  • Una villa con piscina con 4 camere da letto superbamente arredata situata in una tenuta residenziale paesaggistica con sicurezza recintata 24/7. La villa si apre sulla sua piscina privata, solarium e giardino, chiusa da alte mura per una completa privacy.

    La villa è perfetta per famiglie o coppie in cerca di una vacanza rilassante in un ambiente lussuoso, ma con spiagge, negozi, ristoranti, vita notturna e golf di Hua Hin a pochi minuti di distanza. Nelle vicinanze ci sono anche negozi locali, un mercato di prodotti freschi, ristoranti e bar.

    La tenuta Busaba si trova appena fuori da Soi 112, all'estremità meridionale della città di Hua Hin, vicino al parco acquatico Vana Nava.

    HUA HIN è una località balneare preferita tutto l'anno per visitatori tailandesi e stranieri. La città ha mantenuto il suo fascino tradizionale, ma ha anche sviluppato tutte le strutture moderne richieste dai visitatori.

    Le ville con piscina non si trovano in genere nel centro di Hua Hin, principalmente appartamenti e hotel. La tenuta di Busaba è una delle più vicine alle spiagge e al centro città, ma con negozi locali, ristoranti, bar e un mercato di prodotti freschi nelle vicinanze, molti dei nostri ospiti sono felici di evitare la vivace zona del centro.

    Busaba è un luogo tranquillo e rilassante, con alcuni residenti permanenti e visitatori abituali in vacanza. Chiediamo agli ospiti di rispettare i nostri vicini assicurando che il rumore sia ridotto al minimo. Busaba non è un luogo di festa rumoroso.

    Noi (Kay e John) viviamo a Villa 8 e ci incontreremo all'arrivo. Saremo lieti di offrirti consigli sulla zona locale o di aiutarti in qualsiasi modo, ma rispetteremo sempre la tua privacy. Ai nostri ospiti viene fornito un telefono cellulare locale per un facile contatto, ma sei il benvenuto a venire a casa nostra.

    INTORNO - Il nostro servizio di taxi di Busaba impiega fino a 10 persone e attende tutto il giorno all'ingresso della tenuta. La tariffa è di 200 baht (circa £ 5) per la corsa di 10 minuti alle spiagge o ai negozi del centro, ai ristoranti e alla vita notturna. Una gita ai negozi e ai ristoranti locali (10 minuti a piedi) è di soli 100 baht. Una macchina non è necessaria, ma possiamo organizzare il noleggio di auto e moto se si desidera esplorare la zona.

    SPIAGGE - oltre alle principali spiagge di Hua Hin e Khao Takiab ci sono molte altre spiagge bellissime e spesso deserte da esplorare lungo la costa. Molti offrono sport acquatici, ristoranti che servono i frutti di mare più freschi, massaggi tailandesi e manicure, o semplicemente rilassarsi con una birra immersi nell'atmosfera tropicale.

    PRANZO - bar e ristoranti abbondano a Hua Hin, inclusi tailandese, europeo, frutti di mare, italiano, francese, indiano, giapponese e fast food. Proprio accanto a Busaba c'è il ristorante Olive che serve deliziosi piatti tailandesi e italiani.

    SHOPPING - ci sono alcuni mercati interessanti e due moderni centri commerciali ... Market Village con Tesco e Bluport Mall con il suo mercato gourmet. Vicino alla villa ci sono negozi locali, un Tesco Express e un mercato di prodotti freschi.

    ATTIVITÀ - golf, elefanti ed equitazione, sport acquatici, go-kart o una giornata al parco acquatico. Lo spettacolare parco acquatico Vana Nava si trova a pochi passi dalla villa. Attività meno attive includono i mercati notturni che offrono una ricchezza di artigianato thailandese, una visita al Parco Nazionale, un rilassante trattamento termale o una passeggiata nei numerosi templi.

    GOLF - Hua Hin è la capitale del golf della Thailandia con molti campi di livello mondiale. Sea Pines e Banyan sono i più vicini, a soli 10 minuti da Busaba. Black Mountain è considerato uno dei migliori corsi in Asia, a soli 25 minuti dalla villa. Sia Banyan che Black Mountain offrono paesaggi spettacolari e ristoranti che servono ottimo cibo. Altri corsi nelle vicinanze includono Royal Hua Hin, Palm Hills, Springfield, Majestic Creek e Imperial Lake View.

