HOUSE RULES GUIDELINES

Thank you so much for choosing our lovely place to stay.

PLEASE PROCEED TO READING OUR HOUSE RULES BEFORE BOOKING: Please read and agree, to have your booking approved and receive your check-in instructions. We take pride in our place and have rules in place for each guest to follow. We want to always operate with integrity and transparency to maintain the quality of your stay.
You are personally responsible for this apartment during your stay and must stay for the agreed duration unless you have made prior arrangements with us.

Please DO NOT leave the front door unlocked or open at all during your stay. You are responsible for the property during the time of your reservation.

BACKGROUND SCREENING: Photos of Government IDs for all adults in the reservation are required before bookings can be fully executed. Guest must be at least 21 years old and above.
Guest must provide a photo of their drivers license

We do not permit LOCAL BOOKINGS unless their stay is disclosed in advance through inquiry and approved by the owners. This property is not suitable for parties, gatherings, or events of any kind. We reserve the right to decline reservations that raise concerns about potential violations of our house rules.

OCCUPANCY LIMITS. Occupancy is limited to four guests per apartment. Babies under the age of two are not included in this count. If you bring extra people, we reserve the right to have those people leave or terminate the reservation immediately without refund. Please note that violations of our guest policy may result in additional charges of $50 per person per night.

QUIET HOURS are from 10PM-8AM for the residents. We are not responsible for any outside disruptions as our apartment. Please be aware that any noise disruption that causes disturbance to others may result in a $500 fee.

CAMERA DEVICES: Tampering or breaking the outside camera in *any* way, including disabling, covering or blocking will result in a $200 maintenance repair fee/violation and immediate eviction from the property without a refund. We do not have a recording device in our unit, we understand the privacy of our guests, but this unit has security devices such as Doorbell Camera (Outside ONLY).

NO SMOKING: ZERO tolerance policy for smoking. Vaping, marijuana or any substance is not allowed anywhere in the apartment or in the common areas on the property. This is a 100% smoke free community. Smoking anywhere in the property will result in a $500 deep cleaning fee.

PETS: Pets are not allowed on the property at any time without prior written consent. Pets are only allowed at the discretion of the host. Please inquire first, as the homeowners have severe allergies to animals. Bringing unauthorized animals onto the premises will incur a fine of $500. The guest booking the visit is responsible for repairs, replacements, and cleaning required to fix damage caused by any guest’s animal(s) during the stay.

NO PARTIES or EVENTS: Parties, events, birthdays, bachelor or bachelorette stays, get togethers, hangouts, loud music, excessive noise are not allowed. The reservation will be cancelled and our onsite courtesy police officer will be called to escort everyone off premise. For an event of an unauthorized party, a fee of $1000 will be applied to cover potential damages, additional cleaning, and disturbances caused to our property and community.

CHECK IN and LATE CHECK-OUTS: Check-in time is 4pm EST and Checkout time is 11:00 am EST. Please note that unauthorized late check-outs may result in additional charge of $50 per hour.

CHECK OUT PROCEDURES: Please lock the front door by pressing the lock button on keypad or typing code in. Please return the key fob to the lockbox. In case of missing or late return key fob and parking pass, replacement fee for the key fob is $150. Replacement fee for the parking pass is $100. Please leave trash from your stay by the front door of the apartment. Our cleaners will dispose of it. Please strip the bed and place used bath clothes/towels etc in the laundry hamper that is located within each closet. Please take any leftover food items with you or dispose of it in the trash bag. For all dishes uses, please load/start the dishwasher prior to leaving.

COMPLAINTS: Any complaints regarding the property must be expressed to the host immediately. Permission will be automatically granted for the host and/or hosting team to enter the property to attempt to remedy any complaint. Any denied permission of entry automatically forfeits your request for a refund from the host or Air BNB, and/or if the space is determined suitable for the remaining of the stay.

NO REFUNDS FOR THIRD PARTY AMENITY INTERRUPTIONS: We are not responsible for third party amenity interruptions such as electricity, cell phone signal, water, or internet (for example, weather, downed power lines, no cell service, etc..). We are not responsible for property amenities being closed or serviced during your stay.

NO MAIL: Mail service is not supported. No packages/mail should be sent to this address. We suggest guests who require mail delivery set up a temporary mailbox at the UPS store or USPS.

ACCIDENTS: We are not responsible for any accidents, injuries, or illness that occur while on the premises. Use of community amenities, including but not limited to the pool, spa, BBQ grills, and fitness center, are at your own risk.

NO OPEN FLAMES: Do not burn candles, incense or any other open flame.

NO FILMING/PHOTOSHOOTS: Filming and photoshoots of any kind including music videos are strictly prohibited.

ADDITIONAL FEES. If you break or damage something inside the apartment, you will be responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An inventory has been completed of every item in the unit.

TOWELS: Please Do Not use white towels to remove make up. We have provided complimentary make-up removal towels to use instead. Please Do Not use towels or washcloths to clean and wipe down your shoes. A Fee of $25 to replace towel sets will apply if damaged.

Pool Hours & Access
The pool is available for use daily from 11:00 AM to 8:00 PM.

For your safety and the security of all guests, access to the pool outside of these designated hours is strictly prohibited. Any guest found accessing the pool outside of operating hours will be asked to leave the premises, and their reservation will be immediately canceled without refund.

THIRD PARTY BOOKINGS: Reservations cannot be made on behalf of any other third party, unless expressly approved by us in writing.

Check-In Policy:
The person who booked must be present at check-in. Children or anyone under 21 cannot check in alone or on the account holder’s behalf.

Visitor Policy & Curfew

Visitors are welcome at the property; however, all non-registered guests must leave the premises by 10:00 PM. This curfew is in place to ensure the comfort and privacy of all residents and to maintain a peaceful environment.

Any violation of this rule may result in additional charges and/or cancellation of the reservation.

ADDITIONAL NOTES: Please Do Not toss feminine products, trash, or disposable wipes down the toilet. Please Do Not move around or rearrange furniture in apartment.
