00 PM.

OUTSIDE SERVICES / VENDORS
Any outside services / vendors should be disclosed in advanced

TOWELS & LINENS:
We kindly ask that you help us maintain the quality of our linens and towels by using them with care. Please avoid staining them with makeup, hair dye, tanning products, wine, or food spills. For makeup removal, we recommend using personal wipes or designated products instead of towels. Towels are intended for drying off after showers and should not be used for cleaning spills, wiping floors, or as rags. To ensure all guests enjoy fresh and well-maintained linens, excessive staining or damage may result in a replacement fee.

ALTERATION REQUEST POLICY:
✤Guests must inform us of any alteration requests (shortening stay & decreasing guest count) at least one week before check-in. Regrettably, we will be unable to accommodate late requests. In such cases, we can provide a refund amounting to only 50% of the original refund amount.

LONGTERM STAYS
For stays of 30 days or more, bi-weekly cleaning is required to keep the property clean and well-maintained. Cleaning schedules will be arranged in advance, and the cost will be $230/cleaning.

OTHER:
✤ Charging electric vehicles using the property’s outlets is not allowed.
✤ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear (animal damage does not constitute normal wear and tear) will be charged to you.
✤Kindly refrain from using glitter, confetti, slime, or Play-Doh inside the property to maintain cleanliness and comfort for all guests.
✤We ask that you do not dye your hair or remove nail polish inside the home to avoid staining and damage to surfaces.
