Peaceful, tranquil.. a bit remote
We arrived a couple of hours late but Francine was waiting, with all the doors and windows open. Throughout our stay, she came over every morning to open the pool and have a chat - even though her English is limited, it was easy to communicate. The house is large but I was disappointed to find a small(ish) shower downstairs and just a 'no solids' electric flush toilet upstairs. There are a couple of sinks up there, too. The shower itself was more than adequate in power and warmth. The beds were hard (for us), and the furniture in general has seen better days but it's OK. There's a TV and DVD in both the lounge areas, although they're both fed off the same satellite unit (switching channels on one seemed to stop the DVD on the other). The kitchen lacks prep space but the cooker, coffee machine and kettle all worked fine. I couldn't fathom the microwave and the place needs a baking tray or two. There's also a large fridge with a freezer compartment, plenty of cutlery and crockery, and a selection of pans. We drove to La Coupole (inc 3D planetarium), Le Touquet, Agincourt visitors centre, and some of the local towns. There is a supermarket, café, and petrol station in Anvin, a couple of kilometres away. Otherwise, you're fairly remote - it's very quiet except for the occasional tractor, birdsong, and a crowing cockerel. The pool is covered, heated, and not too deep. Our 11yo was in there for 2-3 hours almost every day. All in all, a peaceful, relaxed time.

A lovely location
A beautiful spot in the French countryside, the house has all you need for a long stay with a lot to see and do locally. Francine & Roland are good hosts and were very friendly. There was no BBQ unfortunately, but the weather wasn't exactly warm on our stay for most of the time. The local restaurant is a short walk and it is excellent. There is some trout fishing in the stream on the side of the house and on the river Ternoise locally, good fly fishing . The children enjoyed swimming in the pool in all weathers. Overall a great stay 😀

Schönes Ferienhaus in ruhiger Lage
Wir haben zwei wunderschöne Wochen in dem Ferienhaus von Familie Balesdent in Eps verbracht. Die Lage ist perfekt für Tagesausflüge nach Calais, Dünkirchen, Boulogne-sur-Mer, Arras, Bourdon, Albert, Lens etc. Die Gastgeber sind sehr nett und stets um das Wohl ihrer Gäste bemüht, selbst frisches Gemüse aus dem eigenen Garten und ein Willkommensdrunk standen für uns bereit. Wir kommen sehr gern nach Frankreich zurück!

Peaceful country house
The house is very spacious with lots of living space. Well equipped with everything you need for a short or long stay. Very nice quiet spot, in the countryside. Youd need a car to get to the shops in nearby village only 4min drive away, where you can get anything you need from supermarket, pharmacy, farm goods etc. Francine and husband were very welcoming, even with our communication issues with different languages. She was very accommodating with check in and check out times for us. Thank you very much.

Great stay, lovely house, just a couple of considerations.
The Mill is spacious, in a lovely setting, with a good size swimming pool and just 4 min drive from a Carrefour supermarket and other local shops. The views from the main bedroom bed are amazing and waking up them and just the sound of birds singing is such a pleasure. We did not know the property isn´t detached; the back of the mill is attached to another property (with lovely neighbours, by the way) and although the land around the property seems quite large, it is mainly just private farmland. The river waterfall feature is spectacular, it was such a shame the water was so cold that we couldn't go in. The pool isn`t, however, how it's advertised: it is now covered with panels that lift up to 45º angle so no sunbathing from the pool, which was quite disappointing. Having said that, the pool is now heated so it can be used even on a cool day. The owners live just 30 metres away and come every day to kindly clean the pool around 10 am. They also do gardening in the area while you are there so, depending on the dates you travel, you'll need to know she might be working around the property strimming or weeding. The property and garden are not fenced off, so you might want to watch your small children. The house has pretty much everything one needs (except for towels). The way the owner puts it, the cleaning fee is pretty much mandatory. Overall, a relaxing and pleasant family holiday in a rural house in a beautiful area of France covered in large fields and trees.

