    Welcome to Desrochers — one of Edmonton's newest, most desirable, and most peaceful communities in South Edmonton. Step out from your private front entrance and you'll be greeted by the quiet, tree-lined streets of this beautiful neighbourhood, just 4 minutes from Heritage Valley Town Centre and 20 minutes from West Edmonton Mall and YEG International Airport.

    This stunning brand new 2023-built home has been beautifully decorated by a local Edmonton designer with modern and cozy furnishings and a bright, warm ambiance. With 4 bedrooms, 3 full bathrooms, a covered patio, private hot tub, and an EV-equipped double-car garage — this home truly has it all.

    Inside, stream your favourite shows on one of two Smart TVs with complimentary Netflix, work productively at the dedicated desk space with lightning-fast WiFi, or cook a home-cooked meal in the fully stocked chef's kitchen.     Please note: this home is part of a duplex-style property. The basement suite is a completely separate unit with its own private entrance and HVAC system — it is not accessible to our guests and no indoor spaces are shared. As this is a brand new neighbourhood that is still filling out, there may be some daytime construction noise and dust outside during the week.

Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

    · Whether you want to soak in the hot tub, relax on the covered patio, stream your favourite shows, work from the dedicated desk, or head out to explore Heritage Valley and South Edmonton — this home has everything you need. Once you stay with us, you'll feel like you're simply staying at a home of your own!

    Guest access
    You'll have exclusive access to the main floor of the home throughout your stay — including all 4 bedrooms, living room, fully equipped chef's kitchen, 3 full bathrooms, covered patio, private hot tub, and the attached double-car garage with EV charger. The home features self check-in via a secure keyless entry — your personalized access code will be provided after booking. Please note: the basement suite is a completely separate unit with its own private entrance and HVAC system — it is not accessible to guests of this unit and no indoor spaces are shared.

    IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

    ‣ Damage Protection
    Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

    ‣ Rental agreement
    A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

    EARLY CHECK-IN / LATE CHECK-OUT
    · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

    LOST ITEMS
    · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

    MAIL & PACKAGES
    · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

    MAINTENANCE & REPAIRS
    · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

    ADDITIONAL GUEST FEE
    · There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
    · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

    CANCELLATIONS
    ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

    GUEST SCREENING
    · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

    EXTERIOR CAMERAS
    · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

    LIABILITY, VIOLATIONS & LEGAL NOTES
    ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
