Private mini-villa with patio

A warm welcome to the beautiful Villa Åshöjden at Pensionat Prinshöjden by Andreas & David. Here you live centrally and secluded in your very own modern mini-villa with your own terrace.
You can reach the center and the train station with a few minutes` walk. We love pets, so if you like to bring your dog or cat they are very welcome. An extra fee for pets are applied. 300 kr per stay. Private parking is included right next to the mini villa. Coffee and tea are included and milk is in the fridge.

Villa Åshöjden has a fully equipped kitchen, living room, kitchen furniture, toilet and shower. In the kitchen there is an oven/stove, dishwasher, microwave and coffee maker etc. There is two single beds on the loft, which is reached via a fixed ladder. Be aware that the ladder is step!

Downstairs there is a living room with sofa and coffee table. Dining area with table and two chairs. Extra chairs are available in the closet. There is also a sofa bed with room for two people. From the kitchen you reach the tiled bathroom with shower, toilet and sink. Sheets, towels and toiletries are included.

Villa Åshöjden has also a small veranda with outdoor furniture overlooking your own garden. Just outside the veranda is a stone-paved terrace that is your own with outdoor furniture in summer and a barbecue. Here is also your own bike that you can borrow for free.

Free Wifi is included and bike.

Self-check-in with a code that we send and is available via the app and phone. We are happy to offer tips and answer questions.

The are is a quiet family villa area on a high ridge, central in Katrineholm. It’s dog-friendly with pleasant resting laps. There is walking distance to nice walking paths in the forest and a larger dog kennel behind Lidl. Restaurant Villa Sandhem is right next door, which is one of the best restaurants in Katrineholm.

A parking space is included at the property. More parking spaces are available at the cemetery. Bicycles are available to borrow for free and are parked outside Villa Åshöjden. Key hangs before the door.

You can easily check in to Villa Åshöjden with the help of a code to the door that we send, but we would like you to notify us 30 minutes on arrival so that we could be to your assistance. Check in is no earlier than 15 and on check-out no later than 11. Private parking is available for one car. Larger vehicles such as trucks and trailers are directed to another location nearby. We are happy to advise you where you could park.

Vid bokning får du ett Boarding Pass där du verifierar dig med ID, skriver på husreglerna, väljer frukost och får en steg-för-steg-guide för själv-incheckning. Vi, David och Andreas finns tillgängliga 09.00-21.00 i vår sms-chatt, mejl eller telefon om ni behöver hjälp med något.

Följ instruktionerna i ditt Boarding Pass. Incheckning är möjlig kl. 15.00–21.00. Tidigare eller senare incheckning kan ordnas på förfrågan och mot avgift.

Vänligen läs igenom följande regler noggrant.

1. Visa hänsyn till grannarna. Var omtänksam och respektera grannarna. Håll ljudnivån låg, särskilt under tysta timmar mellan kl. 22:00 till 07:00.

2. Varsamhet. Behandla boendet med omsorg och respekt. Eventuella skador, städning och användande av sängkläder utöver normalt debiteras dig som gäst.

3. Rökförbud. Rökning är strängt förbjuden både inomhus, utomhus och ev balkong. Vid överträdelse tillkommer en avgift på 2000 kr.

4. Inga fester. Fester och tillställningar är inte tillåtna.

5. Stäng fönster och lås dörren. Stäng fönster så att det inte regnar in när du lämnar rummet samt lås dörren.

6. Personliga ägodelar. Vi ansvarar inte för förlust eller skador på personliga ägodelar under din vistelse. Förvara värdesaker säkert.

7. Sensorer. Vi använder Minut-sensorer för att säkerställa rökförbud, ljudnivå, antal gäster, intrång etc. Minut-sensorerna innehåller inga kameror eller ljudinspelningar. Sensorerna upptäcker ljud, rök, fukt, intrång och skickar varningar via ljus, sms och samtal. Efter tre varningar tillkommer en avgift på 2000 kr.

8. Endast bokade gäster. Endast gäster enligt bokningen är tillåtna i rummet på dagtid och kvällstid. Extra gäster läggs till i Boarding Passet efter förfrågan.

9. Laglig användning. Rummet är endast avsett för övernattning. Kommersiella aktiviteter och olagliga handlingar, inklusive människohandel och prostitution, är strängt förbjudna.

10. Hundar. Hundar får lämnas ensamma max 4–6 timmar på rummet och ska rastas minst var sjätte timme, enligt svensk lag.

At Prinshöjden Hotel – Smart Digital Apartments & Villas, we use smart and digital solutions. This means we don’t have a physical reception for check-in. When you book, you’ll receive a Boarding Pass where you verify your ID, sign the house rules, choose your breakfast, and get a step-by-step guide for self-check-in. We, David and Andreas, are available daily from 9:00 AM to 9:00 PM via SMS chat, email, or phone if you need any assistance.

Extra guests
Unregistered extra guests without payment will result in cancellation.

How to Check-In
Follow your Boarding Pass instructions. Check-in is available 3:00 PM–9:00 PM. Early/late check-in available on request for an extra fee.

Houserules
1. Consideration for Neighbors. Be thoughtful and respectful towards the neighbors. Keep noise levels low, especially during quiet hours from 10:00 PM to 7:00 AM.

2. Carefulness. Treat the room with care and respect. Any damages, cleaning, usage of bedlinen beyond normal will be charged to you as the guest.

3. No Smoking. Smoking is strictly prohibited both indoors, outdoors, and on any balconies. A fee of 2000 SEK will be charged for any violations.

4. No Parties. Parties and events are not allowed.

5. Lock doors and close windows. Close the windows to prevent rain from getting in when you leave the room, and lock the door.

6. Personal Belongings. We are not responsible for the loss or damage of personal belongings during your stay. Please store valuables securely.

7. Sensors. We use Minut sensors to ensure no smoking, noise levels, number of guests, intrusions, etc. The Minut sensors do not contain cameras or audio recordings. The sensors detect sound, smoke, humidity, intrusions, and send alerts via light, SMS, and calls. After three warnings, a fee of 2000 SEK will be charged.

8. Only Booked Guests. Only guests listed in the booking are allowed in the room during the day and evening. Additional guests can be added to the boarding pass upon request.

9. Legal Use. The room is intended for overnight stays only. Commercial activities and illegal actions, including human trafficking and prostitution, are strictly prohibited.

10. Dogs. Dogs may be left alone for a maximum of 4–6 hours in the room and must be walked at least every six hours, in accordance with Swedish law.
