✦ This home comfortably sleeps 2. It includes a 1 King bed. The bed comes complete with fresh sheets changed after every single guest. Our home also has 1 full sparkling clean washroom with complimentary soap, shampoo, body wash, complete with a shower, sink, and toilet so you can get ready for your day quickly!

✦ Complementary WiFi, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes, cutlery, and more!

✦ EARLY CHECK-IN or LATE CHECK-OUT: We are strict on our check-in and check-out times as it takes a long time to clean and get the property ready for the next guest. We allow for 1 hour flexibility. If you require this service, please contact us no later than 24 hours prior to arrival or departure as this is not always possible. There will be a $30 charge per service with prior approval to accommodate extra staff.

Once you stay with us, you'll feel like you're simply staying at a home of your own!!

You have full and total access of the basement during your stay. There is keyless entry to the home; a code will be provided to you after you book with us. We do not live on site, but are a quick message or phone call away!

While we do our best to ensure we provide as much of the comforts of home as possible, if there is something missing, simply reach out and let us know. Our home has keyless entry so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay.

The Glenwood neighborhood in Edmonton, Alberta is a vibrant and diverse community located in the northwest part of the city. One of the main attractions in the Glenwood neighborhood is the nearby River Valley. It offers a variety of recreational activities such as hiking, biking, and fishing. The neighborhood also has several beautiful parks, including Kinnaird Park, which features a large off-leash dog park and a popular skate park.

In terms of shopping and dining, the Glenwood neighborhood has a variety of options to choose from. West Edmonton Mall, one of the largest malls in North America, is located just a short drive from the neighborhood and features over 800 stores and attractions. The neighborhood also has a number of local shopping centers and restaurants offering a range of cuisines and dining experiences.

Step out from your home and you'll be greeted by a short walk to the Mayfield Common and plenty of walking paths nearby! Only a short drive away is the Misericodia Hospital, University of Alberta, West Edmonton Mall, Downtown, Airport and all sorts of fun activities such as the river valley and parks to spend your day at.

Overall, the Glenwood neighborhood is a great place to call home, offering a mix of recreational, cultural, and shopping opportunities for its residents and visitors. Whether you have your own transportation, are renting a car during your stay, need to access public transit, or want to call an Uber/taxi, Edmonton provides access to anything you need to get you to where to where you need to go.

✦ Self check-in · Easily check yourself in with our electronic lock on the front door of the private entrance. Codes will be provided to you after you book with us.

✦ Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

✦ Profiles that are brand new with no prior reviews may be required to pay a $500 damage deposit to our discretion prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

✦ Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
✦ Quiet time hours between 10 PM and 8 AM. There are others living in the upstairs unit so we have neighbours to respect.

✦ No pets allowed in the home.

✦ Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.

✦ This is a NON-PARTY home. Parties, events, or large gatherings are not permitted under any circumstances. Evidence of a party will result in immediate cancellation of the reservation without a refund.

✦ No smoking of any kind (cigarette, marijuana or vaping) and no drug use - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.

✦ Do not tamper with any fire alarms, smoke detectors, or security cameras on the property. These devices are in place for everyone’s safety. If any are found to be tampered with or disabled, a minimum $100 call-out fee will be charged to inspect and reset the system.

✦ The maximum occupancy on this property is 2 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person/per night.

✦ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

✦ Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations.

✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
