- Any fines received while in stay will be charged back to the primary guest.
-Late check-out and early check-in may be available for a small fee, depending on availability.
-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.
-There is a strict speed limit of 25 MPH throughout Penn Estates.
-We have a pet fee of $150 (max, 2 pets). Undisclosed or unapproved pets will incur a charge of $250 to $500, per night. Please note that only dogs are allowed.

-This property is located in a community that requires guest and vehicle registration for entry and access to amenities. While we will never ask for your ID, please note that community staff or security may request to see IDs at the gates or welcome center for verification. Registration must be completed at least 3 days before arrival. For bookings or registrations made within 3 days of check-in, the HOA charges a $75 late registration fee. If applicable, this fee will be requested through the Airbnb Resolution Center.
-Kindly note that the community may require a pet vaccination record as part of the registration process.
-Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.
-Amenity passes are provided during summer season. Kindly return it to the same spot before check-out. Lost passes will be charged $150 each. Please note that guests are not allowed to use the fitness center.
-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.
✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.
The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:
-Any injury or damage caused by an animal kept or brought onto the property; -Any failure to comply with local animal control or leash laws; or -Any violation of the property’s pet policy or house rules.
Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund. Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.
This clause shall survive the termination of any rental agreement or guest occupancy.
✔Being in a natural setting, occasional insects or small wildlife may be present. Please keep doors and windows closed to help prevent this. We also kindly ask that all food is properly sealed and covered.

What a joy
Stayed over Presidents’ Day week, what a great house for a few families. Plenty to do, great responsiveness with any issues and great proximity to camelback/shawnee. 10 out of 10!!! Melissa was amazing! Def will be back!!