Erholsamer Famlienurlaub
Die Wassermühle mit Pool ist der perfekt Ort, um einen ruhigen und erholsamen Familienurlaub in landschaftlich ansprechender Natur zu verbringen. Die Haus bietet neben sehr viel Platz alle notwendigen Möglichkeiten und Einrichtungsgegenstände die man braucht. Der Pool mit dem daneben liegenden Bachlauf ist aus unserer Sicht das absolute Highlight an dem Ferienhaus. Die Vermieter Francine und Roland sind sehr nette Ansprechpartner in allen Fragen und stehen bei Bedarf gerne mit Rat und Tat zur Seite. Besonders die Leckereien aus dem Gemüsegarten haben wir sehr gerne angenommen. Wir kommen gerne noch mal wieder. Vielen Dank an Francine und Roland für alles. Fa. Büscher aus NRW / Germany

Beautiful property nicely located far away from city life that offered a peaceful family time. Also the coast is only an hours drive which can be added on the agenda on a sunny day. het is een mooi en net huis en groot met prachtige waterval en mooie uitzichten maar ook nie veel te doen in de buurt wat ons vooral tegen viel was het zwembad mooi en groot maar je mocht er bijna niets in doen of er was al iets mee nog nooit meegemaakt want dat is niet leuk voor de kinderen zo was ook iedere dag bijna 12 uur eer we erin mochten eer ze open deed poetste en bij vulde ook wou ze om 19uur zwembad toe doen omda ze da zelf wou doen wij vonden dat wel vroeg we hebben da dan gezegt het uiterste was dan 19uur 45 wa we nog vroeg vonde zeker op zomeravonden en volgens mij stond dat nergens in da het zwembad om 19uur toe ging zijn Ook iedere dag was er wel iets van de eigenaars ofwel was het de filter iets mee dan had ze drie uur zelf in zwembad gezeten voor zo gezegt de filter en was gewoon drie uur zwembad aan uit kuizen dan de eene dag was ze de omheining aan schilderen aan de waterval geeft ze bijna een halve dag aangezeten nog eens andere dag weer verven enz enz dat doet je toch niet he we haden nie veel privacy we voelde ons niet op ons gemak daar we haden heel tijd gevoel da we heel tijd gecontroleerd werden de eigenaars woonde er recht over niet leuk zo ze zagen alles wat we deden mijn man wou eens vissen in de rivier er langs en dat mocht niet we geraakte da echt beu dus conclusie wij gaan niet meer terug wij haden echt gevoel da we heel tijd bekeken werden en iedere morgen was er wel iets dat was niet leuk zo wij willen op ons gemak zijn en ons privacy hebben en dat was er toch wel veel tekort daar het waren wel vriendelijke mensen maar ze waren teveel aanwezig als je op reis bent wil je rust en privacy

Het zwembad was elke dag open, onderhoud wordt elke ochtend gedaan. Het werd nooit om 19u gesloten, maar op uw verzoek zeer vaak na 20u, of zelfs 21u30. Inderdaad, ik beheer het zwembad zelf om schade te voorkomen .... Ik vind het jammer dat het je zo erg heeft overstuur, maar je kinderen hebben nog steeds genoten van het zwembad, ze zaten permanent in het water, of zelfs volle middagen.

Ruhige Lage, freundliche Vermieter, sauberes Haus, großer Pool
Wir haben eine wundervolle Woche in dem geräumigen Ferienhaus verbracht. Die Lage ist sehr ländlich und ruhig, man benötigt ein Auto für Ausflüge. Der Pool wurde von uns fast jeden Tag benutzt. Das Haus ist sauber, alles was man braucht ist vorhanden. Wir haben aus dem Garten der Familie Balesdent Kartoffeln und Äpfel bekommmen, dazu gab es Tipps für Ausflüge wie z.B. der Markt in Hesdin. Von Arras kommt man binnen 50 Minuten mit dem TGV nach Paris. Wir haben die Ferien sehr genossen und können dieses Ferienhaus sehr empfehlen. Merci!!

Séjour très court, arrivée le samedi après 16h et départ dimanche matin! La piscine est bien chauffée et couverte mais la température peut varier de 1 ou 2° quand il fait mauvais temps.

Accueil très sympathique de la part des hôtes (Francine et Roland) qui sont d une grande Gentillesse et qui sont aux petits soins pour nous donner des bons plans (balades, restaurants, visite... ). On ne peut que sympathiser 😉Tres jolie Maison qui est pleine de charme et fonctionnelle dans un cadre verdoyant et surtout très reposant ( bruit des oiseaux, canards, hirondelles... ) le tout agrémenté d une jolie cascade et d une piscine chauffée. Nous y retournerons sans problème. Nous recommandons cet endroit.

