Master Suite 1 is located next to the living room and features a King-sized Bed, 65-inch Westinghouse with Roku television, switch-controlled ceiling fan, and walk-in closet with access to the back patio. The private, en suite bathroom features a tile shower, and his and her vanity sinks.

Bedroom 2 features a King-sized Bed, 42-inch TCL with Roku Smart television, remote-controlled ceiling fan, and reach-in closet. Bedroom 3 is located across from the garage and features a Full over Full bunk bed with twin trundle Bed, 42-inch TCL with Roku Smart television, and remote-controlled ceiling fan. Bedroom 4 is located next to the front door and features a Queen-sized Bed, 42-inch TCL with Roku Smart television, and remote-controlled ceiling fan.

The hallway bathroom is located across from Bedroom 2 and features a soaking tub, a tile shower, and a vanity sink.

This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests expectations of privacy in these public areas of the property. This Property has a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances. This device in no way records conversations. Any attempt at disabling or obscuring the devices is prohibited and will result in the guest being evicted without a refund. The licensee will also be asked to leave the property immediately without any money returned.

1. NOISE LEVEL: `Quiet Time` in this city is from 10 PM to 7 AM; however, `Quiet Time` in this development is effective 24 hours a day. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience of the neighbors. Due to the houses` proximity, using vile or obscene language while outdoors is likely to disturb and annoy the neighbors. 2. PARKING: This property also features parking for 7, 2 in the garage, 3 in the drive way and 2 on the street as needed.
. All vehicles must be parked parallel and not horizontal or you will be fined. RV campers and/or tents on the premises or parking area are forbidden and you will be fined. All fines and/or towing charges are the responsibility of the registered guest.

3. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $1,000 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty the only exceptions. The licensee understands that the Property will be inspected prior to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

LICENSEE HEREBY CONFIRMS THAT HE/SHE UNDERSTANDS THESE CHARGES MAY BE POSTED TO THE CREDIT CARD ON FILE, OR If AGENT IS UNABLE TO CHARGE THE CREDIT CARD, HE/SHE WILL PROMPTLY (AND IN NO EVENT MORE THAN 10 DAYS) SUBMIT THE MONEYS DUE FOR FULL COST OF THE REPLACEMENT OR REPAIR.

6. SMOKING: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $1,000.00 Additional `Smoke Damage` Cleaning Fee to remove smoke odors from the house and/or linens.
