After a comprehensive remodel, the Hilltop Villa has been WOW-ing guests. “Oh my gosh,” or “no way” are usually the first words as guests step from the front door into the massive, all window, panoramic view, high ceiling living room.

★ HILLTOP VILLA:
The 3,400 sf 4-bedroom, 3-bath Hilltop Villa with its massive 35 x 35 ft panoramic view living room and open concept kitchen is the perfect gathering place.
★ PENTHOUSE
The 950 sf Penthouse is the top floor of the 2-story guesthouse and includes full kitchen, high open beam ceiling, oversized balcony with sweeping views, bedroom and bath.
★ CASITA (GROVE VIEW SUITE)
The modern, chic 550 sf Casita is the ground floor of the 2-story guesthouse.
★ HILLTOP VILLA LIVINGROOM:
The living room is the center of the Hilltop Villa. Well over 1,000 sf, high ceilings, and expansive panoramic views turn every gathering into a memorable experience. The living room connects to the gourmet kitchen, billiard nook, two sun rooms and an outside entertainment area with even better views. In the living room itself, you will find a formal dining table for eight, comfy couches, lounge chairs by the fire place, and bar stools facing the kitchen.
★ HILLTOP VILLA GOURMET KITCHEN:
The kitchen was designed to accommodate your favorite gathering of friends and family. The comfy bar stools around the center island and granite counter top flow seamlessly into the living room and easily seat eight guests.
★ HILLTOP VILLA MASTER BEDROOM:
The huge master bedroom comes with a king bed, ceiling fan, TV, huge master closet, and direct access to the 'tree house' sun room and outside relaxation/entertainment area. As soon as you step foot into the sun room, you'll feel like you are in a tree house. The master bed room connects directly to the master bathroom, which feels like your own personal spa.
★ HILLTOP VILLA BEDROOMS #2, #3, #4.
All 4 bedrooms are fully furnished and equipped with king beds, high-end mattresses (see picture description if you want to know which type and brand of mattress is in each bedroom), ceiling fans, and TVs.
★ ADDITIONAL MATTRESSES:
Four additional twin size memory foam mattresses are provided upon request to accommodate extra guests.
★ HILLTOP VILLA MASTER BATHROOM:
The master bathroom features a walk in shower with double rainfall shower heads, bath tub, changing lights, electric fire place and big walk-in closet. You won't want to leave your own personal spa.
★ HILLTOP VILLA BATHROOM #2:
This bathroom features a large walk in rainfall shower, modern double sink cabinets and direct access to the sun room.
★ HILLTOP VILLA BATHROOM #3:
This bathroom sports a designer shower and sink.
★ HILLTOP VILLA “TREEHOUSE SUNROOM:”
This sun room is connected to the master bedroom. As soon as you step into the sun room, you'll feel like you are in a tree house. Take a few more steps and you are on the artificial lawn with fresh avocados within reach (when in season).
★ HILLTOP VILLA ENTERTAINMENT SUNROOM:
This sunroom can be accessed from the kitchen or living room. It is protected only by mosquito nets, which allows the gentle but consistent breeze to come in and brighten your day.
★ HILLTOP VILLA ENTERTAINMNET & RELAXATION AREA:
This area is right outside the living room. It features outside seating for 10 (or more), artificial gras, fire pit, heater, over-sized umbrella and access to the hot tub.
★ PENTHOUSE (GUEST HOUSE):
The 950 sf Penthouse is the top floor of the guesthouse, about 100 feat away from the Hilltop Villa. The Penthouse living room features a popular hanging chair, two big sofas, dining tables and access to a huge balcony with incredible views. The bedroom hosts a king bed. The Penthouse has a full kitchen and bathroom.
★ CASITA (GROVE VIEW SUITE)
The chic and modern casita features a living area, panorama window, 2 queen beds and its own bathroom with designer shower.
★ PRIVATE PICKLEBALL COURT
Our private pickleball court is nestled in the hillside in our avocado grove.
★ SWIMMING POOL:
The pool shell is made of pebble tech to create an inviting light blue water color. Extra glass and abalone shells embedded in the pool surface create an extra sparkle. The shallow baja shelf is perfect for lounging in the water while the built in crescent shaped pool bench allows you to enjoy the views. From July - September the water temperature customarily exceeds 85 degrees, so the pool and pool bench become a favorite gathering spot. Pool heating - during the cooler months - is available for those who want to enjoy the pool at their favorite temperature (extra heating charge applies).
★ HOT TUB:
The hot tub is always ready to be used. Unlike other places, you don't have to schedule your 'soak' and you don't have to pay extra to heat it. It's always hot and ready for you.
★ AVOCADO GROVE:
The Hilltop Villa is surrounded by a lush 5-acre avocado grove. We sell the avocados commercially (harvest time is usually in June) to help pay for the water bill (the grove needs the equivalent of 5 inches of rain every month), but you are welcome to roam around the grove and pick avocados or citrus (we have white and pink grapefruit, tangelo and satsuma tangerines, kumquats, cara cara and navel oranges, pomegranates, cherimoyas, apples, passion fruit and macademia nuts).
★ WHAT ABOUT PETS?
We usually allow pets for an extra fee of $25-$100 per night.. For concerned pet owners, our property is fully fenced.
★ GUEST COUNT:
The Hilltop Villa has 4 bedrooms, each with a king bed.
The Penthouse Cottage has 1 bedroom with a king bed.
The Casita has 2 queen beds.
In addition, we can provide extra memory foam twin mattresses.
Depending on guest preferences, the property accommodates around 16 guests.

