  • Questa nuovissima casa si trova in una zona molto tranquilla, a soli 400 metri dal lago di Bolsena. Dispone di un ampio giardino di circa 10 000m2 (completamente recintato) e una piscina di 6x12 metri, il tutto per uso privato dell'inquilino. La proprietà è stata arredata con gusto. Può ospitare fino a 6 persone (+ culla su richiesta). Dispone di 2 camere da letto (una con letto matrimoniale, l'altra con 2 letti singoli), gli ultimi 2 letti singoli sono sul soppalco nel soggiorno. Tutta la casa dispone di aria condizionata (il tetto ha un buon isolamento e moderno). Ci sono 2 terrazze coperte dove è possibile mangiare all'aperto e godersi la vista sul lago. Barbecue a disposizione. La spiaggia pubblica dista circa 600 metri dalla casa. Nel raggio di 1,5 km dalla casa si trovano 3 diversi ristoranti. Supermercato e altri negozi si trovano nel villaggio di Gradoli a circa 4 km di distanza. È un buon punto di partenza per visitare il Lazio settentrionale, l'Umbria e la Toscana meridionale o per una giornata al mare (45 minuti dalle spiagge sabbiose di Montalto di Castro, 1h15 per le spiagge sabbiose intorno al famoso Monte Argentario).

Sehr schöner Aufenthalt in Gradoli.

Wir waren zu 2. Mal als Paar im September für 10 Tage in dem Haus und haben uns dort sehr wohl gefühlt. Guido hat uns von der Buchung bis zu unserer Abreise sehr gut betreut. Auch der Kontakt zu Massimo war sehr angenehm und der Service hat gut funktioniert. Das Haus ist wie beschrieben und hat eine sehr schöne Alleinlage mit großem Grundstück. Einkaufsmöglichkeiten und Restaurants sind in wenigen Minuten mit dem Auto zu erreichen. Auf dem Grundstück leben zwei Katzen, die wir gerne mit dem vorhandenen Futter versorgt haben. Insbesondere haben wir die super liebe und schmusige Rossa in unser Herz geschlossen. Wir kommen sehr gerne wieder.

Ruhe und Entspannung mit herrlichen Ausblick

Sehr gepflegtes Grundstück samt Pool, schönes Haus mit guter Ausstattung und einen herrlichen Blick haben den Urlaub perfekt gemacht. Austausch und Kommunikation mit Massimo und Franca liefen problemlos und freundlich via WhatsApp. Für alle die kein italienisch sprechen war der Google translator notwendig. Aber damit lief es reibungslos.

Traumhaftes Haus

Die Lage und Ausstattung sind hervorragend. Der See ist zu Fuß in 10 Minuten erreichbar, man kann dort unmittelbar schwimmen gehen. Der Pool sowie der große Garten sind sehr gepflegt. Wer es ruhig und ursprünglich mag ist hier bestens aufgehoben.

Wundervolles Haus mit toller Aussicht

Geschmackvoll eingerichtetes Ferienhaus mit toller Aussicht auf den Bolsena See. Wir haben die Zeit dort sehr genossen! Problemlose und nette Abwicklung über Guido und netter Kontakt zum Eigentümer. Katzenliebhaber kommen durch die zwei beim Haus lebenden Katzen auch voll auf ihre Kosten. Schöne Restaurants am Seeufer ganz in der Nähe.

Beautiful well-maintained property

This is a beautiful, well-maintained property overlooking Lake Bolsena. The house sits on a large lot with lots of green space and nice gardens. It is quite private and has a view down over farm fields out to the lake about 500m away. The house itself is very nice inside and was very clean and tidy when we arrived. It has a well-equipped kitchen with most of what you might want for cooking. The only item missing was a microwave oven. We found the beds very comfortable and there was lots of closet space. The owner obviously takes pride in ownership and comes personally to tend the grounds and pool (at agreed times). There are two bedrooms on the main floor and a further bed for older children on a loft floor (as can be seen in photos). The house is fully air-conditioned, but it also has window screens, so we found in early September that the AC wasn't needed much. The pool is very large and is great for swimming lengths. It is kept very clean by the owner. We enjoyed walks along the road bordering the lake, visited the beach on the lake (about 30min walk) and also walked into Gradoli on the gravel road (40min up hill). We happened to go over the siesta time that starts at 1pm, so not much was open, but much to our surprise, we met the owner on the street. He works at the local city government, which is housed in the 15c Palazzo.We speak almost no Italian and he speaks almost no English, but he was kind enough to give us a private tour of the Palazzo and a quick walk through the Costume Museum in the palace. I would highly recommend this property.

