    Bathed with natural green tones, this bright self-catering room boasts a super-king bed alongside a modern en-suite shower room. The soft green palette creates an atmosphere of calm and sophistication, enhanced by the abundance of light streaming through the large Georgian windows.
    At the heart of the room, a super-king bed awaits you. Dressed in crisp white linens and complemented by rich green cushions and a cosy tartan throw, this spacious bed ensures a restful night’s rest. On top of the bedside tables, warm lamps emit the perfect glow for late-night reading, contributing to the room’s comforting ambience.
    The room also features a modern en-suite shower room, complete with sleek tiling that adds to that spa-like feel. Fresh towels and essentials are provided, ensuring you start and end your day with ease and in comfort.
    For your convenience, the room is equipped with the following amenities:
    - Complimentary (free) Wi-Fi
    - Shower room with shampoo, conditioner, shower gel, and hand soap

    Important
    Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.
    Room 3 is located on the 3rd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

    As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.
    PARKING OPTION: On-Street Pay and Display Parking bay:
    The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.
    Metered hours:
    - Monday to Saturday: 8:30 a.m. – 6:30 p.m.
    - Sunday: 12:30 p.m. – 6:30 p.m.
    - Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).
    Free parking (outside metered hours):
    - Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)
    - Saturday to Sunday: 6:30 p.m. – 12:30 p.m.
    - Sunday to Monday: 6:30 p.m. – 8:30 a.m.
    Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.