Ruim huis met heerlijk zwembad
Het huis is heerlijk ruim met een lekkere tuin erbij en een fijn zwembad. Binnen is de inrichting prima maar wel gedateerd. De omgeving is mooi qua natuur maar er is niet echt een dorpje in de buurt.

Rust en een ideale etappe op de terugweg vanuit het zuiden.
We kwamen aan en de eigenaren wachtten ons al op. Een warm en aangenaam welkom. Vanaf de eerste dag hebben we sla en peterselie uit de tuin gegeten. Het huis is knus ondanks dat het voor ons tweeën wel een beetje veel ruimte was, maar we hebben er een week genoten. Veel lezen en op zijn tijd erop uit naar één van de historische dorpjes in de buurt. Mijn vrouw heeft vrijwel elke dat gezwommen in het zwembad direct bij het huis.

CALME ET REPOSANTE
La maison correspond en tous points à l'annonce. Francine et Roland nous ont très bien accueillis et on étaient aux petits soins pendant tout notre séjour. Si vous voulez des vacances reposantes, pensez à vous ressourcer à EPS. La maison est faite pour accueillir les familles. La piscine est le petit plus, un rayon de soleil, on pique une tête, que du bonheur. En résumé nous avons passé un très bon séjour et nous avons découvert le Pas-de-Calais que nous ne connaissions pas. A refaire

Le calme et la nature.
Très jolie propriété, fleurie, avec beaucoup de calme. Si le soleil est présent, cela permet de profiter de la piscine. En cas de pluie, cette propriété est un peu trop éloignée de tous les commerces. Cela fait baisser la note. Propriétaires sympathiques et accueillants. Il manquait juste un parasol pour se protéger du grand soleil. Un bon séjour.

très bon week end !
Très contente de ce week end entre amis. La maison est comme sur les photos, aucune mauvaise surprise, les lieux sont propres, nos hôtes très gentils et accueillants. La piscine possède un dome désormais, qui permet de garder l'eau un peu plus chaude. Malgré la piscine chauffée, nous l'avons trouvée un peu froide à notre goût, mais nous sommes peut être des frileux... :) Sinon tout était parfait, et nous sommes enchantés de notre week end où le soleil était au rendez vous. Merci aux propriétaires qui ont été charmants.

Beautiful Big Holiday Gite in Lovely Countryside, Generally Clean but slightly tired.
A warm welcome from the Granddaughter as we arrived early. The lady came home quickly and showed us around. The instructions were very precise around use of the heating etc. Remember to bring your own towels and domestic cleaning products as they are not supplied. You will need to use them thoroughly to get your deposit back. We passed the inspection, that we were reminded of every day by the owner. The property is a beautiful old mill, with lots of character and space. Near Agincourt and Hesdin. An hour's drive from Calais.it is a useful rural location.

Moment agréable en famille
Nous avons passé un super moment en famille . À notre arrivée : un accueil chaleureux de nos hôtes . Le gîte est spacieux, Avec toutes les commodités nécessaires pour passer de bons moments . Les garçons ont apprécié leur moment de pêche près de la cascade où ils ont pu taquiner la truite et l'anguille . Nos balades dans les alentours près de l'EPS ont été mémorables !! Nous vous disons à bientôt .

Lovely relaxing stay
Lovely relaxing stay, property was beautiful in a lovely area, and was well equipped. However was a little disappointed to find that we were not allowed to use the log burner, that you advertise. Also there was no pool table or table tennis, also that you advertise. Needs a little work for example no doors down stairs close could be embarrassing as one of these is the toilet/shower room that is straight onto the kitchen.

Beautiful gite in an amazing location
I would recommend this cottage to anyone looking for peace and quiet. Francine is a lovely lady; always smiling and very happy to help. The tranquility of this old mill is enhanced by the constant sound of running water from the waterfall falling into the stream. We were very lucky with the weather and it was a shame we couldn't brave the pool (it is September) but we did paddle in the stream which Francine thought was hilarious. A 40 minute drive will take you to Arras wher a 50 minute train ride will have you in Paris. A must for anyone. Actually a tip was that we drove an extra half an hour to catch a slightly slower train to Amiens where the train ticket was half the price for first class. Book early online. Download the SNCB app and you don't have to print anything out; just show your phone.

