Each of the four bedrooms is thoughtfully designed to provide a comfortable and restful stay. Three bedrooms are located on the second floor: Bedroom 1 features a queen bed, Bedroom 2 also has a queen bed, and Bedroom 3 includes a bunk bed with a twin bed on top and a full bed on the bottom. The fourth bedroom is located in the basement and features two bunk beds: one full/full bunk bed and one twin/twin bunk bed.

For the safety and preservation of our historic cottage, we kindly ask that guests refrain from using the fireplace. Due to the delicate nature of the home`s architecture, the fireplace is decorative only and not suitable for use. ✔Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
✔Firewood is not provided.
✔We will send check-in instructions, including door code.
✔We are available 24/7, for your needs.
✔Please note that the distances and travel times provided are approximate estimates based on Google Maps. Actual travel times may vary depending on traffic, weather, road conditions, and the route taken.
✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
✔Use of the Airbnb property, including the hot tub/jacuzzi, Peloton bike, and all amenities, is at guests’ own risk. Hot tubs and jacuzzis, as well as exercise equipment, may pose health risks for certain individuals, including but not limited to those who are pregnant, have heart conditions, high blood pressure, or other medical concerns. Please consult a medical professional if you have any questions before use, and always supervise children closely.
✔For safety reasons, swimming in the pond is strictly prohibited.
✔Additionally, guests are not permitted to enter the private stables or any restricted areas of the property at any time. Unauthorized entry into these areas is strictly prohibited.
✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.

This clause shall survive the termination of any rental agreement or guest occupancy.
-The weather in the area is typically cooler and comfortable in the evenings. While air conditioning isn’t commonly needed due to the natural cross breeze that helps keep the property cool, we do have AC units available in the bedrooms only for your use.

-Setting off fireworks is illegal even though you can buy them in the area. You will be fined.

-$50 guest insurance included in the final price. It is both guest and host insurance and is not optional.

-Any smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in additional charges. Smoking inside the home of any kind will result in a $1000 fine.

-You are allowed to fish in the pond- `catch and release`.

-The main horse barn and the carriage house are off-limits unless prior approval has been granted.

-We only allow parking for 6 cars in the property.

-Late check-out and early check-in may be available for a small fee, depending on availability.

-We have a strict no-pet policy. Please note that if a pet is brought to the property, a fee of $500 per night will be charged.

-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

-Please avoid parking on the grass. Guests are welcome to park their vehicles on the driveway.

-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction. New York State Department of Environmental Conservation (DEC) announced that the annual statewide ban prohibiting residential brush burning begins March 16 and runs through May 14. Since 2009, DEC enforces the annual brush burning ban to prevent wildfires and protect communities and first responders during heightened conditions for wildfires. During these dates, Fire pit will not be available.

-Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

-Fireplace Use Policy:

-No Decorations Policy
To prevent damage to surfaces, no decorations may be strung, hung, or taped to any part of the property (including walls, doors, furniture, or fixtures). Please do not use tape, adhesives, hooks, or nails. Any damage or residue caused by decorations will result in additional cleaning or repair fees.