My wife and I (Simon and Jodi) are not a vacation rental company or vacation rental managers. We own, love, and maintain this very special property and avocado farm. We want you to enjoy your special moments at the Hilltop Villa and guests can always reach me on my cell phone.

Our Hilltop Retreat is the perfect location if you want to visit Los Angeles (Disneyland, Universal Studios, Hollywood, Beverly Hills, etc.) and San Diego (San Diego Zoo, Sea World, Wild Animal Park, Legoland, Old Town, Gaslamp, etc.) as we are located between San Diego and Los Angeles).
Ocean & beaches and Camp Pendleton's main gate are only 18 miles away.
The newly opened Monserate Winery is only a 10 minute walk away.
Temecula wineries are only 14 miles away.
The San Diego Wild Animal Park is 30 miles away.
LEGOLand is 32 miles away.
The San Diego Zoo is 51 miles away.
San Diego Airport, Downtown San Diego (Gaslamp Quarter, Old Town, Little Italy, San Diego Harbor) are 52 miles away.
Our property is within minutes of Monserate Winery, Fallbrook Estate, Jeune Perch, Grand Tradition, Estrella, Los Willows, Tivoli, etc.
★ CLIMATE:
The Hilltop Villa is far enough away from the ocean to escape the marine layer. The marine layer is a cloud cover that covers the coastal region and obscures or entirely blocks the sun for days and weeks at a time (even during summer). Temperatures at the Hilltop Villa are warmer than at the ocean, but we get a pleasant ocean breeze that makes even the hottest of days enjoyable. Due to our location and elevation it cools down at night, which allows for a good night's rest. You can sleep with the windows open and listen to the soothing sounds of the night (including howling coyotes and frogs).
★ HOUSE RULES (when you book our Villa we assume that you consent to our house rules):
- NO EVENTS WITHOUT APPROVAL
- NO PARKING ON STREET (ALL CARS HAVE TO BE ON PROPERTY, INSIDE THE GATE)
- NO SMOKING
- NO DRUGS OF ANY KIND
- NO GETTING DRUNK
- NO EVENTS, PHOTO-OR VIDEO SHOOTS UNLESS SPECIFICALLY PERMITTED IN WRITING BY OWNER
- NO LOUD NOISE (INCL. MUSIC) AFTER 10PM
- ONLY THE NUMBER OF BOOKED AND PAID FOR GUESTS ARE ALLOWED ON THE PROPERTY. ADDITIONAL GUESTS OR BRIEF VISITORS REQUIRE OWNER’S PERMISSION (AND POSSIBLY PAYMENT OF ADDITIONAL FEE)

★ SHORT-NOTICE BOOKINGS:
Our Villa is usually available for short-notice booking, including same day or next day checkin. However, just to be certain, please send an inquiry before a short-notice booking to see if the Villa will be spick and span by check in time. I usually respond within 5 minutes.
★CHECK-IN/CHECK-OUT:
The regular check-in time is 4pm, the regular check-out time is 11am. However, if there are no guests coming or going on the same day we are happy to offer early check-in or late check-out.