    Se tutto ciò suona un po 'troppo energico, la villa con la sua piscina privata è il luogo ideale per rilassarsi semplicemente.

    COME ARRIVARE - Hua Hin è di solito a massimo 3 ore di auto dalla città di Bangkok o dai due aeroporti. Possiamo organizzare trasferimenti in minivan o auto privati. Gli ospiti verranno accolti all'aeroporto o prelevati presso il loro hotel e trasferiti direttamente alla villa.

    ARRIVO AEROPORTO ESPRESSO - come opzione possiamo organizzare il servizio di arrivo all'aeroporto per farti attraversare il frenetico aeroporto il più rapidamente possibile. Questo è molto diverso dalla "corsia preferenziale" standard inclusa con i biglietti business class.

    Gli ospiti in arrivo saranno accolti nell'aeromobile da una hostess e un facchino con un passeggino elettrico. Il portiere prenderà il tuo bagaglio a mano e la padrona di casa controllerà i tuoi documenti e assicurerà che tutto sia in ordine. Sarai quindi guidato ai canali di immigrazione che possono essere una lunga passeggiata da molte porte di arrivo. I passeggeri con biglietti business class passeranno attraverso il canale prioritario per l'immigrazione.

    Dopo aver completato l'immigrazione verrai accompagnato nella sala bagagli dove il portiere raccoglierà i tuoi bagagli. Sarai quindi accompagnato attraverso il checkpoint doganale e fuori al tuo taxi.

The best place in Hua Hin

As always when we stay at one of the villa's of John & Kay we feel like we are home. John & Kay are the 2 nicest persons in Hua Hin, their villa's are the best. Quality of the houses is 110%, all you need is there.... and more. Always when we think John can't do better he improves! Only downsite is leaving and the fact that the villa's are always fully booked and you should be lucky to be able to make a reservation :-) We hope to stay there many more times Hanry & Manon

Perfect - again!

Once more it was great to be back, this time for a fifth year. The peace and tranquility of this lovely estate was so welcome after what was a nightmare journey beginning with Manchester's snow and fog bound airport! What was also great was the welcome from John & Kay as we arrived - just like coming home to good friends really and, the same with previous returning regulars, it gets more difficult everytime to write a different review. You just can't do any better than to say great place, great location and wonderful hosts with good supporting staff....the best compliment is to go back (again) and, like many other extremely satisfied guests, we've already booked that - Feb 20 seems a long way away!

Home from home.

This was our fifth visit to Busaba having previously stayed in Villa 11 and Villa 7. We keep returning to this place because it offers everything we need for a family holiday .On this occasion there were seven in our party and Villa 11 suited our requirements perfectly. As always John and Kay made us most welcome and were always on hand should we need any advice or help. We would heartily recommend Busaba Villa11 to a family group looking for peace and quiet in a lovely setting. Hua Hin itself is a lovely town with all amenities at hand for a wonderful holiday. We'll be back!!

15th visit - need we say more?? !!

Yip - it's us again.. 15th visit to Busaba and always as good as ever. How do I write an original review - not possible - it's every bit as good every time we come and we have now worked out that all in all we have spent about a year of our lives in Busuba - that should tell you how much we love it!. This year was a busy time with friends and family over 2 villas for some of the time. John & Kay as always couldn't do enough for us and it is always very sad when the time comes to say goodbye - but only until the next time! Delighted to say that Olive restaurant (5 mins walk) is still going well, in fact, better than ever. The food is so good we only occasionally go into town now. This villa is great for friends, families or just a couple on their own. It is so private and we are relaxed the minute we walk through the gate. Thanks again John & Kay - see you again soon xx

Home from Home

This was our fourth visit to Busaba and we have booked to return later this year. Definitely turning into a (most enjoyable) habit! This time we stayed in Villa 11 with another two couples and find the villa ideal for friends and family. Busaba is ideally located in a very quiet and secluded area of Hua Hin but is only a short tuk tuk ride away from the town's many amenities. John and Kay are the most attentive of hosts, nothing is too much trouble. As I say, our next visit will be our fifth which really tells you all you need to know! We have also stayed in Villa 7 which is equally nice but slightly smaller. Also have to make a mention of Olive restaurant which is two minutes walk from Busaba. They serve wonderful Thai and Italian food at very reasonable prices. So looking forward to our return in November. To John and Kay - many thanks once again.

