No smoking or vaping indoors or near building ($500 fee)

3 vehicles maximum (no RVs or trailers)
Early checkin and late checkout by prior authorization only ($100/ hour fees. Please reach out to discuss if you need multiple hours)
Winter Guests
4WD or AWD strongly recommended for Vermont winter conditions
Travel insurance encouraged – no refunds for weather, road conditions, or power outages
Driveway is plowed, but mountain roads can be challenging
Safety & Respect
Security cameras: One motion floodlight camera monitoring backyard (not pointed at hot tub or sauna)
Wildlife awareness: You're in the Vermont woods! Deer, occasional bears (from a distance), and friendly spiders are part of mountain life. Keep doors closed, don't feed wildlife, and store trash in mudroom bins.
Hot tub safety: No use if pregnant or after alcohol consumption. Children must be supervised. Use at own risk.
Please remove shoes in mudroom to protect hardwood floors
Quiet hours respected for neighbors

Basement is off-limits (equipment only – dehumidifier must stay plugged in)
