KITCHEN AND DINING

The whole family can come together and cook up a delicious breakfast or a picnic lunch within the fully equipped kitchen, surrounded by warm wooden cabinets and a dedicated pantry that provides plenty of storage for all your vacation groceries. The space features a stainless-steel refrigerator with an ice maker, an over-range microwave, a dishwasher, an air fryer, and a versatile Keurig Duo coffee station for both single pods and full carafes.

Positioned right by the main entry door, the kitchen connects directly to the deck, making it effortless to transition between indoor cooking and outdoor dining. OUTDOOR SPACES

The rear outdoor space serves as the true heart of the retreat. Stepping directly out from the kitchen door brings you onto an expansive wooden deck featuring built-in bench seating that wraps around three sides. Here, your group can gather each night around the glowing propane fire table to relax under the Maine sky.

The deck steps down directly into the private 6-person hot tub area, offering a seamless transition for evening soaking. To reach the rest of the property, a wooden ramp leads from the deck down to a large front yard and a private, grassy backyard that backs into a thick, mature forest. For pet owners, an overhead dog tether run is installed in the yard, providing a secure way for your dog to enjoy the fresh coastal air alongside you.

PARKING & ARRIVAL UTILITIES
Designed for seamless arrivals and stress-free departures, the property features a paved main driveway that leads into an expansive gravel loop. This pull-through design eliminates the need to ever back out, making it effortless to maneuver your boat rigs, ATV trailers, or large equipment setups.

When arriving at Amberwood, please note that the primary entrance into the home is located via the rear deck. You will follow the wooden ramp up to the back deck, where the main entry door opens directly into the kitchen.

Bathroom Layout
Please note that the home features one full bathroom located on the main living floor. While it is designed with a double vanity and a backlit mirror to maximize space, larger groups will want to coordinate their morning routines. To help with this, a full-length mirror is installed at the end of the hallway to provide an extra area for getting ready outside of the bathroom.

Basement Access
The laundry station and fitness gear are located in a designated section of the basement, which is unfinished. Accessing this area requires walking down a typical set of basement stairs equipped with a secure handrail. If your group does not plan to use these specific amenities, the rest of the home offers true single-story living entirely on the main floor.

Garage Disclosure
The separate garage building located next to the house is reserved for owner use, and the owner may occasionally access it. This occurs infrequently and with minimal disruption. Guest spaces—including the entire paved and gravel driveway, front yard, backyard, hot tub, and deck—remain completely exclusive and private to your group.

Heating & Cooling
The two mini-split heat pumps located in the living room and primary bedroom are powerful enough to comfortably heat and cool the entire home. The additional ceiling and tower fans are provided simply to help circulate the airflow through the rooms if you prefer.