Fantastic family villa

The villa was fantastic we stayed ther very comfortably with 3 adults and 4 children. Everything that was expected exceeded our expectations, the pool was fantastic all the tv's played a huge range of movies and programmes that suited all the family, everything that we needed to enjoy our holiday was catered for,cleanliness was excellent and pool cleaned regularly with plenty of towels. John the owner greeted us was fantastic with helping us out,and giving us information on how to get about,where to eat etc.we go to thailand all the time but this villa by far is the best villa we have stopped in and will definitely will be going back to stay again.thankyou john and Kay we will see you again soon

Our special "Holidaymoon"

Yes - we were back again - but this time with a difference! We 'sneakily' got married in the UK on the Thursday before flying out to Thailand. We were joined by 8 friends, 2 of them on their first visit to Thailand. Our cousins also flew in from Australia to stay in the villa next to ours. So once everyone was together we had a superb party and surprised everyone with our news. Needless to say there were tears and huge celebrations! Our thanks to everyone for sharing in our special party. The guys had brought their kilts (we made up a story why they should bring them!) so there was Ceilidh dancing on the deck and lots of fun. Kay also was in her mini kilt to support us - lovely! - and Imboon and Imjai (the dogs) were even in kilts!) We were there for 4 weeks this time and our last week on our own - so I guess that was the Honeymoon part. But we couldn't have chosen a better place to make our 'Holidaymoon' so special and it was wonderful to be able to include John and Kay. Tried a few new places this time - Soi 94 is really up and coming with quite a few new bars and restaurants but it is hard to beat the food in Olive which is just a few minutes walk from the villa. And of course Manee Bar - always a fun night. Ian's restaurant near Cicada Market. Superb steaks! (if by chance you need a break from Thai food) Oh and I haven’t said much about the villa – but being our 13th visit it’s been said before…. Just the best – clean, airy, well equipped, great wi-fi and state of the art TV/entertainment system - and the lovely Kay (and of course John) on hand if you have any problems or questions. We are already booked for next year - guess that says it all. Thanks again John and Kay - missing you already! xx

We'll be back...................

Our third and definitely not last visit to Busaba Pool Villas! From the meet and greet service at Bangkok airport to our departure two weeks later everything was as we have come to expect from John and Kay - first class. The villa itself is in a very quiet location yet only minutes from town by a very cheap and plentiful taxi service. As always, the villa was spotlessly clean and superbly well equipped. We have visited Busaba with our three children and also on a "couples only" holiday and would suggest that it is perfect for either a family holiday or for a chill out with friends. Hua Hin is packed full of excellent restaurants but if you need advice on choice there is a list of places in the villa that John and Kay have personally checked out. There is also a list of things to do and places to visit again all recommended by the owners. On our most recent visit, three of the guys went to a fabulous Thai cookery school in town - a brilliant day. This again was recommended by John and he has the details. So to some up - fantastic accommodation in a quiet location with something for everyone! Finally, thanks once again to John and Kay for all your help - see you next year!!

We are so pleased that we found Busaba Villas three years ago, as for us this is the finest place in which we have stayed throughout the many times we have been to Thailand. John and Kay remain the benchmark for how you would like your landlord/lady to be. Courteous, friendly and always on hand, nothing is too much trouble. We love this relatively small, beautifully maintained and very peaceful estate. Villa 11 to us seems like a home from home with its high standard of equipment, cleanliness and a wonderful pool to laze away the beautiful sunny days. We've already booked for 2018, need we say more?

Fantastic villa in a great location

We have just got back from a month staying at Villa 11, the villa is splendid, very comfortable & well equipped with everything you could want...a home away from home. The owners John & Kay are delightful and friendly, they are always on hand and nothing is too much trouble. The location is excellent only 10 minutes or so from the centre of Hua Hin and equal distance from Banyon golf club, important for us golfers! We borrowed John's Honda Jazz, which was great for nipping to the supermarket and for getting to and from golf clubs. We've had a wonderful time and will definitely return.

