Moms & Dads will find this house family friendly, with a ping-pong table, horseshoes, kid`s books, board games, TVs in every room & over an acre of land to explore! Experience luxury inside the cozy home, with two modern bathrooms, stocked with Public Goods soaps. The newly remodeled kitchen promises functionality, coming fully stocked with non-toxic pots & pans, gorgeous plates & glassware, comfortably serving 8 people indoors & outdoors. Enjoy cooking outdoors on the new Weber griddle in the privacy of your own backyard. Experience the desert stillness while you sip coffee and listen to birds. Stay all week, and work from home in the cozy workspace with high-speed wifi. We love kids & dogs with a fenced in backyard, and a walking trail / driveway on the side of the house that makes for an easy place to walk your dog. Drive an electric car? Bedrooms:
Sleep in on one of the best sleep systems around, with upscale hybrid mattresses in every bedroom and plenty of pillows. The primary bedroom has a King bed with an ensuite bathroom and rainfall shower. The 2nd guest room has a King bed, and shared bathroom in the hall with a rainfall shower (no bathtub) The 3rd bedroom has 2 twin beds. There is a sleeper sofa in the living room. The entire house has shutters which can be closed for sleeping in darkness. We have a brand new HVAC central air for heating and cooling. There are nightlights in the hallway & primary bedroom with a motion sensor. All bedroom have ceiling fans.
No expense was spared, making this house as comfortable as possible. We did our best to think of everything you’ll need. Please save our house as a favorite on Airbnb, as we plan to add a pool & detached game room / movie theater next year! Most destinations can be reached with a standard car. You do not need a four-wheel-drive (4WD) vehicle to get around in the high desert. However, please be prepared for the possibility of encountering bumpy roads, it`s essential to drive at a slower pace and exercise caution.

✦ Our hot tub maintenance occurs every Wednesday and keeps the water crystal, clean and in perfect condition for our guests. This quick service only takes 15 minutes.

◈ Swimming Pools and Hot Tubs:
✦ Pool heating:
If you would like to have the pool heated (85 degrees) during your stay, please let us know at least 48 hours before arrival. There will be a fee of $200 per day (two days minimum).
*If the pool heating is not operational during your stay, we will gladly refund the pool heating fee. However, please note that this does not qualify for a cancellation or refund of your booking. Thank you for your understanding!
No lifeguard will be on duty at the pool, and guests swim at their own risk.
- Diving into the pool is strictly prohibited.
- No Pets in the pool or hot tub.
- The pool should not be used by intoxicated individuals.
- Never use the pool when alone, as there is no lifeguard on duty.
- Adult supervision is required for anyone under the age of 14.
- All drinks must be served in unbreakable containers.
- Excessive noise is not permitted at any hour.
- For hot tubs, ensure the cover is fully removed before use, and avoid sitting or lying on the cover.
Please note that neither the host, the Property owner, nor their employees, or agents can guarantee the safety of individuals using property with a pool. As a result, you, the Guest, are responsible for any losses, costs, damages, claims, liabilities, and expenses arising from pool use by yourself, other occupants, your guests, or your pets.
Guests agree to release, indemnify, hold harmless, and forever discharge the host, the Property owner, and their employees, agents, successors, and assigns from any and all losses, costs, expenses, claims, liabilities, and causes of action resulting from the use of a pool on the Property by Guest, members of Guest`s household, Guest`s guests, or invitees.

Smoking is prohibited within the house or the property.
◈ Legal Considerations:
This agreement serves as a vacation rental agreement, not a property lease. It does not confer any rights to the property at any time, and your usage is strictly defined by the terms outlined herein.
◈ Occupancy:
The number of individuals occupying the property must not exceed the count specified on your reservation confirmation without prior authorization from the host. This limitation applies whether the individuals are overnight guests or day visitors.
◈ Pets:
Pets are allowed only by adding the pet to the reservation along with the number of guests. (additional fees will apply automatically)
- Please keep pets off of all furniture.
- When outside the house, dogs must be leashed at all times to mitigate the potential dangers posed in the High Desert.
- Owners must promptly clean up after their pets and deposit waste in a plastic bag, placing it in the garbage.
(Unauthorized dog will be fined $500)

Please ensure you check out on time to avoid additional charges. If you anticipate any delays or issues before your departure, please contact us in advance so we can work together to find a solution.
The agreement with our cleaning services requires that we allow the cleaner the full time to complete the turnover. The cleaning company imposes a late check-out fee of $200 or more if the property is not vacated by 11:15 Am. This fee will be passed on to the guests as per our house rules.
