Villa Stanzia Butori

Villa Stanzia Butori is located in the peaceful rural hamlet of Butori, at 400 meters above sea level in the far northwest of Istria. Surrounded by untouched nature, expansive forests and rolling hills, it provides a perfect retreat for complete relaxation and privacy, while charming Istrian towns such as Grožnjan, Oprtlja, Motovun, Momjan and Buje are only about ten kilometres away. This restored stone house dating from 1864 sits on a 3,000 m² estate arranged in terraces and consists of two separate houses built in the traditional Istrian style. Careful renovation preserved authentic elements such as Istrian stone, wooden beams and slate, while the interior and exterior have been enhanced with modern design, top comfort and a welcoming atmosphere.

The main house spans four levels. On the first floor there is a spacious living room with access to a terrace and beautiful views of the surrounding nature, a dining room, a fully equipped kitchen, a bathroom and a loggia. On the next floor are three bedrooms – two with en-suite bathrooms and one with a separate bathroom. The entertainment room provides a special atmosphere with billiards, darts, a bar, a large fireplace and board games, plus an additional wine cellar offering a selection of premium local wines. This area has direct access to the pool and sun deck. On the ground floor is an impressive 80 m² spa area with a Finnish sauna and Turkish steam bath, a shower, a lounge area and a hydromassage tub, also with access to the courtyard.

The second, separate house offers additional privacy and comprises three bedrooms (two with en-suite bathrooms and one with a separate bathroom), a living room with dining area, a fully equipped kitchen and a covered terrace for relaxation.

The villa's exterior offers numerous leisure and entertainment facilities. There is a large 60 m² pool that can be heated on request, a spacious sun deck with loungers, a poolside lounge area and a covered space with table football (foosball) and air hockey. For active recreation guests have access to small-sided football, volleyball, badminton, tennis and table tennis with the necessary equipment. The estate also features two grills – gas and charcoal. Ultra-fast Starlink Wi‑Fi is available throughout the property and around the pool.

Thanks to the terrain configuration, stone walls and lush vegetation, the estate offers complete privacy and tranquility. Nearby is the picturesque Butori waterfall, just two kilometres away, ideal for unwinding to the soothing sound of water. Five kilometres away lies the unique Istrian Piski Desert – a fascinating sand dune phenomenon you can explore on foot or experience from the air by zip-line.
