Summit Manor Gatlinburg — House Rules

Thank you for staying with us! We want you to have a wonderful stay while also respecting our neighbors and the Summit Manor community. Please review and follow these rules during your visit.

1. Maximum Occupancy
Maximum occupancy is 6 guests.
Only guests included on the reservation are permitted to stay overnight.
Additional overnight guests require prior approval from the host.
2. No Parties or Events
No parties, events, weddings, receptions, or large gatherings are permitted.
The condo is located in a residential community, and disruptive behavior is not permitted.
Any unauthorized party or event may result in termination of the reservation without refund.
3. Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM.
Please keep music, television, conversations, and balcony activity at a respectful volume at all times.
Please be considerate of our neighbors and other guests in the building.
4. No Smoking
No smoking or vaping is permitted inside the condo or on the balconies.
This includes cigarettes, cigars, marijuana, and vaping devices.
A substantial cleaning fee may be charged if smoking occurs inside the property.
5. No Pets
Pets are not permitted at Summit Manor.
Service animals are handled in accordance with applicable law.
6. Pool & Hot Tub
Pool and hot tub use is at the guest`s own risk.
Please follow all posted Summit Manor pool and hot tub rules.
Children must be supervised by an adult at all times.
Appropriate swimwear is required.
No glass containers are permitted in the pool area.
Please return pool furniture to its original location after use.
Do not leave personal belongings in common areas.
Pool and hot tub hours and availability are controlled by the property/HOA and may change without notice.
7. Parking
Parking is available for up to 2 vehicles.
Please park only in designated areas and do not block driveways, entrances, fire lanes, or other vehicles.
Do not park on landscaping or in restricted areas.
Vehicles are subject to Summit Manor parking rules and may be towed at the owner`s expense if improperly parked.
8. Balconies
Please keep noise to a minimum on the balconies, especially during quiet hours.
Do not throw, drop, or hang items from the balconies.
Do not place furniture or other items on balcony railings.
No grilling or open flames are permitted on the balconies.
9. Fireplace
Please use the fireplace only according to the provided instructions.
Never leave the fireplace unattended while in use.
Do not place combustible materials near the fireplace.
10. Respect the Property
Please treat the condo, furniture, appliances, electronics, and décor with care.
Do not move indoor furniture to the balconies or common areas.
Do not remove property items from the condo.
Guests are responsible for damage caused during their stay.
11. Trash
Please place all trash in the designated trash containers provided by the property.
Do not leave trash in hallways, balconies, stairwells, parking areas, or other common areas.
12. Wildlife
Bears and other wildlife are common throughout Gatlinburg and the Smoky Mountains.
Never feed, approach, or attempt to interact with wildlife.
Keep food and trash secured and do not leave food unattended on balconies or outside.
13. Safety & Security
Do not disable smoke detectors, carbon monoxide detectors, or other safety equipment.
Please lock the condo when leaving.
Do not allow unauthorized individuals access to the property.
14. No Illegal Activity
Illegal drugs, illegal activity, and any activity that violates local, state, or federal law are strictly prohibited.
15. Community Rules
Guests must comply with all Summit Manor condominium rules and regulations in addition to these house rules.
Guests are responsible for any fines or charges resulting from violations caused by themselves or members of their group.
16. Check-Out
Check-out time is 10:00 AM, unless otherwise approved.
Please follow the property`s check-out instructions before departure.
Report any damage, missing items, or maintenance issues to the host before leaving.
17. Reservation Holder
The reservation holder must be at least 21 years old.
The reservation holder is responsible for all members of their group and for ensuring that everyone follows these rules.
18. Rule Violations

Serious violations, unauthorized parties, excessive noise, smoking, unauthorized pets, or illegal activity may result in termination of the reservation without refund. Guests may also be responsible for additional cleaning costs, damages, or community fines resulting from rule violations
