As the guest house to *The Bird House*, this charming studio-style retreat offers all the essentials for a relaxing getaway. Inside, you'll find a well-equipped kitchenette with a cooktop, toaster oven, mini-fridge, and coffee setup. Stay connected with Wi-Fi, unwind with your favorite shows on the smart TV, and enjoy year-round comfort thanks to the mini-split HVAC system.

Step outside and take advantage of the beautiful outdoor amenities, including a dock with a sliding board, a soothing hot tub, a firepit for evening gatherings, and a screened boathouse with power, a refrigerator, and a dining area. This area and amenities are shared with the house next door. Whether you're seeking relaxation or adventure, *The Tiny Bird House* provides the perfect retreat in a serene, park-like setting.

Please remember that Douglas Lake is a TVA controlled reservoir and has a draw down period. There are parts of the year that docks are on the ground. The summer months the lake is typically at full pool.

You will be required to sign a rental agreement, a point of contact form and set up a required security deposit just making your reservation. This is required to stay with us.

The add is very misleading. The hot tub is not near the tiny home you are staying in. Make sure you are clear in the fact that you share the hot tub. When we arrived we didn't have check in instructions because we have always communicated via VRBO. I messaged the host twice. We found a number to contact her. She was very rude and put out by the fact that we did not realize that she had communicated with us via her own email, and that she was busy cooking dinner or something else when we text via the VRBO app. The air unit in the tiny home would not work until we cleaned the filthy filters out. If you are in the shower, make sure you huddle in the corner so that water doesn't get everywhere. If you are a light sleeper, be prepared to wake up multiple times a night when the toilet starts running for no reason. I had to contact the host again during our stay and she again was rude. After our stay she was nice, go figure. Our stay was over a week ago and we still have a 300 pending hold on our CC. I am going to have to report it soon. We were so excited about this stay but obviously will never use this company again.

Great stay . Had couple of problems that were taken care of . Love the boathouse!! Sit and look at Douglas lake for hours . Hot tub had problems with 2 jets not working properly, might have been my lack of knowledge with hot tub .

The tiny house was clean and in a perfect location for all water activities as well as golfing. Checking in and out was a breeze. Everyone that we came across in neighborhood and dandridge in general were really nice and awesome. No doubt would book again.

The tiny home was very spacious and clean. It gave a very homie feel. The dock and screen in porch with the outdoor kitchen was awesome. It's a very quiet area and very peaceful. They were very accommodating and brought us extra towels when requested and very fast to respond to questions. We would high recommend this home for anyone wanting to enjoy the area without the choas of crowds.

Lovely, Quiet, Clean, & Simple space

We loved our stay. We reserved this tiny home last minute after a bad experience at another place and were really happy with it. It’s in a quiet neighborhood, very clean and put together nicely. We enjoyed the hot tub which is a short walk down the road from the house which has a beautiful view of the lake and night sky. We will book here in the future. The host is responsive and excellent with communication and follow up. Highly recommend.
