Extremely dirty rooms. Layers of black dust on bed frames and room furniture. Microwave made loud alarming sounds like it was about to blow up. Faucet was old and rust, came off Avery time we used it. Shower curtain is brown and moldy. Toilet knob got stuck at every flush. Worst was the floor. They have this fake wood gray flooring that’s better than carpet however, they don’t mop it. Your socks or feet turn black as though walking on soot. No pool. They filled it with sand and cement. You get what you pay for but proper hygiene is not too much to ask. This hotel needs to hire actual housekeeping staff. I will not be staying here again and would not recommend.

During our 3-night stay we ran into issue after issue. When we arrived, there was no one at the check-in window. We waited about 20 minutes before someone finally came out of one of the hotel rooms to check us in. I knew there would be a pet fee, but we were surprised to learn it was $20 per day. We were also looking forward to using the pool, only to find out it had been completely filled in, which was never mentioned anywhere on the website. Once we got to the room, things didn’t improve. The floors clearly hadn’t been cleaned, the toilet didn’t flush properly, the AC barely worked, and the TV was stuck on a tiny, low-resolution display. On top of that, the staff was unfriendly and the customer service was terrible the entire time. On our last night the power went out. When we asked the front desk what was happening, we were met with responses like “How would we know?” and “Dunno” when we asked when it might come back on. We had a 6-month-old puppy with us and couldn’t stay in a room with no AC or lights, so we booked another hotel that night. The next morning we returned to check out and asked about a partial refund. We were told it wasn’t their fault the power went out and that we had to contact the third-party service we booked through. In the end they only agreed to refund half a day. Do not book here. This was an awful experience and a complete waste of money. Honestly, I’d rather sleep in my car than stay here again. I am shocked they’re even open still.

So they give the same song and dance for every bad review but the same problems are still there. Lip Service Hotel is Grungy-Old and Grimey which would be fine if the facilities were clean. Bedboards and bedside table were very dirty - had to break out the Clorox wipes which I presented to reception. Smoke detector was covered with a a black plastic bag and masking tape. Floor was gritty and the kids did not even want to walk on it. Had to wash the whole floor with a bathmat despite requesting housekeeping to please take care of it. Long black hair on the toilet - definitely not mine. Shower curtain was yellow and dirty at the bottom. Bath had cigarette burns. Inside the bath the resident insects were dead. The shower water had a funky smell. Basin plug only had one position "Closed" so water would not drain. When walking into the room it was very musty smelling. I actually kept the door open for fresh air. TV was not working - they were asked to please have a look but they had no clue. This is a great location but without a facelift I wont be back nor will I promote them for my functions. Rooms had limited coffee facilities. This is not their fault but big pickup truck sit idling in the parking lot outside the rooms for up to 10 minutes before they leave - maybe instead of telling people they will charge them for a towel that was on the floor - they should ask their guests to be more considerate.

Very old - very dingy - they said they revamped with a coat of paint. Old/Dingy/Clean - YES - Dirty - NO. Light fixtures are rusted - they are falling off the wall. Bed boards are very very dirty - had to break out the clorox wipes which I showed them at reception. Floors were gritty to walk on. Apart from the rust doors were splattered with something liquid that was never wiped. My friend had to wash her floor with the bath mat because her children would not walk on it. The shower water had a "funky" smell to it. The smoke detector covered up with black plastic and masking tape. Photos attached. Toilet had long black hairs on it. Shower curtain had yellow funky dirt on the bottom. Bath bad cigarette burns and dead insects inside. Not their fault but guests with big trucks let the trucks idle at 5am outside your door. When checking in they tell you they will charge you for a dirty towel that was on the floor - maybe instead they should ask their guests to be considerate of other travelers. Very very basic breakfast but enough to get you going. Basic coffee necessities in the rooms. Great location but unless they have a facelift I can not see myself going back or promoting them for my function.

Did not have the room cleaned daily. Trash not picked up. No coffee replaced. A slight odor in from the bathroom. Vent fan in the bathroom very dirty and very loud. Fan should be replaced.

This was a last minute booking as we were roadtripping from New York down to Florida. Upon arrival to the room, the first thing we noticed was the bed side lamp shade was coated in a dark wax and had stains all over it. The sheets had make up stains on the sides and bed was barely made. The bathroom sink was cracked and the shower was filthy. Very disappointed with our stay.
