The "Kickback@ Palmer Park” is perfect for small birthday parties, bachelor/bachelorette/bridal parties, campus retreats, corporate housing or just good times with good friends. Families will feel right at home especially for stadium events & Wayne State U.

A Special Smoking Lounge has been built into the party-style basement with ventilation and privacy. Lounge bed, wet bar and gaming space have been custom built for your enjoyment as well.

We have created a private Smoke Lounge where you may smoke/vape without disturbing the rest of the house guests or having to go outside.

This space was designed to be perfect for long term business travelers, retreats, small parties (bridal parties, birthday celebrations, kickbacks) or just a weekend getaway for the family and friends to watch the Detroit Pistons, Tigers or Redwings take on the competition.

Private code-locked entrances with parking available on site. My home has been renovated from top to bottom and is ready for your family or friends as guests to experience all that the city has to offer.

Queen/full/twin beds with new insulated windows, new cashmere-infused carpet, newly painted, and fully furnished for your comfort. 32” HD TVs with HDMI cords attached in your room and a 60” TV in the living room. Living room, separate dining room, three bedrooms, fireplace and fenced rear yard.

Full kitchen with pots/pans, appliances and amenities.

Well appointed bathroom with shower/tub and another 1/2 bath on first floor. The basement has a full bath and stackable washer/dryer. Irons/boards in each bedroom.

Video Gaming area. Bring your own Xbox, PS4, Nintendo system and games - hook it up using my HDMI cord and have at it. Built in bench seating.

You have Full access to three floors of living space and rear fenced yard.

My team and I like to extend our guests their privacy. My house manager, Larry will orient you to the house between 5-6 PM on your check-in date. We want to make sure you know how everything works.

I am just a phone call or email away from any questions you may have.

I have a contractor available 24/7 for any concerns with your space and Larry, our house manager lives on the same street.

We are 10-15 minutes from the Detroit Pistons, Tigers and Redwings as well as the Fox Theater, Aretha Franklin Amphitheater and Downtown Detroit. It's a $10 Uber ride to these locations or $15 to the Canadian border.

Meijer's grocery and Home Goods store is 5 minutes away as well as Starbucks, retail stores, Planet Fitness and yes - even an Applebee's. There are lovely local restaurants and national chains within a 10 minute driving area as well.

Downtown Detroit (15 minutes south) and Royal Oak (10 minutes north) are easily accessible from Woodward Blvd - main thoroughfare at the corner. We are across the street from Palmer Park, Palmer Park Tennis Academy and Palmer Park Golf Course (PGA stop in the summer). There is a Bowling Alley 2 minutes away and the night life of Royal Oak is a short car ride away. Parking at the stadiums for the Tigers, Redwings and Pistons is between $25-$60 but an Uber ride from your “home away from home” is between $10-$11 so sit back, relax and be confident you can fully enjoy yourself.

Detroit and our street are coming back baby! I’ve purchased 7 buildings on my street which I’m renovating one by one. The street is still undergoing it's renovation though at this time. Thank you for helping to support the revitalization of Detroit’s neighborhoods and history.

There is parking on site - at the street and behind the building. There are bus-lines along Woodward Ave at the corner and approx 100 feet is the Northbound bus-stop; but I would recommend a car or Ride-share as downtown Detroit is about 12-15 minutes by street and downtown Royal Oak is 7-10 minutes by street (freeway is even faster). It is much more cost-effective to ride-share than to even drive your own car and park downtown. Sporting events are from $25-$60 and Uber is approximately $10.00.

The Kickback House is great for small gatherings, celebrations and events for approximately 10-25 people depending on your event. We have accommodated events that have been up to 50 guests (wedding receptions) on occasion. If you have more than 10 guests or depending on the nature of your event, we may mandate our private security at a separate fee and the nightly rental may be increased. Additionally, the cleaning fee will be increased to $300 if the house is not returned in the condition rented.

If the number of guests or the intent/nature of the event is not fully disclosed or misrepresented, we will charge a $2500 fee. As you’re agreeing to my house rules, you agree to this fee.

We have created a Smoking Lounge in the party-style basement. This space is the only place where smoking is allowed inside the house. If smoking is detected (smoke, cigarettes, marijuana, vape, or combustible items of any kind) then a special $500 fee will be assessed.

If no one has booked your space the night before, we can happily accommodate for early check-in. Luggage storage is possible but no warranty for security can be provided. But you’re welcome to keep luggage on site for additional hours if needed.

The building is in Detroit; the address shares the Highland Park zip code though so some GPS listings show Highland Park. Either one will bring you right to us.

Lastly, I’ve purchased several buildings on this block that were previously vacant... we are renovating the block one building at a time. The neighbors and neighborhood are excited because Detroit is coming back baby!

Any suggestions you may have for improvement are certainly welcome.
We have a Smoking Lounge in the Basement and you are welcome to smoke in there or outside of the residence. Smoking is not permitted anywhere within the house's main floors except the smoking room (not within the basement)

We request quiet hours for neighbors from 10:00pm to 8:00am on Weekdays and from 12:00am until 10:00am on Weekends.

You are not allowed to park or have cars parked for guests anywhere other than our parking or the driveway next-door. You are not allowed to have cars in front of neighbors homes that are not owned by myself. For events, parties or gatherings, we will require a parking/security attendant be present to assist you and your guests with overflow parking on one of my two additional lots on the block.

We reserve the right to require our own security for your event based on its nature and number of guests. Our primary concern is safety and protection of the property. We reserve the right to disband parties without refund if a guest mis-represents the nature and the number of guests they will have present. Guests are not allowed to re-rent the space or not disclose their intent. We will impose and you agree to pay a $2500.00 fee if our space is rented under false or misleading pretenses. By renting The Kickback House you agree to pay this fine if you misrepresent your event.

NO GUEST UNDER 21 YEARS OLD MAY HAVE A PARTY ON THE PREMISES and/or CONSUME ALCOHOL. Due to Covid-19 temporary conditions set by Airbnb, Guests under 25 may not rent the Kickback House. There is a $2500 fine which will be assessed through Airbnb for misrepresenting your event OR underaged guests consuming alcohol on the premises.

We ask that you treat our home in a respectful and considerate manner so you may enjoy it as well as future guests.

We provide microfiber towels for spills or to clean shoes etc. We also provide makeup wipes as a courtesy. You will be charged if bath/hand towels are soiled.

There is an additional cleaning fee for party decorations, confetti, balloons etc. please remove your decor items and return the house as received. We will clean it, address linens etc but we expect dishes to be placed in the dishwasher, party trash to be collected and the house to be damage free.