Peaceful home from home convenient location

We booked our villa well in advance of arriving so I had sent many emails to John who always answered with great speed. All transfers ran efficiently (we had a hotel stop prior to arrival) in comfortable cars and booking through John was much cheaper than the travel agent. The villa is extremely comfortable with all the comforts of home and a great tv system. The villa is situated in a gated, well kept estate which made for a safe environment for our three children (14, 12 and 7). We loved Hua Hin! Our favourite days out included the elephant sanctuary, the waterslide, trips to the local beaches, cooking courses and Dolphin Bay. We ate some of the best food at the night markets finding a gem at Soi 88 at the end that was cheap and delicious. Getting around Hua Hin is exceptionally easy with a multitude of Tuk Tuks to hail. The villa is well situated to enjoy the quieter beaches away from Hua Hin and has day to day amenities within walking distance. John and Kay are fantastic. Helpful and unobtrusive. I enjoyed Hua Hin over Koh Samui and would suggest first timers could do a week here then travel further south to visit some islands for snorkelling etc. One big tip.... Any western products you can bring from home for your villa do. They are (naturally) very expensive in the supermarkets! It really is cheaper to eat at the markets than cook for yourselves.

★ ★ ★ ★ ★ This was our second visit to this wonderful villa and if possible, this was even better than last year. 4 weeks is just not enough with the wonderful weather in an absolutely marvellous villa, with the owners as the best hosts you could wish for. It is very difficult to say something different from all of the other complimentary comments as we agree with all of them, any more superlatives will make you want to book it yourselves and we don't honestly want the competition! Enough to say that staying at Busaba beats any luxury hotel by far and the best form of compliment we can give is to go back again so we booked our next stay with the owner before we left earlier this week! We'd advise you book a stay in there yourselves before it's too late, and others beat you to it. You won't be disappointed!

Just one word "Fantastic"

Stayed at Busaba Villa 11 from 25th Jan - 1st Feb 2016, met just after arrival by John & Kay, let me tell you these guys really know how to look after their guests, they both make you feel so at home and are more than happy to offer assistance, John even went as far as using his own car to take me to the local food supermarket for essentials and then gave my partner and I a quick tour of Hua Hin. Everything that you see in the ads for Villa 11 us absolutely spot on, the Villa is in my opinion the best place I have stayed as you want for absolutely nothing. If you are considering visiting Hua Hin then look no further and book one of John and Kay's Busaba Villas.

Read it and weep - are you so lucky???

For anyone who has read our reviews before – it gets difficult to say anything extra. I think the fact that we have now been on our 11th visit – pretty much says it all. Either we are very boring people or we just love it! Trust me, we are not boring…. The villa, as always, was spot on and such a relaxing haven, with Kay & John being on hand and always helpful. This time we saw some changes as the area around Busaba is developing with a new water park open close by, a new and wonderful seafood restaurant (Aroy) and a new bar (Manee’s) within walking distance. In fact, we were the first customers at Manee’s bar – before it was even officially opened. We also went to another new restaurant, Electric Mango, which is about 5 mins in a tuk-tuk and in a beautiful setting. We tend to eat mainly Thai when in Thailand, but for anyone wanting a change Electric Mango offers a great option. 300g steak with side, veg & sauce and a glass of wine for about £10 – and the steak was superb – you can’t really knock that!.

Absolutely Marvellous

22 days of wonderful, peaceful relaxation in clean, well stocked, beautifully secluded and extremely well maintained and presented villa. Situated close enough to town & beach for easy and quick access, but far enough away from it all to guarantee stress free and relaxing days lazing in the sun by a crystal clear pool - heaven! John and Kay are, to my mind, the perfect hosts and their welcoming and helpful way of doing business, together with their sociable & very personable approach should be considered the benchmark for all hosts. I can well understand previous comments now, and fully agree with all of them - particularly those who return regularly to this lovely corner of Thailand. In fact we have copied them and booked our return next year already!

Best stay ever!

