It is an end unit townhome, so you only have a neighbor on one side. You walk in the first floor to two bedrooms, a full washroom with tub and shower and two vanities. The laundry room is across from the bathroom.

The first bedroom has a King size bed.

The second bedroom has two bunkbeds. Each bunkbed has a double bed on the bottom (2 kids each or one adult?) and the top bunk has a single bed on both.

Upstairs on the main floor is the kitchen and living room with fireplace and bathroom.

You can eat on the large table or pull up a stool to the granite counter top which is a great buffet style service area.

The wall-to-wall window/door slides open to the balcony which has a great view of the ski hills and golf course.

Upstairs from there is an open loft but due to recent Short Term Rental laws in Ellicottville, it can't be used as a bedroom. So you cannot use our loft with a Queen size bed and full bathroom as a bedroom, legally. This is not a legal bedroom according to Ellicottville Short Term Rental Laws, so 2 guests should not sleep up there.

Guests comment that our photos don't do it justice. They say it's cozy and the kitchen is fully stocked with everything you'd need to prepare meals and drinks.

The full townhome is yours and out front and to the side is a great place for kids to play on the grass or sit out in the sun with a drink. It's a dead end of the parking lot so traffic is slow and infrequent. A keypad or the August App allows access to your whole group automatically.

We want your stay to be private and undisturbed so we'll let you enjoy the place in peace but if you have any questions or concerns contact us and we'll be sure to make things right. We reply very quickly to any concerns.

Firewood is provided. We have a coffee pot as well as a Keurig. There is a high end golf course across the street and there are several golf courses within a 20 minute radius. Check out Holiday Valley's website which has updated information on local events, races, festivals and more.
