Guests & Reservation
All guests and animals must be included on the reservation.
Unregistered guests or animals are not permitted. Violations may result in immediate termination of your stay without refund, plus a $100 fee per person/animal, per day.

Security
Exterior security cameras record at each entry point. These are not monitored and should not be relied upon for safety.
Tampering with or blocking cameras will result in cancellation without refund.
There are no cameras inside the home.

Smoking
This is a strict non-smoking property, inside and outside. This includes vaping indoors.
Due to tight turnover times, any smoke-related cleaning or odor removal will result in a minimum $1000 fee, plus any loss of bookings if applicable.

Parking
Driveway/yard accommodates approx. 4 vehicles. Boat, RV, or trailer may fit in backyard if ground conditions allow.
No street or easement area parking (subject to towing).

Pickup is early Monday & Thursday (recycling Thursday).
If staying Sunday or Wednesday night, please roll bins out or notify host that we need to do it. PLEASE don’t allow a missed pick up.

Propane levels are not guaranteed.

Cleaning Expectations
Cleaning fee covers standard turnover (linens, bathrooms, sanitizing, restocking).
Guests are responsible for:
• Bagging and removing all trash & excess sand
• Cleaning dishes
• Cleaning grill after use & excess oven mess
Furniture must be returned to original placement (including outdoor items, games, bikes).
Cleaners cannot do this, so failure to do so may result in up to a $400 fee.
Optional maid service available upon request.

• Must be house-trained & non-excessive shedding

This is a tropical, waterfront environment—bugs, lizards and wildlife are normal.

No refunds will be issued for natural environmental conditions or wildlife that’s made its way inside.

Pool is serviced twice weekly.
Guests will need to skim debris between visits due to surrounding trees.

Routine services (pool, yard, pest control, etc.) may occur during your stay.

WiFi is provided but not guaranteed due to island conditions.
Do not unplug or move equipment—this may result in cancellation.

Checkout is at 10am
Checkout time is firm due to same-day turnovers.
Staying beyond checkout without prior approval affects cleaning schedules and preparation time for incoming guests.
Late departures without approval:
• 20 minutes–2 hours late: charged the base nightly rate for one additional day without keeping possession of the rental
• Over 2 hours late: charged two additional days without keeping possession of the rental
Guests are responsible for any costs incurred due to delays, including but not limited to incoming guest issues, cancellations, refunds, or additional service/cleaning fees required to prepare the home.

Pool Heating (December–March):
The pool is heated to a target temperature of 85°F during winter months for comfortable swimming.
Please understand the following before booking:
* Swim Temperature Only (Not a Hot Tub):
The pool is designed for swimming and will not reach hot tub temperatures (100°F+). If you are expecting very warm or “bath-like” water, the pool will not meet that expectation.
* Weather & Equipment Limitations (55°F Rule):
The pool is heated by an electric heat pump that relies on ambient air temperature.
If outdoor temperatures drop below 55°F, the system will automatically shut off to prevent mechanical damage. During these times, the pool will not heat and may be significantly cooler than 85°F.
* Temperature Perception in Cool Weather:
On chilly, cloudy, or windy days, the water may feel cooler than the actual temperature due to the air temperature on your skin. This is normal and not a malfunction.
* April–November (No Heating):
The pool heater is turned off. Water temperature is entirely dependent on sun and weather conditions.
Booking Acknowledgment & Policy:
By booking this property, you acknowledge that pool temperature is not guaranteed and is fully dependent on weather and environmental conditions.
No refunds, credits, or discounts will be issued due to pool temperature, heater limitations, or weather-related performance.

Attached Spa (Hot Tub) – Guest Use Instructions:
The spa is available and can heat up to approximately 103°F.
To ensure proper operation and avoid service issues:
* On-Demand Use Only:
Turn the spa heater on when you are ready to use it and off immediately when finished.
* Required Shut-Off (Critical):
When “Spa Mode” is active, the pool filtration system is paused.
Failure to turn off Spa Mode after use can result in poor water quality and potential service interruptions during your stay.
* Do Not Leave Running:
The spa is not designed for continuous heating. Leaving it on for extended periods is extremely costly and may cause system strain.
