The home is located on a quiet cul-de-sac in a tranquil and secluded forest setting with views of the lake through the pines. You will feel worlds away from the hustle and bustle of everyday life. Above the snow line, you will experience a true winter wonderland from December to March.

This home is the perfect place to create lasting memories, with everything you need for a fun-filled family vacation. The well-equipped kitchen is perfect for cooking delicious meals, and the family room with games is sure to keep everyone entertained. There's also a separate playroom for the kids, so they can play safely and independently.

When you're ready to explore, this home is a convenient basecamp. Just a short drive from Diamond Peak Ski Resort and Mt Rose Ski, you can hit the slopes without having to worry about traffic. You're also close to the beach, so you can relax on the sand or swim in the most refreshing and pristine water in the world. If you're feeling adventurous, you can hike or sled in the nearby mountains, literally from your doorstep. Rest: 4 private bedrooms each with a dedicated bathroom. New linens. Cozy down comforters. Simple thermostat controlled heating in each room. Guests love the extra space and the privacy. Please be aware the bedrooms are spread over four levels, and so everyone in your group must be comfortable climbing at least one flight of stairs.

Adapt: 2 sleeper sofas & 4 extra trundle beds in 2 extra bedrooms for flexible sleeping needs. More than 10 beds!

Cook & Congregate: Sun-filled, well-equipped, open plan kitchen, dining and living room. Guests say it's a great gathering place. Kitchen is stocked with all the utensils to satisfy a cook. ***Unfortunately owing to liability the wood fireplace is NOT available to renters.

Relax: Another comfy family room downstairs with wet bar, games, guitar, Roku TV & piano.

Al fresco: huge deck - one of the biggest in Tahoe - nestled in pines like a treehouse with pee-a-boo lake views. Stress-free: Short, flat driveway with no outside steps. In the snow and ice that makes coming and going easier and safer. Free parking for 5 cars. Easy access with smartlock keypad.

Convenient: leave home early and beat the traffic with standard early 12 noon check-in; enjoy a lazy Sunday breakfast with late 12 noon check-out. Less than 15 mins drive to Sand Harbor beach and King's Beach, and only 12 mins to skiing at Diamond Peak. Guests love the location.

Toddlers: running stroller, high-chair, Tripp-trapp, baby gates, plastic plates and cutlery.

Local insight: ask us about the best swimming beaches, hiking trails, ski runs and rentals, or the most breathtaking spots for sunset photos across the lake. Here's one quick tip: don't come all the way to Tahoe to listen to cars, book your rental away from Hwy 431 or Tahoe Blvd!

Important information:

***House max occupancy is 10 people. That number is a strict max daytime and overnight occupancy limit set and enforced by Washoe County, it includes all children. Again this is set by the Washoe County Building Department and cannot be changed. Outdoor security cameras monitor occupancy 24/7. Enforcement of the max occupancy is done by charging a supplemental charge of $300 per person per night for each person over 10.

***No loud groups, and absolutely no parties allowed. If you are not looking for a quiet, family-orientated retreat this is not the right place for you. If strict quiet hours after 10pm sounds unappealing, please find another place to stay!

***Out of respect for the neighbors, and as a legal requirement in Washoe County, the house is fitted with a decibel monitoring device. Persistent noise above 80dB (equivalent to a very busy restaurant) is a violation of the rental contract and cause for eviction.

***The house's wood burning fireplace is NOT available to renters. This property also has no BBQ and prohibits all indoor and outdoor fires.

***In winter guests must come able and prepared for extreme snow conditions. That means correct vehicle (and tires) for snow and ice and a willingness and ability to shovel a lot of snow.

***Given the enormous and deadly wildfire risks, smoking of tobacco and/or cannabis is prohibited anywhere on the property. Security cameras monitor all outside areas. If you start a fire you will be prosecuted.

***The house has 14 security cameras. 13 mounted outside facing away from the house and 1 mounted in the garage. These cameras operate 24/7 and monitor trespassing, theft, bears, and snow conditions.

***Incline Beach and Burnt Cedar Beach are both closed to the public during summer (roughly Memorial Day to Labor Day). Enjoy beautiful Sand Harbor or exquisite Secret Harbor Beach instead. King's Beach is also only 15mins away.

***Policy for cleaning and damages: You’ve paid a cleaning fee so you do not need to thoroughly clean the house, however, reasonable cleanliness is expected and a basic clean up is appreciated, and will be reflected in your review.

Here are some guidelines: (1) dirty cutlery, crockery and glassware next to the sink or loaded in the dishwasher, (2) all trash and food waste bagged and disposed, (3) kitchen and dining area broom swept, and (4) furniture, linens, and toys/games back where you found them.

The house is inspected after each rental. Damaged property is replaced like for like and charged to guest. Please note the $1,000 security deposit included in the rental contract. Spot cleaning for especially bad stains, like wine spills, is outsourced to a cleaning company and costs about $200 each.

***Policy for pets: NO pets allowed.

***Policy for storms: it is your responsibility to plan your travel on the day of arrival to best coordinate with weather conditions. Incline Village snow plows typically clear local roads at 6-7am and again at 10-11am. If there is a big storm and you arrive very late, say only at 10-12pm, the local roads may have accumulated snow and hence may be impassable. This is something you need to plan for!

In some cases we can move a booking forward or back 1 or 2 days to work around a storm. But we do not offer refunds for guests that cannot get to the house because of storms and snow, although we do hold booking fees for up to 3 months as a credit toward a future reservation.

For a typical weeklong stay travel insurance costs less than $100 for 100% coverage of trip cancellation. We highly encourage you to purchase travel insurance in winter.
Other things to note
House problems can happen - it might be a snow storm causing a power outage, maybe the hot water heater fails - sometimes these things happen. We know these things can ruin a vacation. When you have a problem please reach out to me immediately and at any hour day or night. We will do our best to take action ASAP, just please be cognizant that you are staying at a remote mountain location, in a house not a hotel, with no onsite staff, and sometimes issues may be outside of our immediate control. To set expectations: if your reservation is for just one or two nights, it is unlikely we can get a repair person on site during your stay.