Beautiful house in a beautiful setting

This is by far the best villa I have stayed in with the best views. Lake Bolsena feels very unspoilt and beautiful in every way. The pool at the villa is so big it allowed for plenty of fun all day. The house is fantastic with everything you need for a comfortable stay. Can not recommend this house highly enough!

Sehr schönes Haus!

Wir (Familie mit 2 Kindern) haben unsere 2 Wochen in diesem wunderschönen Haus sehr genossen. Bei der Ankunft haben uns Masimo und Franca herzlich empfangen und uns alles gezeigt. Das Haus ist liebevoll eingerichtet und alles, was man braucht ist vorhanden. Der Pool ist natürlich das grosse Plus an diesem Haus. Wir haben ihn jeden Tag genutzt und er wurde fast jeden zweiten Tag gereinigt. Die Kinder haben viel Freude an den beiden süssen Katzen gehabt, sie haben sehr gerne mit ihnen gespielt und sie gefüttert. Das einzige, was uns ein wenig gefehlt hat, war der Schatten über die Mittagszeit. Leider genügte das Vordach (beim Esstisch draussen) nicht für genügend Schatten, so dass wir oft das Mittagessen im Haus drinnen essen mussten. In der Umgebung gibt sehr viele feine Restaurants. In Bolsena findet man einen Laden, wo man alles Nötige kaufen kann. Grössere Läden findet man in Orvieto oder in Viterbo.

Tolles Haus, tolle Gegend!

Großes gepflegtes Grundstück mit schönem Pool. Da macht das Grillen draußen Spaß! Aber auch drinnen haben wir uns an kühleren Abenden wohl gefühlt.

das Haus eignet sich für 4 sich nahestehende Personen , die die wunderbare Ruhe , die Aussicht u. den angebotenen Komfort genießen können ( am besten auch noch Katzenliebhaber sind ) die südliche Toskana will von hieraus entdeckt werden , Orte wie Pitigliano , Orvieto ...u. natürlich die bezaubernden Städtchen am See sind einen Besuch wert . Tipps zum Essen gehen gibt's vom Hausmeisterehepaar

Ein Traum in Italien

Es war eins der schönsten Häuser, die wir je hatten. Alles war perfekt. Der Pool und die gesamte Anlage ist traumhaft schön. Vom Pool aus schaut man direkt auf den See. Das Haus ist sehr liebevoll eingerichtet. Wir haben uns sehr wohl gefühlt. Es gibt einen Weg zum Strand am Bolsenasee. Den See erreicht man in ca. 5 Minuten zu Fuß. Am Strand ist es ebenfalls wunderschön. Dort gibt es auch einige Bars und Restaurants, wo man mit den Füßen im Sand essen kann. Die Gegend rund um den See ist ruhig und sehenswert. Ein Ausflug nach Rom ist mit dem Zug ab Orvieto durchaus möglich und preisgünstig. Aber so weit brauch man nicht fahren, Bolsena selber ist ein toller Ort mit allem, was man braucht. Die Vermieterfamilie ist unheimlich freundlich und kümmert sich liebevoll um das Anwesen. Wir kommen wieder.

Hause am Bolsena See

Wir haben unseren schönen Urlaub mit 4 Erwachsenen in diesem vollständig und liebevoll renovierten Haus mit einem wunderbaren Blick auf den Bolsena See verbringen dürfen. Alle notwendigen Dinge sind vorhanden in Bad und Küche, es gab ausreichend Handtücher und Bettwäsche und der Pool war nicht nur unglaublich groß sondern auch sehr sauber und wenig gechlort. Da er nicht beheizt war, war das Wasser allerdings im September schon ziemlich kalt. Im Hochsommer ist es sicherlich herrlich. Das Haus sieht genauso aus wie auf den Bildern, es hat zwei Schlafzimmer und zwei Badezimmer, eins davon im Keller, sowie eine Küche mit offenem, kleinem Wohnbereich. Es verfügt über Mückenschutzgitter, was wirklich gut ist, da es viele Mücken gab. Außerdem sind Fenster und Türen komplett mit Außengittern versehen, was aufgrund der einsamen Lage sehr beruhigend ist. Daher braucht es auch unbedingt ein Auto um mobil zu sein. Viele schöne alte Städte rund um den See wie Orvieto und Viterbo sind gut erreichbar mit dem Auto und lohnen sich zu besichtigen. Besonders empfehlenswert ist auch das Restaurant „Il Toscana“ in Bolsena. Es war sehr ruhig, auch am Tag, abgesehen von einigen Treckern und Jägern. Die Vermieter, Martina und Massimo, waren äußerst hilfsbereit und haben, als das W-lan nicht funktionierte, sofort einen Techniker organisiert. Nur die Verständigung war etwas holprig, weil wir kein Italienisch und sie kein Deutsch sprachen und nur wenig Englisch. Wir können das Haus sehr empfehlen für 4 Personen für erholsame Tage und als Ausgangspunkt für Erkundigungen in der Umgebung.

