A Home to Relax and Unwind
The room has real character, with twin beds set against exposed brick and stone walls and natural light coming in through the window. There is a Smart TV with Netflix and good WiFi for winding down after a day out, plus a small desk if you need one. The ensuite shower is wrapped in reclaimed wood panelling, with a powerful walk-in shower and a heated towel rail.

The Layout

• Bedroom: 2 single beds, exposed brick and stone walls, Smart TV, good WiFi and a desk. A tea and coffee tray, microwave and small cooler are kept in the room for easy in-room dining.

• Bathroom: Ensuite shower room with a powerful walk-in shower, a handmade patterned basin with a brass tap, and a heated towel rail.

• Outdoor space: A sunny courtyard with a bistro table and two chairs, opening onto open countryside beyond the courtyard.

Location
Kingstone is a quiet Herefordshire village. Our annex sits down a country lane, with fields stretching out beyond the courtyard. There is a proper village pub within walking distance, and Hereford and the wider countryside are a short drive away. A car makes getting around easiest out here, but buses to Hay-on-Wye and Hereford can be picked up from a stop around 5 minutes` walk away. They do not run every hour, so it is worth checking timetables before you travel.

Good to Know Before You Book
The annex sits down a quiet dirt track lane, so the final approach takes a little care, and directions will be sent before arrival. The lane is bumpy in places, so it is not suitable for very low cars such as low sports cars, which can ground on the track. There are steps down to the annex and steps up into it from the courtyard, along with some uneven surfaces, so it is not suitable for less agile or vulnerable guests. The bedroom has two single beds rather than a double, and the room is compact, with an in-room tea and coffee tray, microwave and small cooler in place of a full kitchen. Heating is electric. One dedicated parking space is provided in front of the garage, with a second available on request. I will usually meet you at the door to hand over keys; if not, keys will be left in a key cabinet with the code sent separately.

Extra charges
Early check-in and late check-out can be requested and will be accommodated where possible. A welcome box can also be arranged with at least 3 days` notice, subject to availability and an additional charge, discussed directly after booking.

Booking policy
Guests are not required to pay a security deposit for this stay, however, we reserve the right to charge up to £200 to the card on file in the case of any damage or excess mess. Please take care and tidy up after yourself during your stay.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

The annex is a quiet spot in Kingstone for couples or solo travellers who want the countryside on the doorstep with a village pub in reach. Any questions before you book, just send a message and I will be happy to help.

Tara
I will usually meet you at the door to hand over the keys. If that is not possible, self check-in via lockbox will be arranged, with full instructions sent before arrival.
