The Main House boasts three floors of living space and three bathrooms. The newly added Carriage House suite introduces a fifth sleeping area and a full bathroom. The first floor of the Main House features a bright, modern layout with open living, dining, and kitchen areas. The living area includes a vaulted ceiling, stone fireplace, large screen TV, and comfortable sofa and chair seating.
The Dining Area and Kitchen are framed by a wall of glass windows and sliding doors that open out to an expansive back patio. The Chef's Kitchen has a prep counter/breakfast bar, commercial stainless appliances, and stone counters. There is also a first-floor Primary Bedroom with a glass door that also opens out to the back patio and outdoor shower. There is a full shared Bath on the first floor as well.

The Dining Area and Kitchen are framed by a wall of glass windows and sliding doors that open out to an expansive back patio. The Chef's Kitchen has a prep counter/breakfast bar, commercial stainless appliances, and stone counters. There are two Bedrooms on the second level that share a full Bath. There is also a TV/Family Room with TV, sofa, and chairs. The thrid floor features a large open loft-style layout. It has a Sitting Area and two sleeping areas -- each with its own bed (but no wall or doors). There is also a shared full bath as well.

The new Carriage House suite is on the second floor above the garage. It has both a private outside entrance as well as a deck that connects back to the Main House. The new space features a Kitchette with sink, refrigerator, dishwasher, and microwave. There is a dining table for two, plus sleeper sofa, and a full Bath.

On the second level, there are two bedrooms that share a full bathroom. This floor also has a TV/family room with a TV, sofa, and chairs. The third floor features a large open loft-style layout with a sitting area and two sleeping areas, each with its own bed but no walls or doors. There is also a shared full bathroom on this level.

Outdoor entertaining is centered around the back patio, which includes dining, lounge, and firepit areas, as well as a built-in grilling area. The town boat launch for Sengekontacket is nearby, providing easy access for kayaking or stand-up paddleboarding.

By Ferry: The primary way to reach Martha’s Vineyard is by ferry. The Steamship Authority operates year-round ferries from Woods Hole, MA, to Vineyard Haven and Oak Bluffs. In the summer, additional ferry services are available from New Bedford, Falmouth, Hyannis, and Nantucket, as well as seasonal ferries from Rhode Island and New York.

By Air: Martha’s Vineyard Airport (MVY) has regular flights from major cities such as Boston, New York, and Washington, D.C. The airport is located in the center of the island, about a 15-minute drive to Edgartown.

PETS: This property is not pet-friendly. Unauthorized bringing of pets will have a penalty of $300 which will go towards a deep cleaning of the property.

CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10AM. Please check the availability of early check-in prior to booking.

CHECK-OUT: Check-out time is before 11AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

SMOKING: We do not allow smoking inside the property or outdoor spaces including the balcony and terrace. There is a smoking fine of $300 if there is evidence of smoking inside the property.

NOISE: Please observe quiet hours after 10PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

DAMAGES & LOSS: I would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss in the property which will be deducted from your security deposit. Please advise me of any damage or loss immediately upon discovery.

UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
