5BR/4BA Pool & Tiny Home | Good Morning Rentals

This property includes a 4br/3b single family home with a 1br/1b tiny house. Five blocks from the beach this home has everything you need to enjoy your stay in Jax Beach. Just a short walk from great local eateries and pubs. The property offers an oversized pool, large screened in patio, 5 bedrooms and 4 bathrooms. This home is very private as it backs up to a canal. Beach access just up the road.

- 2 minute bike ride/5 minute walk to the beach!
- Large screened in patio w/ outdoor refrigerator
- Outdoor shower
- 5 bedrooms (3 Kings, 1 Queen, 1 Twin)
- 4 full bathrooms
- Well-equipped kitchen with cookware, dishes, utensils, and coffee essentials / Tiny home has its own private kitchenette
- TVs in every bedroom (bring your own streaming service) and a TV with surround sound in the living room
- High Speed Internet
- Washing machine & dryer (outside on patio)
- Park Style Grill (Charcoal)
- Extra large driveway and parking pad fits RVs, boats, and large trucks
- Beach towels provided
- Each home includes a Pack ’n Play and high chair for families traveling with little ones
- Property is self check-in / Tiny home has its own private entrance
- Centrally located between Jacksonville Beach and Atlantic Beach
- Close to Baptist Beaches Hospital, Mayo Clinic, and TPC Sawgrass

One of the bedrooms is accessed by walking through the garage 2 feet (as shown in the pictures). This room has soundproof qualities due to its concrete walls, a dedicated through-the-wall AC unit, and abundant natural light.


- No smoking anywhere on the property
- No parties or events, quiet hours 10 PM–9 AM per city ordinance
- Pets (dogs only) – Dogs are allowed with a paid pet fee. Undisclosed pets = immediate eviction and loss of rent. Pets are not allowed on furniture or bedding.
- Primary renter must be 25+ and present for the duration of stay
- Check-in 4 PM / Check-out 10 AM
- All guests must be registered, unapproved visitors or extra guests may result in eviction and loss of rent

Great Family Vacation

We had a wonderful stay! The property was clean, comfortable, and in a fantastic location—just a short drive to the beach, restaurants, and shops. The setting was peaceful, and we really enjoyed relaxing by the pool each day. Just a heads-up: the nearby trees can cause the pool to collect leaves quickly, so be prepared to skim it in the mornings—but it wasn’t a big deal for us. Overall, we had a great time and would absolutely stay here again!

Gobble Gobble Turkey Wobble

We had a phenomenal stay at this house. Words cannot describe how perfect this was for our Thanksgiving Holiday. We have some family who live locally and wanted a place to stay that was close by. Little did we know how much fun we would have. There were games, a polar plunge, and LOTS of wonderful food. It was REALLY nice to have two full size refridgerators and a mini fridge on property. The main house kitchen was well stocked with pots, pans, plates, and silverware. The only thing you will need to bring are specialty items such as a cheese grater or zester. Also, the spice selection was great! We brought our own just in case, but they do have quite a few! There were so many wonderful memories made here! Justin was so kind and responsive. We did not encounter any issues during our stay, just had a few questions. He always answered throughly and thoughtfully within minutes. This is a wonderful place to stay! It is within walking distance of the beach and restaurants, but also in a quiet neighborhood. If we decide to do another Holiday in Jax/Neptune Beach this will be the first place I check!

Perfect Wedding Weekend

This was the perfect house for our family to stay during our daughter's wedding weekend! It was also great as a hangout spot to visit and relax after the wedding activities. Was very pleased with the house. Pool, charcoal grill, putting green and pet friendly. Everything was well maintained. Our son got to stay in the tiny house and our dogs loved the yard. Will definitely be back if we visit Jacksonville again. The restaurants at Neptune Beach were very good as well. Was close enough to walk to the beach.
