We take great pride in the fact that over the past 7 years and 101 reviews, we have earned premier host status with VRBO/homeaway and an average rating of 4.6/5 with our guests. While perfection may not always be attainable, we continue to strive for constant and never-ending improvement. Most recently, our guests staying before & after this guest have been rating us even higher: an average of 4.7/5 for the year of 2023. This particular guest was the only guest in 7 years to ever rate us this low, which is wildly inconsistent with our other guests' experience. During their stay, we did have the worst storm we've ever seen, and there was a minimal amount of water on the basement floor which was cleaned up by our staff within a few hours of being notified, first thing the very next morning. Further water remediation measures have already been implemented to prevent any future issues. While were we awaiting a replacement for the microwave over the range, we provided a perfectly clean and well-functioning countertop model. The over-the-range unit has already been installed. All of the other guest's complaints were either exaggerated, false, or addressed during this guest's stay. Again, we take great pride in providing a wonderful experience for our guests, and look forward to continuing to strive to do even better for our future guests.

Thank you for your feedback. Most of our guests appreciate the eclectic blend of vintage/reclaimed decor paired with modern furnishings, and we regularly upgrade/improve as needed. We are sorry for the water in the basement which is very unusual and due to a severe storm. Additional steps are already being taken to minimize in the future. House is thoroughly cleaned between guests and extra deep cleaning is done in spring, fall and winter. Baking pans & toaster were and are located in the kitchen pantry, as was explained to this guest. TV has been repaired. We're glad you enjoyed the location, pool, and hot tub!

Thank you for your feedback. We are on a regular pest control plan, but we always arrange extra service calls, as needed, when notified. We regularly update the decor and home furnishings as needed to keep things fresh. This year's pollen season, coupled with the drought and fire risk made this year the worst, but with many extra pool cleanings throughout this period, and the use of a new robotic skimmer the pool is now looking better than ever. I'm glad you enjoyed your stay & found the property clean. We do our best to keep up with last-minute issues, including a temporary (& completely safe) fix to recently damaged carpet, which will be more permanently addressed within the next few weeks. We provide ample towels for which we have been lavishly praised by former guests, located in both the bathrooms as well as nearby dressing areas. The garage is deep cleaned in spring & fall and maintained throughout the season as needed. The hot tub is cleaned & checked to be in good working order at 102 degrees before each guest checks-in & shortly after check out. While most communications are written in conventional text/prose, emoji's are sometimes sprinkled in, as deemed appropriate & i apologize if you found the use of the one "thumbs up" emoji i sent to be somehow offensive to you. Note to other potential future guests: if you are triggered by the use of emoj's as this guest apparently is, please let us know & we will avoid using them in all communications with you. It seems that all of the issues this guest experienced could have been prevented by simply reading the confirmation message and attachments that we send to every guest. The message begins with "PLEASE READ THIS ENTIRE MESSAGE!" in order to emphasize the importance of the information. This guest failed to read the confirmation message that we sent to her which explains the check in process, as well as the protocols to have any issues or concerns addressed that may arise. We regularly stock spare refrigerator parts, brand new grills, coffee makers, etc, so all this guest needed to do was simply to text yolanda, and these items would've been furnished upon request ASAP - usually in just a few hours, but always within 24 hours at the latest. RE; garbage collection: We verbally explain to every guest and have updated our guest information attachments (also detailed in a hard copy binder provided at the house upon check-in) that garbage collection day may vary but not to worry: we pay extra for premium pick up service which means that the service picks up all trash from the front of the house. So no need to drag out bins or bags to the curb. All trash is always picked up weekly. It's a shame that this guest didn't read the essential communications provided to her. Had she done so, she could have had a flawless experience and enjoyed all of the wonderful amenities that our many guests have enjoyed over the years at ALLEGAN FIELDS.

This traveler voiced complaints very inconsistent with our previous guests levels of high satisfaction, who have all shared with us much praise and 4-5 star reviews. Had the traveler read our listing description more carefully and had realistic expectations about what a high-quality vacation rental home has to offer, I feel that most of these comments would be considered frivolous. My responses to her comments: "Surprised property was in town. Front yard not very large and on a busy street" This fact is clearly communicated in our online listing description, but i would hardly consider Main St in the quiet/charming town of Fennville (population 1900) to be "busy". "Back yard was peaceful and memories were made! Pool was dated and deck needed refurnishing. Several of chairs were broken. Told manager about chairs and some arrived on last day". The pool is cleaned twice per week, and was completely repainted 2 years ago. Deck is power washed and re-stained every year. Damaged chairs replaced as soon as damage was noted. "Thought manager would come daily to service pool but came 2x" I've never heard of any house having daily pool service - unrealistic expectation. "Grill needed to be repaired or replaced. Manager said grill parts would be replaced then said wrong parts came in. It was replaced on Friday". When an item breaks unexpectedly, we do our best to fix it ASAP, which we did. "House had adequate space but pull out upstairs was uncomfortable". While conventional mattresses are always more comfortable, all of our sleeper sofas have upgraded high-end memory foam mattresses - the very best that money can buy. "Dining area was wonderful and all fit. Kitchen really small for large group" Our open kitchen and dining area seat 24 people comfortably unlike many rental properties which sleep more guests than they can seat. "Wash machine and dryer could be replaced". Our washer and dryer is serviced regularly and is in perfect working condition. "When arrived 3 of 4 trash cans and all recycles were full. Told manager twice. She was frustrated as she said pick up has not been consistent. Was picked up on Friday!" Trash is picked up every week, once per week. if our 4 huge receptacles are full, all you need to do is simply leave your trash next to the bins and they will be picked up. no need to haul bins down to curb as we pay a premium to have bins picked up from side of house.
