We're less than 10 minutes from Holiday Valley and HoliMont and about 5 minutes from the center of town. You'll love having such convenient access to everything EVL offers while being able to spread out in our private 5-acre retreat.

Outside there are 2 dining areas along with lounge furniture, a fire table and a 6 person hot tub perfect for taking in the sights.

The main floor features a spacious kitchen with a large island workspace and a breakfast nook that overlooks the valley. You might catch a view of the endangered bobolinks that nest in our field in spring or the slopes lit up at night in winter.
The open dining room includes seating for 6 more and overlooks the living room with comfy seating and a wood-burning fireplace. We always keep it stocked with firewood if you're lucky enough to visit during chilly months. A half bath and mudroom with many storage cubbies completes this level.
The basement level has another living space with sleeper sofa, game table, air hockey table and mini bar. Make sure to check out the sauna and the outdoor shower as well.
There is a separate bedroom area on this level with gas fireplace, seating area, office workspace and access to the outdoors. A full bath with custom shower is just around the corner as is a laundry room.
On the second floor, there is a primary bedroom suite with dressing room, TV, desk and ensuite bathroom with double sinks. 3 more bedrooms are on this floor along with a full bath with tub/shower.

You'll have the entire house and outdoor areas to yourself. There is a studio apartment above the detached garage that is occupied so please be sure to keep driveway passable.
We're part of a neighborhood of 5 acres lots
The Village of Ellicottville is a quick 5 min. drive from our house. We have a long driveway with plenty of parking for multiple cars. Please park in a single line so driveway access stays clear.