Four of us have just had the most amazing holiday at Busaba villa 11. I honestly can't think of anything that would have made it better than it was. The Villa is situated an easy 10min tuktuk or cab ride from the main town, but we also found fabulous food a 10min walk from the villa (if you go to Yao, make sure you have the Tamarind prawns and pepper soft shell crab...) John and Kay are the perfect hosts and have though of absolutely everything - the villa is fully equipped anything you could possibly need, including a decked out kitchen, beautiful bathrooms, outdoor showers, big screen TVs complete with movies, music and TV shows and of course the occasional little visit from Kay's two gorgeous dogs! The best thing about the villa is obviously the wonderful pool, and we spent a happy week lazing around it reading and swimming and enjoying the evenings. I think this is the best accommodation we have ever stayed in, total luxury in paradise. Thanks John and Kay!

Amazing

We stayed at villa 11 for Xmas and new year, we have stayed in many villas but John and Kay have done an amazing job and this is by far the best villa we have stayed in, it is immaculate inside and out, they are such lovely people and have put a lot of thought into making the villa a special holiday to remember, there was nothing that you needed it what home from home. The little estate is immaculate with gardeners tending to it every day. We ate out in Hua Hin most evenings which is about ten minutes in the taxi with Mr Dang, what a wonderful gentleman he is. The newly opened water park is only 5 mins away for a great day out with the family. If you are considering a holiday in Hua Hin then Busaba, one of John and Kay's villas is certainly the place to stay, we would most definitely return.

Simply the best!!!

Now it's getting hard to change our reviews since this was our 10th visit to Busaba - yes - you've guessed - we just love it. We try to go twice a year and it is just heaven. it is definitely our home from home. Our review is always a bit late after we come back because it just hurts too much to have to face the reality that we are not there any longer - however - once our flights are booked for the next time, we can cope! We would recommend this to anyone - family, friends, or just a romantic couple. This time we had friends staying in John & Kay's other villa which was lovely - we still had our own bit of peace but company at other times. This was their first visit after us telling them how good it was - no doubt they will be back. This time John & Kay have built on an additional 4th bedroom, to their usual high standard - it is really lovely (Kay's designer eye and attention to detail!) Thank you again John and Kay and yes - you'll see us again soon…….

Home again!!

This was our 9th visit to Busaba Pool Villas - and this is really a home from home for us. As always we had a wonderful time. The weather was perfect apart from 1 day of rain - we can't really give much of a review of things to do 'cause we do very little - we just laze by the pool and read books. We enjoy drinks and food with John and Kay who we class as friends now and we keep in touch throughout the year - usually winding John up about how short the time is until we are back again to annoy him and do damage to his liver! Both are there should you need them but happy to leave you to your privacy, if that’s what you want. Kay is such a lovely person and can't do enough for you and it's just lovely to know there is someone there for advice if needed. We would certainly never have experienced many of the eating places in Hua Hin had it not been for Kay, as they don’t appear in any brochure. This time we had a massage lady to the villa which just encourages our laziness! But as we both work very hard, this is our ideal 'chill out' holiday. Why don't we go anywhere else? Why would we!!

As always - A perfect holiday

This was our 4th time staying at Busaba and given the number of different options in Thailand this demonstrates how much we love the busaba villas and also the hosts John and Kay. We are a family of 4 and have been coming since our girls were tiny babies and they are now 7 & 5 and it is a perfect location for a chilled out family holiday. Great food and beaches in Hua Hin but the highlight is the villa - very comfortable and homely with pool and all the technology required to keep the kids content. John and Kay have become family friends through staying in their villas and we look forward to coming again.

Wonderful

This is a very attractive, beautifully furnished villa, set in its own grounds in a quiet and well maintained complex. John and Kay are wonderful hosts and have thought of everything to make your stay enjoyable. The villa literally contains everything you will need and the information book which John and Kay have composed has all the details necessary for your stay. There is also a mobile phone which has been preprogrammed with all telephone numbers and call credit which is a brilliant idea. This really is the holiday home you wish for. I promise you will not be disappointed!

I never wanted to leave.

What a great place to holiday, hosts and owners John and Kaye have created heaven with their villas and the way they ensure your stay is perfect and carefree. Nothing is a problem for them and we and other guests were even invited to their home for a fantastic dinner and bottle or 2 of single malt. The level of furnishing and finish to the villa is impressive and extensive. The pool is wonderful and was sitting at a mild 28 degrees during our stay. The villa is not within walking distance from the main center of Hua Hin but there is a local taxi service that can usually be located outside the main gate. We loved our stay and will be back for sure.
