The home includes three queen bedrooms and three full bathrooms with heated floors; the blue bathroom also features a towel warmer. The fully equipped kitchen has high-end appliances and an induction cooktop, while the main living area includes a pellet stove, Smart TV, projection screen, and Wi-Fi speeds exceeding 100 Mbps.

The property is within a 10- to 30-minute drive of Stony Brook and Letchworth State Parks, Hemlock and Canadice Lakes, Geneseo, Naples, wineries, breweries, and seasonal Amish markets and bakeries. A car is essential due to the rural location.



Up to two dogs are permitted with the applicable pet fee. Pets are not allowed on furniture, and all pet waste must be removed immediately. Failure to comply may result in a $100 charge.

* Guests have private access to the home and designated outdoor areas, excluding locked storage spaces.

* Exterior cameras monitor the entryway and driveway; there are no cameras indoors.

* The property uses a septic system. Only human waste and toilet paper may be flushed.

* Guests are responsible for supplying propane when needed.

* Parties, events, unregistered guests, RVs, tents, and temporary shelters are prohibited.

* Early check-in and late checkout are not available.