Le rêve du pêcheur à la truite, c'est ici !!!
Chaque année, la 1ère semaine de septembre est consacrée au hobby de nos hommes, pêcheurs de truites … L’année passée, nous sommes tombés sous le charme de ce gîte car c’était le bonheur pour nos maris…, la rivière qui se jette en cascade au pied du moulin … et du gîte ..... le rêve !!! Au saut du lit, après le déjeuné .... pêche à la truite en pantouffles 2 à 3h ……du jamais vu …!!! Durant les après-midi, ils partaient taquiner la truite dans les régions, aux alentours du gîte. Cette année, ils ont pris 4 truites au moulin entre 29 et 32 cm. Les propriétaires sont très sympathiques et sont aux petits soins pour nous. Quand au gîte, il est très spacieux, confortable et fonctionnel et est décoré avec beaucoup de goùt. Nous avons passé une très bonne semaine, à part le temps froid, pluvieux et venteux en fin de semaine…. Nous recommandons ce gîte aux familles aimant le calme, la nature et l’espace. Encore un grand merci à Mr et Mme Balesdent pour leur gentillesse et leur dévouement à nous satisfaire.

Very enjoyable stay
Francine & Roland are very attentive and do everything to make your stay enjoyable. The cottage is immaculately clean and well stocked with an eclectic mix of items. The swimming pool was a major bonus in 32C temperatures and the cottage was a comfortable haven during the thunder & lightning storms. The kettle, teapot, mugs & toaster are all there, maybe just check out the store room. The Carrefour in Anvin will have most of your needs. The museum in Azincourt is a little dated and overpriced but still worth a look. Be aware that neither bedding nor towels is not included in the rental costs, so either take your own or make it clear that you want to hire them in advance. Totally recommend the cottage as a base to explore from.

Great place to stay for a taste of rural France
If you want a quiet holiday away from the hustle and bustle of normal busy life then this a perfect place to stay. The cottage is very quaintly rural French but contained all the basics we needed for a self-catering holiday. The kids loved the swimming pool (despite the weather) and we enjoyed the wildlife, lack of traffic noise and the generally laid-back pace of life. The hosts were helpful and friendly and even gave us produce from their vegetable garden. Francine speaks about as much English as I do French (I took my French GCSE over 20 years ago!) and Roland speaks no English at all, but we always managed to understand each other. I would recommended this cottage for anyone who enjoys the simple things in life. Some extra notes for my fellow English travellers… As another traveller noted, there is no kettle (electric or stove-top) so if you want to boil water you will need to use a saucepan. There *is* a teapot and a splendid coffee machine, however if you want to drink your tea/coffee out of anything larger than the teeny-tiniest expresso cups, you will have to provide your own mugs. We bought some splendid mugs from the Carrefour in the nearest town (~2km away). They were only €2 each and as they matched the colour of our kitchen, we brought them home as a memento of our holiday. The kitchen utensils are a bit eclectic but keep the meals simple and you’ll be fine. All the TV channels are in French - but who goes on holiday to watch TV anyway? The Woman’s Football Euros were on when we were there and were much more enjoyable to watch without the patronising BBC commentary. If you cannot survive without watching a screen then bring some DVDs. For such a rural location, mobile phone reception is surprisingly good. I’m with EE and got 4G+ via Orange F. Hubby struggled on Vodaphone but that might be more to do with his ancient handset. You might want to keep this to yourself though - we told everyone in the UK that we were out of contact so we could have a proper holiday without work & mundane emails spoiling it.

Lovely, clean property and the pool was fantastic for the children!
The hosts were very attentive and kind and they made every effort to make sure we had all we needed to enjoy our stay. We have some delicious home made jam from Francine in our fridge!

Superbe accueil, Francine et Roland sont très gentil et à l'écoute.
Agréable surprise. La maison est beaucoup mieux que ce que l'on pensait. Propre et spacieuse. La piscine est bien entretenue et elle est au soleil toute la journée. Le jardin est grand. Mise à disposition de chaises longues et d'un BBQ. Jolie balade le long de la rivière agréable. Idéal pour un séjour en famille comme entre amis. Nous y retournerons avec plaisir.