Super Haus

Das Haus war für uns (Ehepaar Mitte 50) einfach perfekt. Angefangen mit einer guten Aufteilung mit einer schönen Wohnküche mit großem Esstisch und einer Ecke zum Lesen oder auch mal die Nachrichten im Fernsehen zu schauen. Weiter über die vielen Möglichkeiten sich draußen (Überdacht, im Freien oder am eigenen Pool) niederlassen zu können. Übertroffen nur noch von der wunderbaren Aussicht auf den Bolsenasee. Ausflüge nach Rom mit dem Zug ab Orvieto oder Siena über Landstraße durch die südliche Toskana lohnen sich auf jeden Fall. Das Haus, Garten und Pool war sehr gepflegt und sauber. Für uns ein wirklich gelungener Urlaub und wir kommen gerne wieder.

Perfect in every way!

I'm actually reluctant to say how good this accommodation is for fear of it becoming difficult to book again! Beautiful house, fantastic location if you like being away from the crowds (which we do) and the most amazing scenery all around. This house is quite remote and you definitely need a car if only to be able to stock up on provisions. Lake Bolsena is within easy walking distance and is peaceful, quiet and unspoilt by tourism! We can only hope it remains that way. Everything in the house was clean, well maintained and well thought out, it was beautifully decorated and very comfortable inside and out. The owners of the property were lovely and very accommodating as we arrived much later than expected due to the cancellation of our flight. The owner came to the property during our week to clean the pool but was very unobtrusive and came and went within about 15 minutes with no fuss or bother. We would absolutely recommend this property without hesitation and have already booked to return next year but for longer next time.

Great house, great pool, somewhat remote location

We rented this house for a fortnight. We did not know exactly what to expect, but it totally exceeded our expectations. The house itself is great and big enough for a extended family. It includes air-conditioning, which is great for those hot Italian nights. All amenities were included, except for the electricity. The facilities on the area were great. A fantastic pool, which was cleaned every two days and a large garden. There was space enough to sit or relax on the property. The location was somewhat remote. There were no stores of places in the near area. But we came by car, so we could visit stores and places in the neighborhood. In the evening there were a lot of mosquitoes. That's something to keep in mind. There were no surprises, it really looked like the pictures on the website!

GEWELDIG!!!

Het was een super gezellig huis, met alle nutsvoorzieningen. Een heel mooi uitzicht op het meer, en goed onderhouden tuin! Ook rustig gelegen, en toch niet te ver van toeristische plaatsen. De eigenaars zijn heel vriendelijk, en om de 2 dagen werd het zwembad gekuist, en de tuin verzorgd... De foto's op de site liegen niet!!! Een echte aanrader!!! Als er dan 1 minpuntje zou zijn, is het dat het internet er niet echt goed werkt... Maar dat gebruik er niet vaak natuurlijk... ;-) We hebben een GEWELDIGE tijd beleeft!!!

Prachtige locatie

We werden hartelijk ontvangen door de trotse eigenaren en hun dochter. Zelf spreken ze geen Engels, maar hun dochter wel. Elke 2 dagen komen ze op afspraak langs om de tuin en het zwembad te onderhouden. Het resultaat is er dan ook naar. Een heel mooie tuin met een prachtig uitzicht op het Bolsena meer. Ook het huis is smaakvol ingericht en is voorzien van alle gemakken. Het enige minpuntje vonden wij de hoge energierekening. Zonder gebruik van de airco moesten wij 8 euro per dag betalen. Hier moet je dus wel rekening mee houden.