Pittoreskes Ferienhaus am Mini-Wasserfall in Eps...
Dank dem wunderschönen Ferienhaus und der besonders hervorzuhebenden Hilfsbereitschaft von Francine und Roland Balesdent verbrachten wir eine gelungene Urlaubswoche in Eps! Aufgrund einer kaputten Kupplung direkt am zweiten Urlaubstag, in Verbindung mit einer daraus resultierenden Autopanne im Nirgendwo, waren wir extrem dankbar, dass uns Francine tatkräftig bei den Besuchen der Werkstatt und dem Autoverleiher unterstützt hat und uns dadurch das Leben vor Ort extrem erleichterte. Diese Form der Hilfsbereitschaft war einfach phänomenal und sicher auch nicht selbstverständlich! Nun zum Haus selber...ruhig gelegen (man hört lediglich das entspannende Wasserrauschen und das für das Landleben übliche, morgendliche Hahnenkrähen) vermittelt es Einem direkt von Außen einen hervorragenden und imposanten Eindruck, der sich dann auch im Innenbereich bestätigt! Eine sichere Parkmöglichkeit befindet sich direkt gegenüber vom Ferienhaus auf Privatgrund. Parterre im Domizil befindet sich das Bad, die Küche, der Wintergarten und das große, urgemütliche Wohnzimmer welches zum Verweilen und Chillen einlädt. Wir hatten nicht das Gefühl, dass es dem Haus in der Ausstattung an Irgendetwas fehlen würde, wir haben alles Notwendige im Koch- und Wohnbereich für das Alltägliche vorgefunden, um einen angenehmen Aufenthalt zu verleben! In der ersten Etage befinden sich die 3 Schlafräume, eine Nachttoilette und eine gesonderte Wohlfühloase bestehend aus Couch und Schaukelstühlen zum gelegentlichen Separieren, Lesen oder Fernsehen. Da wir in den Herbstferien zu Besuch waren, können wir leider nichts über den Außenpool berichten wohl aber über die Gemütlichkeit die sich an kalten, dunklen Abenden entfaltet,wenn man den Kamin entzündet! Da es für Viele eine wichtige Info ist, hier noch der Hinweis auf fehlendes W-LAN, mobile Netzwerke funktionieren aber einwandrei! Bis zum nächsten Ort (Anvin), sind es mit dem Auto 5 Minuten bis zum nächsten Bäcker, Supermarkt, Tankstelle etc. Tagesausflüge zu den größeren Städten wie Amiens, Arras, Lille etc sind problemlos möglich...wir haben die schöneren Tage dazu genutzt an Strand und Küste zu fahren (Anfahrt ca. 70 Minuten). Tipp bei schlechtem Wetter: Das Nausicaa Aquarium in Boulogne-sur-Mer. Bei Fragen kann man sich jederzeit an Francine wenden, die gegenüber wohnend stets ein Ansprechpartner vor Ort ist! Merci beaucoup und wir können das Ferienhaus guten Gewissens weiterempfehlen!

Wir haben uns während unseres Aufenthaltes (Juli 2016; 14 Tage) hier sehr wohl gefühlt. Die Mühle ist sehr schön, bietet einer 3- oder 4-köpfigen Familie viel Platz und ist liebevoll restauriert und eingerichtet. Die Ausstattung der Unterkunft ist wie in der Annonce beschrieben und alles ist sauber und gepflegt. Der zur Mühle gehörende Garten ist sehr schön. Der vorhandenen Swimmingpool wird regelmäßig gereinigt und wurde von uns viel genutzt. Monsieur und Madame Balesdent sind sehr freundliche und hilfsbereite Vermieter. Sie haben uns wertvolle Tipps für Ausflüge in die Umgebung und an den Strand gegeben. Unbedingt sehenswert: der Markt in Hesdin, die Stadt Arras und das Meereskundemuseum in Boulogne-sur-mer. Aufgrund der Lage von Eps ist ein Auto unbedingt notwendig. Die Fahrtzeiten zu den genannten Orten waren je nach Streckenwahl gut machbar (Anvin 5 Minuten, Hesdin 20 Minuten, Boulogne ca. 70-80 Minuten). Im Nachbarort Anvin (ca. 3 km entfernt) gibt es – wie in der Beschreibung erwähnt - einen Supermarkt mit der üblichen Tankstelle, eine Bar (dort kann man Zigaretten kaufen) und eine Apotheke sowie eine Bäckerei und eine Metzgerei. Insgesamt war es für uns ein sehr erholsamer und wunderschöner Aufenthalt im Norden Frankreichs. Wir kommen gerne wieder !

Lovely area
Very nice cottage/villa in a lovely setting with welcoming hosts. As is often the case in French properties you might want to take bath towels and a kettle if you want to make tea. We very much enjoyed our short stay.
